Update: Do not live here. I had come in and edited my review because I thought management had gotten better. It has not. We have been without air since July 6th and it is now July 16th. We have taken off days to sit at our apartment because for some reason they won’t make a key for our apartment and never come to fix things unless we are home. Last week on Thursday someone dropped off a window unit and didn’t even install it and we were unable to and the next day they called and told us someone needed it more. So they took it away. It has been 100 degree days and we cannot live like this. We cannot turn on the oven because it heats our house up more and we cannot dry laundry because it causes the house to heat up. There is definitely mold forming because it’s making myself and my animals sick. I have tried to find a way to contact corporate but I have not seen a way. It has been one thing after another living here and I know for a fact that we are not the only ones dealing with these horrible conditions. They even have raised the prices of living here by a considerable amount. Dealing with this has been miserable and at this time I don’t even know what to do. I just want to warn people of this place and say do not live here. Living her has been close to a nightmare. The move in process was absolutely horrific. Anywhere else I’ve lived it has taken a matter of days to go through processing applications. Here it too up to 3 weeks and we almost lost the place we were trying to move into. We would have backed out but we had already put in so much money that we couldn’t go anywhere else. The staff was extremely rude and incompetent. Upon move in our apartment was infested with roaches, our carpet had long white dog fur ground into the carpet. The blinds were caked with greese, dirt and food. The place obviously wasn’t cleaned. Our air filter was also caked in paint. Half of our stove top hasn’t worked since we have moved and and every time it’s ā€œfixedā€ I turn it on and it isn’t fixed. When we moved in every time the restroom was used in the master it would back up into the shower. And when I called to make an emergency request they told me that it wasn’t an emergency but the issue was I had someone else’s crap backing up into my shower that I couldn’t use, I had to find maintenance myself because no one ever came and I was told the office never made the request. Since moving in some of the staff has changed and it has gotten a little better. The bushes have been cut since moving in because we had to cut our own so we could even walk in our front door. The places comes with washer and dryer’s but whoever lived here before ruined ours and at one point it would take 4-5 tried to dry our close. Someone finally fixed it but it took a few tries. There is trash EVERYWHERE and people don’t pick up after their dogs at all. We have a trash compactor and no one puts their trash into the trash compactor. However the last few days it’s just been piling up and nothing has been done and it’s almost the weekend and they don’t do anything on the weekends so be next week it’s going to be so bad. People aren’t respectful in here and drive way over the speed limit. One person almost ran over my dogs and I one night and I wear a head lamp so I am very visible at night while walking. The only good thing about that’s places is you get space to live I. But you get what you pay for and this place is nasty.

Upon moving in, my unit was visibly š®š§šœš„šžššš§ and hadn't been š¢š§š¬š©šžšœš­šžš thoroughly. Moldy ceilings, grimy floors, and sticky carpets created an unlivable environment. Despite their eventual attempts to address the issues, the carpet "cleaning" exacerbated the problem, the "cleaning" team merely spot cleaned, and the mold problem was never adequately resolved. Overall, a frustrating and š®š§š¬ššš­š¢š¬šŸšššœš­šØš«š² living situation. { Response to Original Review’s Response }: Upon receiving unsatisfactory responses from the local office throughout the month of my stay, I made approximately 20 phone calls to Monarch Investment, using EACH of the automated options, never reaching a live agent, as well as submitted two HIGHLY detailed form responses on the Monarch Investment site. Your employee, Sarah Dyer, eventually got in touch, saying she was out of the office and busy for 3 weeks. I understand the incompetencies of your local office; however an investment company of your caliber should have a method to promptly manage complaints and concerns of paying tenants. What in the actual heck is going on here. How is management allowing this amount of trash to pile up on their property!?? UNACCEPTABLE!!! Update: spoke to two residents of this complex who said Management told everyone that the trash compacter co. has been no show so to just put their trash on the ground by the compactor instead of keeping it in their house… They said it’s been about a week. Meanwhile management can’t call someone else to service the compactor and/or hire someone to take this trash to the dump in the meantime!? How ridiculous and absurd.

Initially for the first 9 months we had no issues here. There are some nice surface upgrades, but the AC sucks upstairs. They were even super accommodating allowing us to transfer from a 3 bedroom to a 2 bedroom before our 6mo mark after a roommate unexpectedly moved out (although it was under the old management and we did pay a transfer fee). It was nice the old girls in the office knew who we were and we knew we could talk to them (although that has changed). Sometimes the pool was over ran with children, one time a birthday party was even held there even though they say there is a ā€œguest limitā€ I don’t think it is enforced. Sometimes parking is an issue and there could be a better solution for the trash compactor, it is gross and I am glad I don't live next to it, while hate trying to lug my trash that far. I often hang it out my car door. It was not until our new neighbors moved in that we began to have a problem... and that problem is BUGS. I understand that happens sometimes and they were brought in, but the problem is we have had them for almost 2 MONTHS to no resolve and we are disgusted. We wish we could move out earlier than we already are (our lease ends the end of August). After repeatedly signing up to have our house sprayed weekly and being reassured by the office, either someone is not doing their job right and something different needs to be tried or the pest guy is not doing his job fully and the office is not assuring that he is doing what is asked. You would think they’d get the picture week after week something is wrong. And if they knew our neighbors had such a big infestation (which they did) they should of done the whole building multiple times so they didn’t come to us. Needless to say we are glad we are leaving and don’t feel this place will ever be a good fit for...

I had two serious dog incidents while living here. Me and my children could of been hurt, they need to enforce the rules when it comes to animals. Dog owners need to stop having their dogs run around out of control without a lease. That's what the dog park is for, I had called police officers who said the same thing.

Update 03/06/2018 After new management took over I notice a huge difference. We notice all dogs have been on leases and management sent out a serious letter to all dog owners to follow lease guidelines or they will be removed! Really relieved and I feel much more safe. Other then that it’s been a peaceful community and we haven’t had any additional problems! Dana is awesome! I prefer speaking to her for all my rental needs. I wish the other ladies in the office was just a friendly and outgoing like her.

Nothing has really improved due to constant staff changes its a honest mess here. I will say the maintenance staff here is amazing and they do a great job keeping the properties upkept. Its not their fault they have to deal with older units. I had several tell me they don't recommend these apartments because they're so old and have problems which is why we won't be staying much longer. Also its gotten really ghetto around here. My neighbors are loud and you can always hear their business outside. Our apartment has build up mold around the door, inside the house, peeling paint and so much more. Patio is like a swap out there its hard to clean very disgusting it was honestly that way when we moved in. Plumbing issues caused flooding a few times especially during hurricane.
