This is a thorough review of The Waves Tulum: The overall experience was amazing and I really loved this place! We even booked one extra night here. Lets start with pros: + The hotel was very quiet. The insulation of the rooms was OK, but not very great. Remember that most buildings in tropical Mexico are built with thin walls in order to minimize building costs etc. + The room was very clean. Nothing to complain about + They had their own Cenote!! It's nothing compared to the wonderful cenotes around the area, but still really cool. Make sure to wash yourself before entering the cenote. Don't use sunscreen. + They have safe, big parking garage if you have a rental car or bike + The pools, hot tubs, spa, steam sauna and regular sauna were amazing (and open 24h). They were everywhere, even in the balconies of some rooms. As a nordic person I really loved the sauna. It's a shame they don't understand you need to throw water to the sauna stove in order to enjoy the hot steam. Sauna is not just ment to be a hot room. You need the moist atmosphere. + They hade safes in the rooms. + Kitchen facilities were fantastic. It is rare to see a hotel with such well equipped kitchen. I mean you always lack something very essential in the kitchen, but not here. Except spices (but it is your responsibility to buy them) + The location was fine for us since we had a car. The area around the hotel looks a bit sketchy but is not dangreous and very peaceful. We visited the surrounding neighbourhood and talked to people. They are the regular working people and greeted us so kindly. Please make sure to respect the locals. They make up your experience and work hard to achieve a better life. Many of them are poor, but honest. It would be against the communitys interest to rob people. Succesfull tourism helps them more. + Bed was super comfy. The atmosphere of the room was lovely. + The breakfast was super good and healthy!! + The gym was great and the swimming pool next to it long enough for swim training + We always got warm and cold water. Not something to take for granted in Mexico. + The staff was super lovely. Everyone greeted us with a warm smile, helped us, acted respectful and listened to us. BUT REMEMBER... if you do not treat these people also with respect and kindness, they are not necessarily going to smile and do their best to please you. Respect and kindness works both ways. Do not be an a**hole, ever. Then the cons (just some minor things): -There were no rubbish bins in the public areas. -The aircon in the room did not went off by itself after longer period of time. We always turned it off in order to avoid wasting electricity, but some people did not. They cool down the room so fast there is no need to keep them on all the time. Therefore they should have automatic "turn off" -function. -The road to the hotel was not YET paved and a little bit bumpy. I think it is not necessary to pave it, but they should fix it a little. -Wifi did not work well at all times. Yet well enough. Also we had a local prepaid sim with 4G so did not really get into trouble when hotel Wifi did not work. -There was no water bucket in sauna. You need that to use sauna correctly (you need to throw water on top of the sauna stove in order to turn the water into steam). -They did not have any recycling. In Tulum the recycling infrastructure is sadly totally undeveloped at this stage, but they at least collect plastic bottles. I think this hotel needs bins where you can throw plastic bottles. That way at least something could be recycled.

Came back to the waves 8 months later and a totally different experience. I was sock to find out that this complex have NO back up Generator and in a third world country thats a mayor isue, a multi million dollar project and no Generator. Shame. Insane... the power was out all night and it was the most devastating thing i experience in my travel times, mosquitos, super hot , nothing to do and not even a flash light. I feel bad for rhe peple that boght property in this projet . We had to beg for a difrent room all night . And the only thing that staff was doing was apologizing ,we went to sleep inside our rental car after a long day of driving and this is what we encouter. I was so embarrassed with my girl cuz it was her first time in mexico and you could imagine her reaction and memories Of this horrible experience....The room i purchased had too manny isues and bad location * very hot , the ac unit couldn't keep up with the room needs, we had to slam the door to close it and make a loud slam noice cuz the door was bulid wrong. I got cut on my feet cuz the bath floor had small sharp stones were you shower. The staf just listened and just apologized. i think they dont understand the scale of the isues .... the bradfest price whent up to $20. Dollar per person ... insane for the area and what you get.....they show that they have a senote in the project the isue is that water needs to be treated cuz it's very dirty from the near by favelas o barrios that dispose all the dirty water into the soil , i truly belive that people could get sick if they jump in.. ...8 month ago.., good location,very peaceful, clean , modern, lots of amenities, good food, the staff was great, very friendly and helpful. Thanks to the cheff Thomas Chuc for his great service. I truly enjoyed my stay...

Our stay at The Waves Tulum was nothing short of exceptional. From the moment we arrived, the staff went above and beyond to ensure our comfort and satisfaction. Their recommendation to rent a scooter or ATV through the hotel was spot-on, offering both safety and affordability compared to other options off-site. While the hotel's location on a dirt road might deter some, we found it added to the authentic charm of our stay. Despite the occasional nighttime commotion from wild dogs, we embraced the experience of being guests in their environment. The accommodations surpassed our expectations, with the air conditioner proving to be phenomenal, providing a welcome respite from the Tulum heat. Additionally, the rooms were equipped with everything needed for cooking and dining in, including pots, pans, utensils, and more—a convenience that allowed us to truly make ourselves at home. The private pool in our room was a definite highlight, enhancing our relaxation experience amidst the lush greenery and thoughtfully placed plants that adorned the property. And of course, the presence of a friendly brown tabby cat added an extra layer of charm to our stay, as we made sure to feed him daily. If you plan on staying here make sure to give him some food! He’ll appreciate it! Overall, The Waves Tulum offers a perfect blend of comfort, convenience, and natural beauty. With attentive staff, cozy accommodations, and a serene atmosphere, it's an ideal choice for anyone seeking an authentic Tulum experience. We can't recommend it highly enough.

