Came for the banh mis which I saw recommended but ultimately found it just ok.
Got the special combo for $9 and staff offered to cut it when I requested chilli on only half of the roll (I was sharing with the wife who doesn't do spicy). It was even helpfully labelled on the box which half is which though unhelpfully was the wrong way round, as wifey found out when her non spicy portion packed a kick she wasn't expecting. Good thing she had a Vietnamese iced coffee ($5) to help keep things cool.
The coriander was quite wilted and the bread crust not particularly crunchy, but otherwise the flavour was not too bad. Overall not something I'd go out of my way for but could be an option if I'm already in the area.
My son got a steak and pepper pie - decent price at $6 but the pepper was concentrated in a few hot spots and became too much for him to handle so I ended up eating most of it. Again an adequate eating experience if you're after a pie but not one I'm in a hurry to repeat.

This is a purely takeaway store so no seating for dine in, though there was a bench on the footpath outside which we made use of and waited whilst the chips were fried.

Despite the warm interior when you first walk in, the staff always appear unaffected and remain cheerful. Ordering is quick and straightforward - truly service with a smile. I highly recommend trying their banh mi paired with a sugar cane drink or Vietnamese coffee for a perfect match.
Prices are very reasonable, and the quality of the food is exceptional in terms of flavour, taste, and aesthetics. Additionally, you can order custom cakes for collection, making this a versatile spot for both casual bites and special treats.

Today i drove 30mins to get a brisket banh mi fresh (vs delivered). It was delicious…hot, tender, tasty, good sized serving of brisket. I forgot to ask for no coriander but it was only sitting on the top so I could easily pick it out.
On a weekday morning there was easy parking in the laneway. There was no dining area at the bakery itself, but I found a park bench under a tree around the corner to sit and enjoy the food.
