You're here because you saw shockingly low rent for The Holston. You want to know why it's so cheap. Simple: supply and demand. This place has slashed their prices because of a mass exodus of fed-up residents. Personally, I was offered a considerable concession just to stay (note: after *already* putting in my notice to vacate). They're hurting, bleeding residents, and willing to spend money to keep me here... but not to fix the problems that led me to leave. That's a shame. Here's the issues, in no particular order: 1. Claims to be luxurious, but that's all marketing: I lived here for the last year. The Holston is billed as a resort-style development but is, in reality, a cheaply built affair with lovely countertops and the equivalent of styrofoam for noise insulation between floors. Walking into one of the many buildings, the concrete breezeways are stained with grease from trash being dropped (pictured). The floor plans are great, but that's about it. When I moved in and needed my microwave replaced, the property was nearly out of parts for the cheap units. The maintenance guy told me they frequently break down due to design flaws. Similarly, the washers have an issue where they begin making loud, metallic noises after sustained use. The solution is to play musical chairs and pull from empty units. Good luck if you end up in one where they've hidden a broken unit. I recommend washing a load immediately to check. 2. Management is unprofessional: Sadly, the current manager doesn't know what's in the lease agreement (as in, doesn't enforce basic requirements in the contract) and seems incapable of keeping the community safe and clean. Bafflingly, some reviews praise this manager, who has repeatedly emailed the ENTIRE community with finger-wagging over something ONE person or building did. 3. The trash is gross and poorly handled: Look at my images of the trash situation. During my stay, this property always had an out-of-control waste problem. I cannot fathom why, but some defend this nonsense, saying my images must be "from the weekend" (when it's apparently acceptable for the trash to be a disaster). Well, its's noon on Monday, and the trash is piled so high you can't reach the dumpsters. I guess come back during the other HALF of the week? Be real: It's disgusting and unsafe. The trash compactor has frequently broken down. It's been cited by the trash valet service (that you're obligated to pay for) as a reason to quit in the middle of the night. 4. Amenities are iffy: As other reviewers have noted, the amenities are inconsistent at best. Your mileage may vary. The pool is apparently re-opening, so best of luck to those who aren't leaving. I'm including mail in the amenities because the package room is comically cramped. They've attempted to sort out the obvious issue of mail confusion in a tiny space by posting *bigger signs*. But this obviously doesn't solve the problem that there's a room about the size of a walk-in closet for hundreds of residents' packages (pictured). 5. Safety concerns: The "security gate" at The Holston has a 50/50 chance of being broken and wide open. Note: This gate stops nothing, you can just walk around it. Plus, it costs a non-refundable fee of $100 to purchase a clicker to open the "exit" gate, which is an absurd price for something you should have for simply living here. Cars regularly FLY at high speed around the horseshoe-shaped drive of this complex despite posted signs, and nothing is done to stop them. If you have kids, watch out. The complex next door has *speed bumps*, but The Holston does nothing to slow people down. When I first signed up for this place, I met the courtesy officer, who was to meditate issues like noise concerns, etc. But now that's totally up to you to resolve. 6. You WILL feel the noise: It is so loud simply walking on these hardwood floors. I do not begrudge them their own lives, and I wish my upstairs neighbors the best of luck with their 1 AM tapdancing, but it's obvious how little thought went into making these units peaceful.

Recently moved here and we love it!!! We toured 12+ apartments and we’re so happy with our decision. The floorplans are great, the yard maintenance is amazing, great gym, great dog park, great grill area! Apartments are modern and very comfortable! The staff (special shoutout for Abram) is fantastic! They work so hard, and are very polite. Yes the pool is closed currently, BUT, at least they are consistently working on it! It’s really outside of the management’s hands and more on the vendor I feel. And I mean, I’d rather have a pool that is properly fixed than something that they just patch every now and then. The view, fast internet, and everything else works great. The greenway is a game changer and I don’t know why some people say it smells like pee. It’s very well maintained… but if you don’t like dogs peeing on the grass, go move into a house. I also don’t know why people in the reviews are complaining about the trash. They probably took the pictures on the weekend, but I see maintenance empty the trash regularly during the week. Regarding the walls and floors, honestly, I think it just depends who ends up living above you. It’s really not that bad unless you have stompers, so I don’t think it is necessarily a quality issue. P.S. They do not charge a fee for payment!! You just have to make sure you do it correctly and ask questions if you are unsure. The staff is happy to help as long as you ask!

