Let’s start at the beginning. I should have taken it as a sign when this application process was so difficult. This place was hard to reach by email or phone. Phone call after phone call, left messages, emails and nothing back. It didn’t seem like they cared if I moved in or not. Which was disappointing given how excited I was in the beginning.
Then upon move in I noted a couple things that needed fixed with the unit. The oven light didn’t work and that was never fixed, no big deal I guess. And the other was an issue with the W/D closet area being completely covered with dryer lint. Someone come but all they did was clean the area and not actually reattach the dryer vent. My guess is they had Lola, who cleans the common areas well everyday and is amazing, come clean instead of having maintenance address the issue.
A week after I got the keys, I actually moved in, and noticed a spot on the bathroom ceiling above the shower was discolored and sagging a bit.
I put a maintenance request in on 10/18/2024 when I first noticed the issue but it wasn’t resolved until 4/27/2025. That’s about 6 months of dirty water leaking from the ceiling of the only bathroom in the unit. Every single day - no hyperbole.
That’s 1 month of being told that there was no moisture when they checked sometime before I moved in and closing the ticket without actually checking. Yes, that’s right, I was told a moisture test was preformed because there had been a flood upstairs months before but they had “fixed” it so there couldn’t possibly be water now. Add 2 months of no one doing anything with the second or third open maintenance tickets. Until finally someone came to look that clearly there was water damage and leaks from the ceiling that had gotten worse over the months. Great, but now add 2 more months with a 2’x3’ open hole in the ceiling where they had to cut out the moldy, damaged drywall and then finally add 1 month of a semi patched up hole before they came back to texture and paint the wall, finally closing the 3rd ticket.
So of the 13 months that we lived there, we spent almost half of the time with a leaky, moldy bathroom. Did I mention I visited that leasing office multiple times, and talked to maintenance several times to check and ask why my tickets were being closed without anyone coming to work on the leaking ceiling. Then when they started the work, why they weren’t coming back to fix it. I spoke to Halie, community director at least twice and Chris, the maintenance manager at least three times.
Then on move out, I did not get the security deposit back even though that place was cleaned well and all holes were patched.
I do not recommend living here. If the above mentioned reasons aren’t enough, here are a couple more things you might experience at the District Flats. They have the worst parking garage, with poles taking up a good chunk of the space and you’ll pay upwards of $125 a month to narrowly avoid scraping your own or other people’s cars every time you leave. Plus there’s one resident garage that’s supposed to be controlled access but has been open 24/7 for months. The gate would break every other month before they just decided to stop fixing it. A mail room setup where you WILL have difficulty finding packages and mail will get lost. Some residents letting their dogs pee and poop wherever, without cleaning it up, including inside the building! If you live in the particular unit we did, you’ll have the loudest upstairs neighbor that stomps around 24/7 and throws cat litter out her window. And finally, your bike might get stolen like mine did locked up at the bike racks right in front of the building.
They had a different team when I first moved in then around March 2025 there was a new leasing team. So these newer agents might be great, but Insite as a company and District Flats as a property is subpar.

Read moreI’ve lived at district flats for about 15 months and I’ve had a few problems, firstly for the first year I lived here I paid for a motorcycle and vehicle to be stored in their secure garage area behind a garage door as I didn’t want my motorcycle to be stolen and my car to be safe. It’s $60 a month for the bike and was $157 a month to park my car so in total for a secure parking spot I was paying a whopping $217 per month. The garage door keeps breaking and when it breaks it just stays open so out of the 15 months I’ve been paying, my vehicles we’re only secure for probably about half of that time since the garage door was broken. They seem careless about fixing the underlying issue. My motorcycle helmet was stolen off of my bike recently so now I don’t even feel like my bike is even safe anymore. After talking with them, there was no words on compensation for their negligence. If I’m paying $217 a month, I expect that garage door to be closed at all times or at least have a camera watching the garage door during the times it’s broken.
Not to mention the broken emergency exit gate in the stairway that was ripped out of the wall weeks ago and is still sitting there. Also how it took them roughly 8 whole months to install a simple air conditioning vent in my apartment which was one of the selling points my leasing agent made to encourage me to move In.
Not to mention they gave me a lease renewal 6 months prior to my lease end date and if I didn’t sign it within the month they would raise my rent by another $100 which is insane considering how would I know what I’m doing 6 months ahead of time.
Just seems like the property management company doesn’t care about us even though I’m paying $2800 for a single bedroom.
If you don’t care about secure parking and terrible renewal policy then this is the right place. That garage door has actually been broken more than it’s worked.
Anyone from the street can just come up into any floor of my apartment using the stairway that is no longer secure because the garage door is broken. So it’s a huge security issue. After talking with one of the staff she said something along the lines of that people aren’t paying for those spots for security which is totally wrong because there are available flex spots. If it wasn’t for security than why if the door is broken could anyone use the stairway to any apartment? People only pay for those more expensive spots because it’s behind a garage door...
Read moreMy wife and I lived at District Flats for 2.5 years and just recently moved out as we purchased a home. We were one of the first residents when the complex opened in 2021. We loved living at District Flats as it was close to many great local restaurants within walking distance like Pizza Coop, Crossbuck Brewing, and Woodin Creek Kitchen and Tap as well as being next to numerous wineries.
We liked that we were next to the police station and always felt safe out on walks as well.
Office staff was great and loved when we would bring our pup over to say hello and get a treat from them. Shannon and Shirley are absolutely FANTASTIC although I believe both have been promoted and moved to a new position elsewhere.
The only thing preventing me from giving a 5 star is the parking. When we first moved in, we could park anywhere in the garage and all day with our Flex parking pass. Parking wasn’t guaranteed that you’d find a spot, but you were allowed to be there. As retail started opening, upper management at corporate changed the parking policy that vehicles on flex pass had to be out of the garage by 10am or you received a ticket from Diamond Parking Services. This pretty much forces your hand to pay more for the parking behind the gate or all day flex pass.
We were okay with this but you were only allowed one of those spots per residence. My wife also has a vehicle so she was able to get the spot but I was left to move my truck out of the parking garage every single day before 10am or Diamond would write me a $65 ticket.
Mind you… retail locations don’t open until about 3 or 4pm.
Overall this was a great place to live with friendly neighbors and staff but make sure you fully understand what your parking situation will look like or you might end up as frustrated as we were by the time...
