Atmosphere: 5/5 The main appeal of this restaurant is undoubtedly its atmosphere and chic, modern setting. The fact that there was a queue outside piqued our curiosity, so we decided to give it a try. The interior features a mix of exposed red brick walls and glass, giving it a contemporary, industrial vibe. The indoor section is fully air-conditioned with warm white lighting, creating a cozy ambiance. There’s also an outdoor area for those who prefer an alfresco dining experience.
Service: 2/5 Upon arrival, they take down your name, and you wait until your turn is called. Unfortunately, the service left much to be desired. The staff seemed perpetually busy, rarely smiling, and the only time they really engaged was to clear the table. It gave off the impression that they don’t want you lingering too long, which took away from the overall experience.
Food: 3/5 While the menu offers a wide variety of choices, the taste was just average, and the portion sizes were quite small—clearly aimed at a younger crowd. What stood out most was the price: it’s comparable to fine dining, yet the food and portions are more like a typical kopitiam.
• Nasi Lemak with Ayam Goreng: 3/5 The ayam goreng was tender, flavorful, and had a pleasant herbal aroma. It came with sambal, kacang, short beans, anchovies, and a tiny portion of rice, which seemed more suitable for a light snack rather than a full meal. • Mee Mamak: 2/5 This dish fell flat in terms of both flavor and portion. • Toast with Kaya and Butter: 3/5 The toast was decent, generously buttered, but at a premium price that didn’t quite match the simplicity of the dish. • Cham/White Coffee (Hot): At RM4.50, it was served in a traditional kopitiam cup that was surprisingly small. While the flavor was fine, the portion size felt underwhelming, more suited for taking Instagram photos than enjoying a substantial morning coffee. The cold drinks fared slightly better in size but were mostly filled with ice (about 60%).
Parking: 3/5 Parking can be a challenge on weekdays due to nearby offices, but on Sundays, there’s plenty of free parking available, which is a plus.
Will I Return? Honestly, I’d only come back if I wanted to impress someone with the trendy atmosphere. For daily meals, I don’t think it’s worth it. After spending nearly RM90 on breakfast, I left feeling like I hadn’t really eaten. For that price, I could have had a far more satisfying meal elsewhere.
In conclusion, this place feels like it’s all about aesthetics, but when it comes to value for money, it falls short. Social media hype can be misleading—this is one spot where it didn’t live up...

Regulars in this area ie. B&Best seafood noodle & doudoubake among others, will definitely notice this spanking new cafe located across the road. The building used to be the office of a developer who is a known acquaintance of mine, and he has refurbished and renovated the entire building to make it more striking and modern.
Ground floor has been turned to a cafe called Guan's 源, a spin-off of an eatery from KK of the same name. Here they combine both traditional kopitiam offerings with contemporary cafe, resulting in both traditional and modern food & beverages in the menu.
This appeals to me because I am a cinapek who loves my kopi or teh.. while the young ladies slide towards the western style breakfast. In other word, it feels good to be able to mix & match - Big Breakfast with Kopi Si anyone? Or Nasi lemak with flat white?
The architecture was impressive - its modern contemporary exterior and interior, the corner has been converted in order to maximise the natural lightings with industrial steel beam and floor-to-ceiling glass. The exposed red bricks give the place some modern industrial feel, but the round tables and chairs have this traditional kopitiam feel. Crowds were strong especially on weekends with waiting list expected.

◾Nasi lemak rendang chicken RM15.90. ◾mee hoon siam RM8.90 - it has been a while since the last time I had a good plate of mee siam. The plate came with shredded eggs, fish cake slices, sambal and kalamansi wedge for that citrusy touch. ◾Hainan chicken chop RM21.90 - Fairly delicious but my grouse was that the gravy not enough. Apart from that, the wedges were crispy while the coleslaw on the side tasted just like Hainan chicken chop of the past. ◾Kaya & butter croissant RM11.90 - western style pastry meets traditional Chinese toast spread. ◾Tuna cheese toasts RM13.90 - the feedback was "it was OK but I still prefer the one in...." But she finished it nonetheless. ◾Omega half boiled eggs RM4.00 - you can take the Chinese out of Malaysia, but you cannot take Malaysia out of Chinese. ◾Kopi si Kosong Vs long black - so one can enjoy the usual black coffee, while the other one who suddenly longing for a good cuppa kopi si could satisfy her craving there and then.
Honestly it's still WIP for this new cafe before they can really be up and running. But kudos to the service crew who tried to give...
Read moreWas really excited to try this place and I was very pleased with the experience! They have a reservation service to cut the waiting time since it can be crowded during lunch time.
Since we came in August there was a Merdeka promo where you can try some combination of menu with only RM6.60. From the Promo menu we ordered their hot Cham and roti bakar set. It was lovely Cham is served hot but if add a bit sugar can have nice kick and roti bakar was so good kaya and butter spread was very generous.
For our main meal we ordered the Hainanese Chicken Chop and Mee Goreng Mamak. Was quite impressed with their chicken chop the coleslaw was superb crunchy and had a tad of lemon flavour, wedges were crunchy and the chicken was cooked perfect with the flavourful sauce the portion is perfect and quite generous.
The mee goreng mamak was not very mamak but it has a tad sweet flavour from the tomato and the sauces but very generous with protein(prawn, fish cake and tofu). The bread for the salted egg croissant was a bit dry but the filling was good and quite rich. We also tried the salted caramel cake it was nothing special.
We ordered kopi ais and iced white (iced caffe latte). We’re blown away with the kopi ice it was so good but it was served in steel glass with lots of ice wish they can up the size, but the ice white was good too, the coffee used have a tint of caramel flavour.
Overall food was good but the ambiance is not really suitable if you wish to stay longer to catch up with friends cause it can be very noisy since they cramped up table and chairs to accommodate more people. But definitely recommend to give it a try since all the menu we...
