The Wai (Chinese: 圍方; Jyutping: wai4fong1) is a shopping centre in Tai Wai, Hong Kong, which opened on 22 July 2023. The mall is managed by the MTR Corporation, and is the third largest shopping mall in eastern New Territories. The mall is located directly under private estate the Pavilia Farm, a property also managed by the MTR Corporation. It is connected to Tai Wai station. The shopping centre structure was designed by Ronald Lu and Partners, while P&T Group was responsible for interior design. The Wai has four storeys with a total floor area of 650,000 square feet (60,000 m2), including a 50,000-square-foot (4,600 m2) outdoor green area, an indoor car park with 390 parking spaces, and the largest bicycle parking lot in Hong Kong, with 330 bicycle parking spaces. Among the 150 shops in the mall, notable tenants include the largest of the 43 Market Place supermarkets in Hong Kong at the time of its opening, covering an area over 20,000 square feet (1,900 m2) and the Emperor Cinemas Plus+ cinema, the only cinema in Tai Wai, with six theatres and a total of 912 seats. There are eighteen electric vehicle charging stations and solar power facilities.

I came here the first time in early 2024, a few months after it's grand opening. It's big in HK standard, the noticeable difference from other MTR operated malls is that there's only one escalator which links the mall (2/F) with Tai Wai MTR station. There is a bus terminus on the ground level, making it's accessibility remarkable. As the mall is run by MTR, it has a small exhibit of a train model located in a corner, which I think is a bit out of place. In general, this 4-storey mall is filled with chain shops and dinning places. I'd like to go there again.

All glitzy, brand new mall with many shops , eateries and entertainment. Takes time to walk through many multiple levels. I spent 1000HKD and took 3.5 hours to browse through shops. It is disappointing that free parking privilege is only for 2 hours, and I ended up paying for 48HKD for 2 extra hrs. It's not ideal as many shopping malls now offer 3 to 4 hrs free parking. Would not go there again!

  1. Parking Lot Issues: Waited for 5 rounds but still couldn’t get in to elevator… wait to die!
  2. Narrow Entrance: The parking entrance is very narrow—not suitable for P drivers.
  3. Extreme Heat Inside: The parking lot is extremely hot and stuffy.
  4. Faulty Counter System: The parking system falsely showed "full" even though many spots were empty, causing traffic jams at the entrance and blocking exiting cars.
  5. Misleading "Pet-Friendly" Restaurant: They advertise as pet-friendly, but pets are not allowed on the floor, cannot stay with owners, and are placed in a dangerous hallway. This inconveniences passersby, disturbs diners, and causes anxiety for pets—completely deceiving pet owners into coming to this mall under false pretenses.

Should be called "The WaiT" because you will spend so much time waiting in lines here.

The cheap, cost-cutting design exacerbates traffic -- only one slow escalator from the MTR to the mall, and long, narrow floors with very few escalators. There aren't even any stairs. "Traffic jams" are always happening.

Update: Today one of the 4th floor escalators is closed off, meaning you have to walk to the opposite side of the mall (or wait for the slow elevator) to go down.

Also they recently started spraying all the bathrooms with a strong headache-inducing fragrance that smells like AXE body spray (famous for being overused by teenage boys in locker rooms). Sometimes you will even smell it on yourself after leaving...