We had an amazing time at The Waves in Tulum, it is close to the bus stop, if you don’t have a car rental, bike, or motorbike yet- and it’s an amazing 12min drive to the beach strip, especially on motorbike! The service was great and the delicious buffet breakfast that offers western and Mexican style food, was fantastic- the front staff offers a motorbike rental service for 600 pesos which is better than other resorts as well as day trip excursions. It’s best to have transportation or day trips when in this location because although the walk seems short, it’s quite long due to lack of sidewalks on the main roads - there are always taxis parked in the front and you can easily ask the front staff to order one (if you don’t have transportation) - if you need to stack up there is a 7-Eleven on about a 4 min walk. The rooms were spacious and clean with daily cleaning - pools were calming and relaxing - and the rooftop pools were mostly empty. If you have a pool on your room balcony and it’s windy, you can easily reach out to the front desk to have it cleaned! Again, amazing stay and awesome service!

Ich habe dieses Hotel für nur eine Übernachtung auf der Durchreise gebucht und hätte ehrlich gesagt direkt wieder storniert, nach dem ich diverse Bewertungen auf anderen Portalen gelesen habe. Da keine kostenfreie Stornierung mehr möglich war, dachten wir, dass es für nur eine Nacht wohl gehen wird und wir haben uns auf dieses "Abenteuer" eingelassen. Ich versuche Bewertungen immer möglichst sachlich zu schreiben und keine Gehässigkeiten einfliessen zu lassen. Die Anreise per Navigation war einfach, allerdings ist die unbefestigte Zufahrt übersäht mit Schlaglöchern die bei häufigem starken Regen wie in unserem Fall zu riesigen Schlammpfützen werden). Die Rezeption war einfach zu finden. Offenbar haben beide Flügel des Komplexes eigenes Rezeptionspersonal und der für unseren Teil zuständige Herr musste erst gefunden werden. Dieser machte einen sehr überdrehten EIndruck und jeder seiner Erklärungen beim CheckIn folgte als Floskel "Thank you so much"! Eigenwillig! Nach dem die Formalitäten erledigt waren, wurde ich aufgefordert, ein Ausweisdokument als Pfand für den Zimmerschlüssel (eine gewöhnliche Plastikkarte) zu hinterlassen... Also gab ich schliesslich meinen Personalausweis ab. Der nette Herr führte uns sodann zu unserem Zimmer im ersten Stock über das Treppenhaus, da der Aufzug defekt war. Im Zimmer angekommen freuten wir uns über das geräumige Studio welches den Bilden im Internet entsprach. Leider entsprach es auch in allen anderen Punkten den Beschreibungen vorheriger Gäste was die Sauberkeit angeht. Handtücher und Bettwäsche wiesen Flecken auf, der Fussboden war unzureichend gereiningt und es lag noch Konfetti von vorherigen Gästen auf dem Fussboden. Der Teppich in der Sofaecke war nicht gesaugt, Flecken auf dem Sofa, dicke Staubschicht auf dem Kühlschrank, gammeliger Duschkopf im Bad, Arbeitsflächen im Küchenbereich schmierig geputzt usw... Natürlich haben wir nach den vorher gelesenen Bewertungen besonders auf Alles geachtet aber es war nicht schwer etwas zu finden. Die Anlage insgesamt wirkte in Teilen vernachlässigt und ungepflegt (rostige Balkongeländer, schwarze Stockflecken an vielen Stellen auf dem Aussenputz, teilweise veralgte/ grüne Privat-Pools in den oberen Stockwerken, viele dekorative Elemente aus Holz auf dem Gelände witterungsbedingt vergammelt und nicht geplegt. Die Liste ließe sich fortsetzen. Wir hatten ÜF gebucht und folgten am nächsten Morgen einfach der Beschilderung zum Restaurantbereich um selbigen völlig verlassen vorzufinden. Auf Nachfrage an der Rezeption, teilte man uns mit, dass die Menu-Karte fürs Frühstück via Whatsapp aufs Händi geschickt wird und wir Zimmerservice erhalten. Das Menü war sehr überschaubar. Die ebenfalls per Whatsapp erfolgte Bestellung traf in Form von 2 Styroporboxen mit Rührei bzw Omelett, jeweils 2 Scheiben Toastbrot, 2 Pappbechern mit Kaffee und ein Plastikbecher mit geschnittenem Obst nach einer guten halben Stunde ein. Wir haben nicht schlecht gestaunt. Zum Schluss noch etwas Gutes: Internet und Klimaanlage funktionierten bestens und unser Balkon war schön geräumig. Da wir beide nicht sehr empfindlich sind, war das Hotel für eine Nacht OK - Hätte ich allerdings einen zweiwöchigen Urlaub oder Hochzeitsreise hier verbringen wollen, wäre ich wohl sehr schnell enttäuscht gewesen. Fazit: Ernüchternd !

Overall we loved our stay here. The hotel is beautiful, the pools are great, the included breakfast was always great. The front desk staff were super friendly and knowledgeable. There’s always taxis nearby which was nice. A few things to note that we didn’t love: pool bar was only open 2 times while we were there for a week (most likely because people were out and about and not staying around the pool during the day), our balcony pool did have men’s underwear in it when we got there and there was some broken glass on the balcony that didn’t get cleaned up from maybe the last guests. The kitchen is very basic, there was no soap to wash dishes with, no salt or pepper, no dish rag, no paper towel. We had to pay extra for ice but we just ended up making our own with the provided ice trays. Wifi is terrible, so spotty, couldn’t even have a FaceTime call with family or watch a movie on the tv provided with Netflix. I would stay here again. It’s good quality for the price. There’s a great wine bar called “Off the Vine” and bike rental spot called “La Valeta Bike Rental” that is great!i
