Giving this place 2 stars instead of one as despite overall disappointing experience there still are some nice things about this property. So will start with positive stuff - Gym - spacious, light and clean overall. Disappointing part Apartment quality - we moved in to brand new apartment and were unpleasantly surprised with what we got - gaps between outside walls and floor - wind was blowing white dust into apartment which required constant cleaning, AC units are terribly loud and also allow outside air inside the apartment in winter, so it was heating the cold air it let inside, not energy efficient at all ($300-400 bills should not be a surprise). Railings in elevators broke twice in front of me, they literally fell to the floor when i was inside. Water pressure issues/false flood alarms in the middle of the night. Pool and jacuzzi - we were able to normally use the pool either when it was earlier in the day or late in the evening - the crowd likes to party there and no rules of courtesy are applied - cigars in jacuzzi, drunk public in water playing loud music. You would think that maybe there is security there or staff that might prevent this, but no - they are actually participating - helping with bringing more drinks and at best saying nothing. I also had a bad incident in jacuzzi - the chlorine level was so high that my skin peeled off and my swimsuit discolored, had to throw away. very irritating and very frequent fire alarms. If you have a small child or work from home, this may be very unpleasant experience. When you are presenting on important zoom meeting and alarm goes off for several minutes holding off everyone on the call, it does not sound like luxurious experience to me. And it wasn’t a one time thing, happens very frequently. Also wanted to add that although there are exhaust hoods inside apartments, they are useless, and windows do not open enough to properly ventilate if you accidentally burnt food or used aggressively smelling cleaning products. Flies, mice and lanternflies. We didn’t know how to get rid of them all. You cannot open the window in summer to get some fresh air, you will inevitably end up with a flying zoo inside your apartment. We had multiple sticky raid strips completely covered with flies. Mice were also a disturbing problem, I couldn’t believe it can be an issue in such building, but there we were. Management failed promises - Window cleaning - never happened for our apartment, even though there was a schedule when it should happen. This year they did some cleaning on the balcony glass leaving ugly footprints everywhere, not cleaning after themselves. Some grills on property are either working only on one side, or broken for at least a year, nobody cares. There was a serious leak on the 4th floor corridor, we reported the issue and also brought it to concierge attention. Three weeks later we had maintenance knocking on our doors telling they came to repair our hot water issue. Apparently they thought the leak was in our apartment and they assumed it was ok for us to wait 3 weeks for hot water. Last but not least - unjustifiable rent increases. Inability to negotiate the price as there is no one sane to negotiate with(your counteroffer is met with higher price then originally offered). Expect at least 30-40% increase to be your new...

The reason I'm rating 4 stars is because the package room is still an issue and the bus is not convenient for nights out unlike the path. However, the management team is what makes this experience good.
Fire alarms are no longer an issue. The management team and maintenance staff are top notch. Unfortunately Colleen no longer works at Hamilton Cove, but Kelvin is excellent as well. It's really the little things like getting me a pair of latex gloves to clean the apartment when I ran out, or getting a call about important mail addressed to me that wasn't forwarded. I now live in a different greystar property and the management team is definitely missed.
re: package room - Everyone in the building has access, so it's a sh*tshow. But it's a Luxer One problem, not something management can fix. We've had a neighbor steal expensive items from us. Management went through surveillance footage to get us our package back. Warnings were issued and the neighbors eventually moved out (good riddance!).
Overall, I would still highly recommend Hamilton Cove.

I originally wrote this review when I first moved to Hamilton Cove in 2020 at the height of COVID. I've been making significantly more so price is no longer an issue. Most of the people who live here will be making 6 figures or more. However, the initial excitement of the building and amenities has worn off. There have been constant fire alarms in the first 2 years we've lived here. They've occurred during important client meetings, internal presentations with the entire org, etc. How many more times can I mute myself in the middle of a presentation and tell people "Sorry, the fire alarm is going off. Again..." The explanations start to look like excuses after awhile.
The other issue has been the package room. Any resident can walk in, security of packages are not guaranteed, and the contract requires you to shoulder all responsibility for lost packages. Keep in mind they sign on your behalf so you won't be able to get it reshipped or a refund.
Old review below for those interested. I didn't move to Hamilton Cove because it's affordable. Actually, Hamilton Cove isn't affordable if you don't make 100k.

But, rent is only expensive if price is your only money lens. Imagine a coffee table in front of you with several money lenses to choose from.
If you're thinking "it's nice - but too expensive. I don't need to live in a luxury apartment. I'm fine with walking to the basement every Saturday for laundry-" you're holding the price lens.
There are others lenses to choose from: convenience, luxury, value, space, comfort..
But above all, living at Hamilton Cove has given me peace of mind. Even with COVID, I know there will always be masks for us to wear. Hand sanitizers for us to use. Daily cleaning of gym equipment. An AWESOME management team. (Shout out to Colleen - she's the best!)
So yes, Hamilton Cove is pricey. But you're getting so much more than just price.

Read moreThere are some positives and things to enjoy about living in this building. The events and the amenities are lovely. That being said I suggest you do NOT move into this building especially if you are looking at an apartment that faces 19th street (the UBS) building. Tower C.
This is an urban area and it is very loud during the day, to the point you really can’t have your windows open ever. I understand that during the day that is to be expected in a high traffic area and is ultimately tolerable, although not ideal.
What I didn’t expect it to be THIS bad overnight. I’m talking 4 am or 5 am. The real issue is the UBS building. They accept deliveries in complete violation of the town noise ordinance at all hours of the morning and night and there are huge mac trucks constantly driving by and making deliveries overnight.
A heavy sleeper should be expected to be woken up minimum 3 days a week at 5:00 am by multiple delivery trucks blaring their horns, physically screaming to get the building attendant to open the garage doors for them, and high pitched their back up sirens going off for 30 mins or more each night.
If your wondering how loud we’re talking here, we have purchased thick curtains, a white noise machine, and an air purifier in attempt to drown out the noise to no avail. It makes living here unbearable despite the many positives like the location and amenities (which are often broken for weeks at a time).
Outside of tower A they have started construction which sounds like you live next to an oil fracking field.
The grills never work. I added some photos of the grills so you can see how poorly they are kept. There are 8 on the property but they never work.
The outdoor fire places also don't ever work.
There is always dog pee in the halls and on the grass on the 4th floor which is supposed to be a pet free zone.
Generally the humans to live here behave like animals.
The alarm goes off multiple times a week for no reason at all hours of the night.
There are constantly maintenance issues here and we have mold in our bathroom which they poorly repair.
There is a class action law suit going on (Google it) because the building promised to provide 24/7 security - and they don’t.
So much for “luxury living” that’s advertised, especially at the prices they charge it’s deplorable.
*UPDATE management has since commented asking me to contact them so they can resolve the issue which I have done multiple times and they have no solution. At this point I am emailing them monthly with a new issue and get back a phony generic reply knowing they plan to do nothing.
