J's Asian Street Food — Restaurant in Rockville

ViVi Bubble Tea is a local Taiwanese bubble tea chain with multiple locations in the DMV. They have drinks in the form of cream floats, yakult, milk teas, fresh lactic milk, fresh fruit teas, and slushies.

My colleagues and I were craving bubble teas and were curious about ViVi Bubble Tea so we placed an Uber Eats order.

We enjoyed the following drinks: (1) Thai Milk Tea (2) Thai Milk Tea with tapioca (3) Peach Aloe Fruit Tea (contains peach pulp, aloe, lemon jelly, basil seed) with less ice and 30% sugar (4) Oolong Milk Tea with herb jelly, less ice, and 50% sugar (5) Earl Grey Milk Tea with tapioca, less ice, and 70% sugar

The drinks were flavorful and fragrant. My only complaint is that the herbal jelly pieces were too big. They were like two big pieces. It was not what I expected.

I can't wait to try the other drinks...

J’s Asian Street Food is a gem! The Chinese food here is truly authentic, prepared with high-quality ingredients and without the heavy, unhealthy additions you often find elsewhere. Every dish tastes fresh, balanced, and full of flavor—just like real street food should.

The owner is incredibly welcoming and friendly, making you feel right at home from the moment you walk in. It’s clear they care deeply about both the food and the customers’ experience.

Their drinks are also a standout—the tea is brewed with real leaves and has an authentic, refreshing taste that pairs perfectly with the food.

Overall, J’s is the perfect spot if you’re looking for genuine flavors, a warm atmosphere, and food made with care. I’ll definitely be coming back...

Tea Dynasty replaced One Tea in Rockville which made me sad at first because I loved it, but Dynasty seems to be just as good if not better! I walked in last night around 930, looks like they are still putting the final touches on the location, but the two people working there - assuming they are owners- were excited, friendly and diligent in their preparation. You can tell they have so much pride and are so happy to bring customers a great product. Only had the taro tea with boba but it was one of the best I’ve had and I’m excited to try their “snacks” next time I’m in the area! Also, get excited for their insanely cute packaging, boba in bear cups, stickers galore! Its a very well thought out...
