I needed to move back to Berks County after having lived out of state for years. As soon as I came across The Reserve at Grings Mill I knew that it would become my new home even before visiting. I had always loved going to Grings Mill Park and couldn't imagine living just a short walk away. The Reserve is new construction that could not be more perfectly located if what you need is nature and peace and quiet, but also a couple minute drive to your choice of restaurants and retail establishments. Route 222 is also very close (but not too close) so there is quick and easy access to the highway. If all of that doesn't prove to be enough reason to move here, the property itself will be more than enough. Coming home to view of The Reserve from Tulpehocken Rd. makes me smile each and every time. The entrance to the property is warm and inviting and the how spaced out the buildings are helps not make it feel like apartment living along with each building only having three floors. I am absolutely in love with my apartment layout. I was extremely particular in needing a dining area since most new construction does not include a dining area. I had toured all of the floors plans and each offered so much space. The kitchen is beautiful and big enough for two people to work in. The dining area also is very spacious with plenty of room for a large table w/ extensions and bar seating. The kitchen and dining area lighting is also beautifully recessed and very bright. I could continue to describe each room, but there is no need because each has a ton of space and laid out perfectly with no weird angles or space that can't be used. We all know how important closet space is and these apartments do not disappoint. I actually have more than enough closet space, and I have never said that before. I also like how wide the outside hallways and stairwells are. You never feel crowded. The property is well spaced out and aesthetically pleasing. Even though the property sells itself, it was Kristen the Property Manager who made me feel like I was moving home. She welcomed me with genuine care and concern and treated me like family from the very beginning. She was very patient in answering my plethora of questions knowing how stressful a long distance move can be. She really is a gem and we are lucky to have her. This is a long review, but the bottom line is that I advise everyone to take a very close look at their lease prior to signing, maybe even have a lawyer review it first, I sure wish I did. If you read the details, metropolitan management company will do everything they can to take money from you. We broke our lease early, and therefore had to pay a 2 month penalty for buying out the lease, which is a lot, but I understand as we did break our contract. Breaking the lease also means that we forfeit our security deposit (one month's rent about $1700), which I was unaware of until later in the process. So technically to break the lease, you're paying 3 months rent as penalty. On top of that, I got an email today that they are charging us an additional $676 as per a moveout statement (I never received a moveout statement). So my total charges is 3 months rent x $1700 + $675 = $5776...does this seem ridiculous to you? It says in the lease that you must hire a professional carpet cleaner to clean the carpets and must provide receipts, otherwise they will charge you a fee. What tenant pays for a carpet cleaner for an apartment? That should fall under normal wear and tear, especially if it is a brand new apartment and we lived there for 10 months with no pets. If you move out early in the month, you have to pay rent till the end of that month. They asked us for the keys about 10 days before the month ended, yet said they are not going to refund those 10 days (you can do the math to see how much 10 days prorated would be). I was on vacation at the time, and made it clear that I paid until the end of the month, therefore I'm not giving up the keys until the last day of the lease, especially if it was inconvenient for me to come. There's no personal animosity to the leasing manager Kristen, as she has been great and responsive. Edit If I could edit this for 0 stars, I would. This is the second time we are now trying to get one of our packages that was errantly delivered to the old apartment address, despite leaving a forwarding address. No one is taking our calls, responding to them, or even giving us the time of day, Tonya or the Metropolitan Management. We will be looking into our legal options if this continues. This is incompetence at its finest. Anyone please reading this, save yourself the hassle and live somewhere else. 10/04/23 ... When we left about a year ago, we literally wrote a long-winded review of everything we hated and dealt with. We didn't post it because we "needed time to cool down." I decided to do it today because, why not?
Long story short, after countless accusations - and I do mean accusations - about noise from pets and kids, the apartment falling apart despite it being brand new, a ton of noise from our neighbors, ridiculous cleaning/apartment fees AFTER WE REPAINTED and did what they asked (we feel as if they stole our money), and continued loss of mail despite the fact we left a forwarding address, we will NEVER recommend this facility to anyone. The staff is rude, they enforce nothing they should, the dumpster was always overflowing, and parking can be a nightmare.
