I would not recommend this apartment to anyone. The best thing about it is the location and even that can be sketchy. We had 2 bikes stolen off our upstairs patio in the middle of the day. There is homeless people hanging out across one unit in the field often and I found dirty syringes while walking our dog in the field. If you're lucky to get one close to the pools you'll have that to look forward to in the summer. If not you have to treck down the street with your things to swim. There's nowhere for kids to play so if you have children I would say absolutely do not rent here! It is directly off Peoria with tons of through traffic and nowhere to ride bikes or play. The apartment manager can be very rude when there is a problem you call about and has a know-it-all attitude about every single thing that comes up and will treat you like you are wrong no matter what the issue is. We couldn't get out of there fast enough. And don't plan on getting your deposit back unless you have the place professionally cleaned because they will nitpick everything down to dust on the ceiling fans, meanwhile we lived with a leaking hole in our bathroom ceiling for the last two months we were there after the ac unit leaked through and were told to "put a bucket under it and don't run the AC under 72" in the heat of summer....

The utilities-included option was convenient, and the maintenance staff was excellent, addressing issues quickly. My neighbors were friendly and polite, ranging from families to singles.
Despite renovations, the building's older infrastructure means AC and water heaters are aging. The area around my unit felt sketchy due to transients. The property saw multiple management changes, but the current manager is responsive. I had no pest issues, though the neighborhood experienced a shift with new tenants leading to more vacancies. Management does their best to address issues.
In conclusion, this is a budget-friendly option if you need a place to stay, with Whole Foods and Walmart nearby. While the transitional nature of the neighborhood might not suit everyone, I would rent here again. If assigned a unit in the back buildings near the field, requesting a different location...
