Buying at Meridian Walk at Princeton has been a frustrating experience, and I want to warn other buyers. Closing delays: My home was supposed to be ready in early summer but got pushed back until October. Toll Brothers’ contract allows up to a 180-day “excusable delay,” which left me stuck. I had no choice but to renew my lease for 12 more months—adding 9 months of wasted rent at above-market rates. Second—and more concerning—is the so-called “closing cost incentive.” This is the biggest trap. The advertised $xx,000 closing cost incentive is misleading. Toll Brothers Mortgage quoted me higher rates than outside lenders, then applied the $xxk as “points” to bring it back to par. One loan officer even admitted: “We always include the $xx,000 incentive when comparing to another lender.” In other words, the incentive has no real value. National average trick & pressure: I was told their rate looked good versus the national average, which is meaningless—like quoting average income while including Bill Gates. What matters is the par rate I can actually get. On top of that, I was warned: “You can use another lender, but you may not close on time.” For a first-time buyer, this felt like being cornered. Bottom line: Be extremely cautious with Toll Brothers Mortgage. Read reviews first (tons of negative experience with TB mortgage or TB construction/service department).