After my house was smashed in Hurricane Helene, I was fortunate to move into The Holston. The staff are excellent, led by Christina who has always been welcoming, professional, and responsive. I have my complaints with the corporate overlords (for example, the coffee situation could be easily fixed with a second machine), but these frustrations are outweighed by the quality gym, the spacious kitchens, quiet balconies, Pelotons, and available conference room. A gem of The Holston is Ricky Shic of "Fitness for You" who leads a free workout class at The Holston every Wednesday at 6 PM. It was an unexpected perk to work with a personal trainer. Lastly, the community has been incredibly friendly and the "feel" of The Holston is highly positive, for which I am grateful. I am even considering selling my house to continue staying here because I like the gym and social environment so much!

Recently moved here and we love it!!! We toured 12+ apartments and we’re so happy with our decision. The floorplans are great, the yard maintenance is amazing, great gym, great dog park, great grill area! Apartments are modern and very comfortable! After my house was smashed in Hurricane Helene, I was fortunate to move into The Holston. The staff are excellent, led by Christina who has always been welcoming, professional, and responsive. I have my complaints with the corporate overlords (for example, the coffee situation could be easily fixed with a second machine), but these frustrations are outweighed by the quality gym, the spacious kitchens, quiet balconies, Pelotons, and available conference room. A gem of The Holston is Ricky Shic of "Fitness for You" who leads a free workout class at The Holston every Wednesday at 6 PM. It was an unexpected perk to work with a personal trainer. Lastly, the community has been incredibly friendly and the "feel" of The Holston is highly positive, for which I am grateful. We are going into our second year here and the property has gone severely downhill. There's constantly an issue with amenities, property is rarely maintained. Pictures below show the pet waste cans overflowing and no doggie bags. This is often the state of the apartment. This apartment is pitched and priced as luxury and is extremely far from that. Go down the road and the two other properties near us are much better maintained and don't have the same issues. The coffee bar doesn't work on weekends because the bins fill and you have to have a key to get in to empty it. It's never emptied before a weekend so it's unusable. Trash is often overflowing. The green space reeks of pet urine. No supplies or treats in the pet spa despite every apartment near us that offers the same thing having a fully stocked pet spa. Last year we had a mouse problem. Last year there was an issue with the PH of the pool that caused the pool to be closed frequently. Ask anyone that has been here, the pool is closed constantly for various reasons and it's because the construction of the property. It was built on a sinkhole and the foundation itself is the issue. Not the PH or a crack. This year they have started construction on the pool claiming it will be open June 13th, they have only had workers here 2 days so far and no updates have been provided as of 6/9. Reference of the state of the pool below. As a resident if you have a noise complaint the staff tells you that you are responsible for addressing the complaint with the resident causing noise which seems like an invitation for drama and is 100% something staff security or staff at the holston should be mitigating. Very disappointed overall in our experience here. The only positives are that the staff are friendly, especially the maintenance. Maintenance has always been highly responsive any time there is an issue. It's evident that the property management company that runs the holston is just so poorly ran. It's been a constant revolving door of office staff and with each change the property gets less and less maintained and the residents continue to loose out on amenities with no reparations made. would’ve done 0 starts but unfortunately that’s not an option. sad to say we lived here for 2 years and loved it up until our move out time frame came around. called to inquire about our move out expenses because we are being charged to have a wall primed that we painted, AFTER I was told that as long as I primed it before move out, we would be good. I confirmed this information at time of move IN and right before move OUT. second, several weeks before we moved out our fridge broke (after months of having issues with it in general) and we were told by the maintenance manager to unplug it to prepare for a new one. we went almost 2 full days without communication around this, while our food was going bad. we were finally told later in that 2nd day that a new one was being overnighted. when I expressed my concerns to Christina, the property manager, about our loss of food due to what the maintenance manager told me to do, she seemed empathetic and said she would do what was needed to make sure we were reimbursed for what we lost. never got any communication about that, and guess what! she doesn’t work there anymore. now there is no validity to my words since she’s gone. instead of using common sense, the leasing agent Elsea left the phone unmuted and I heard everything that was said when she stepped away from the phone. she told the other person in the office that “no offense but I don’t care..” while the other person agreed with her, and continued to say negative things about what I was calling about and how it didn’t matter.

another sad thing about this complex, after Helene, we were forced to pay rent for a unit that was unlivable. guess how long it took them to finally reimburse us for the time we physically could not live there… 6 months. sadly the only reason they finally issued refunds was probably due to a flood of complaints.

I have already contacted their regional manager by phone to formally complain, but I wouldn’t recommend this community to anyone...
