First let me start off by saying I was a resident at this place from January 1st 2020 - March 2023. I recently got a job transfer that took me out of state. I was charged over $4,000 to break my lease and just received a bill from them claiming damages of over $2,000 (their were none I used this place as a second home while traveling and I am a single male with no children). Waterfront at the Marina complex charged me to replace the carpet because they use cheap brands that can't take the extreme temperature changes of the area and wrinkle and buckle under the temperature. (Had the inspector tell me this when I had to have my apartment inspected because the sprinklers flooded on the 5th floor when residents were quarreling and broke a sprinkler head)
Now on to the review for the entire time I spent living there it was an absolute nightmare when it came to noise. The building is wood frame even though it looks like it should be concrete that being said everything can be heard from your neighbors above you and below you. Residents walking in the hallways shake the glasses in the kitchen cabinets, the doors slam rattling anything within 50ft.
You will lose your mind if you spend more than three hours a day in your apt. I could not read a book in peace. People would steal packages from the hallway. My neighbor had his $1000 bike stolen right in front of his apartment door on 4th floor. Another down the hall had his $500 motorcycle helmet stolen. I installed a door camera and was told if anyone complained I'd have to remove it. People dumped condoms and destroyed my decorations for the holidays. Spa and pool are constantly broken and elevators always out of service. Once you look past the amenities they offer this place is all smoke and mirrors.
Homeless wander the halls at night, raised rent every year started off at $1600/month and ended at $2200. Even though there are security cameras in the parking garage you have to submit a form to their lawyers in order to obtain footage, You can't just request it stating someone hit your vehicle.
I had someone try to break into my apartment, Some drug addicts renting the next door apartment.
No 24 hour maintenance, no 24 hour security and fire alarm for the building goes off minimum twice a week.
To add insult to injury I had a remaining balance of three hundred dollars that the security deposit didn't cover and before I received a bill, I received a collections notice. I didn't know you could legally put something into debt collections after only 1 week.
I don't understand why I am being treated in such a fashion, I was a model tenant entered the door decorating contest every year won once and placed twice. Donated my winnings to the christmas tree make a wish and to the leasing staff lunch cash pool.

Read moreSo the property is nice, however during the process to get the apartment the management team switched the 150$ deposit to an administrator fee after it had been paid and required more of a deposit. Again after it had been paid including the application fee.
They then waited until two days before the scheduled move in date, three weeks after the application to call my prior landlord who notified me since they had been expecting the call weeks prior. Requesting normal information however requiring it in an email. However the property management team failed to properly take down his email and were unable to obtain the information they charged me 150$ with an administrative fee for.
They then proceeded to try and charge me an additional 300$ onto of the new deposit a day before the scheduled move in date due to their negligence.
They ended up nickle and diming my application process to the point I wasn't willing to see how else the management team would add fees once I was actually moved into the lease apartment sacrificing the 30,000$ due to how they handled the situation which could have been avoided had they used that 150$ adminis
If you choose the waterfront it is beautiful but beware they may grift every penny they can before you even can move in by not fufilling their half of the contract even if they charge a fee to actually...
Read moreI lived her April 2022 - April 2023. Would be a 5 star review if noise wasn't a factor. I lived on the side of the building backing up to Lincoln Way. That road is terribly noisy ALL hours of the day every day of the week, and not regular road traffic either, EVERY over compensating owner of a loud car uses Lincoln as a drag strip. If you can get an apartment that's not on the Lincoln side of the building then you're in for a treat. The location is awesome and the pathway around the marina leads to the shopping center, restaurants and casinos. The front office staff is incredibly kind and eager to help. Thalia is a dream to work with, she's so helpful and caring. The maintenance staff is next level and so quick to fix things! I placed two maintenance requests while living here and both were fixed within 24 hours. The gym is awesome and always clean! The parking garage is perfect and protected by gate access. Doors to access the building are not locked or controlled access, although they are behind the gate. Most of the residents were super friendly. Lots of dogs here which was awesome! All and all if it wasn't for the constant noise on Lincoln Way then this would have been a solid 5...
