Originally I had interest in this apartment complex because it was very close to my daughter`s school and shopping. The prices for Pepperwood were higher than that of the other complexes on Shadow ridge. The rent here is even higher than those that have washer and dryers in the units. I believed that this was because this complex backed up to a private drive, and was within walking distance of everything. I also believed that there would be a lot less crime, or suspicious occupants due to the location being at a dead end. This is very much not true. It is very apparent that they charge this amount because they overlook the criminals they allow to move in. quid pro quo. The amount of people who move in one month and are gone the next is very alarming.
Not long after moving into my apartment there was a shooting. I called the office to request information on how the incident was being resolved. I was promptly shut down, and told to call the police department. Previously late fees were charged. Then it was reported that they would no longer be doing that. I asked why. No response was given. My neighbor has had eight people move in and out of her one bedroom apartment in the past six months that I have lived here. This has resulted in several domestic disputes that have resulted in the police showing up. I have reported this to the office. Many of my items have fallen off of the wall due to the fighting. I have found a rusty knife hidden in the bushes outside of my neighbors bushes. When I asked the office to resolve the issue they gave me a number to the security team that they use. I have called at least four times, and the police twice. The two police appearances are separate from the others that have occurred. Finally this past Wednesday an incident occurred during office hours. I was again instructed to call the police. I explained that she was in violation of her lease agreement, and I have done everything that they have told me to do, and nothing has been done. Other neighbors have complained as well. When I explained that the police will not do anything due to the amount of crime occurring in the complex the woman told me she was going home, and that nothing would be done. When previously I was told to report the incidents to the security team, and when they received the report they could start an eviction process if the issue was not resolved. The issue has never been resolved.
The people that dwell around my neighbors home ask for things, camp out on the stairs, and litter up the lawn.
I have very kind neighbors whom I have no issues with. This issue has yet to be resolved.
It is apparent that they do not background their tenants even though you do pay a fee to be background checked. They do not enforce the policy on how many people can live in a dwelling. But they do send notes daily about plants on patios. They frequent late payment and eviction notices all over the complex before the end of a business day.
Pepperwood is not a safe place for families. The company does not take the safety of the good tenants seriously. The company does not enforce their own policy. The common areas are kept very clean and appealing which makes the actuality of the place even more deceiving. Today as I was walking back from the laundry facility I noticed yet another apartment with a severely cracked front window. In the middle was a small hole. This could be from a shooting I am absolutely not sure.
When I originally came to this apartment I believed that this place was in the middle of weeding out the bad people and leasing to the good people. You will see a vast difference between the two types of people who live here. You will be told a leasing special is going on for a specific apartment. Within a day that special will be gone. It is explained that the special is only for certain apartments. So if they have four studios available only one may have a special.
As aggravated as I have been with the staff in the leasing office I cannot place blame...

BUYER BEWARE: You are not given the opportunity to read the contracts in complete detail before signing. Everything is paraphrased by staff scrolling quickly through a computer version of the contract, then they recommend reading a complete printed copy after you sign and initial to the key points Denise recommends highlighting. Staff will not mention that you must sign another separate form 30 days exactly when you plan to leave, or else be charged another month if one day off.
You are only briefed that you must go to the office to advise your leave, specifics are conveniently left out. If you say you will only rent a month, you are not even given said form that moment you sign your contract. They wash clean their hands saying that it was your fault you didn’t read the details they conveniently didn’t speak after signing the contract; you should have seen it in the printed copy given after signing. Tough luck since that’s what they’re instructed to do, and they don’t go back in saying they did advise you even if it was a half-truth.
Neighbors do not clean up their pet’s feces underneath plants and sometimes on the sidewalks. Pets were also observed to be brought into the pool. Caught some neighbors staring at me from far away when not even near their apartments. At night and evening there were randomly loud sounds of breaking items, firecracker, or gunshot. Not all the time, but still dangerous as one morning a lamppost’s glass dome broken everywhere across the pathway.
Many kids own the walkways leaving their bikes laid down on the sidewalk, also running around the sidewalks as if it were a playground.
The police is called almost every week at the property. Sometimes I observed the Sheriff parked twice a week in front of the office and random times I would leave the property. At first feels like I’m safe, but concerning in the end that they must be called to the property consecutively.
The apartment had a small roach infestation. It seems they are understaffed in the pest control department. It should be well inspected behind large appliances and special tools to check any open areas that need to be sprayed and plugged up.
POSITIVES: Did receive a apartment that had carpets replaced as new and fresh painted walls with a lot of storage cabinets. Gym does have mostly everything necessary to target all areas of body. That’s...

I saw a Craigslist Ad for an apartment at Pepperwood Vista, listed for a certain price... but upon arriving there to look at the place, the young lady (Jessie) that i spoke with over the phone, was not there. Instead, the Manager (Danielka) intervened, and "reluctantly and hurriedly" showed me the available apartment was next door to some apparent "slobs" who had all kinds of junk and debris on their side (Who wants to move in next to that? For all of your hard earned money...you would think they would address that immediately !!
I then attempted to ask her questions about the apartment, but felt that Danielka was not very attentive to my questions and concerns... She instead, was looking down at her cell phone for most of the time, preoccupied with other issues (I guess). She didn't even offer me a tour of the Apartment Complex... I had to ask her! So, yeah...I couId see how "disinterested" she was to deal with me! Then: she told me that "any apartment other than the one that was posted on Craigslist (next door to the "slobs" would be an extra $40 per month + another $40 per mo for "water and sewage" Please !!I've been around long enough to know that's a "sucker play" (a single person has to make up the utilities cost for a family of 3 or 4). There should be separate utility meters for separate residences... i think you get my point !!
Overall, it was not a pleasurable visit /experience. When you have a communication /personality issue with Management from the beginning (and you haven't even moved in yet)...it only gets worse from there folks !! The Manager Danielka really needs to brush up on her "social skills". I'm almost sure that she has "turned off" many other potential tenants with her bad attitude. Again...i felt unwanted - rushed - and overall disrespected as a potential tennant !! Although when I did finally meet Jessie... she was very nice and pleasant !!
Overall advice: "DON'T DO IT... YOU WILL NOT BE PLEASED WITH...
