I do not recommend living here stay away avoid this place. On March 5, my husband went up there to express his concerns about maintenance not doing their job, marking things as completed when they haven’t completed anything, and also he reminded them about our closet doors. They promised us closet doors because of what we endured when we first came here. When he was talking to the lady with the blonde hair (the property manager), she was acting oblivious to the whole conversation. She was being very disrespectful to my husband, so he proceeded to call me, and I came to the office to basically tell her about our frustrations with maintenance not doing their jobs and broken promises. It’s only been four months going on five months, and I’ve been so dissatisfied with this apartment. The apartment that they’re renovating across from us has closet doors, so that’s very disheartening and frustrating because we’ve been asking for closet doors since we got here. We wrote it on the maintenance paper our first day of moving in and they agreed to put closet doors, in for us. We’ve also asked her Can they reduce our rent because I feel like we're paying a lot of money for a lot of things not to be completed in the apartment. Trash valet doesn’t come out to take out trash. We don’t get monthly sprays for insects. So after that, she proceeded to bring maintenance people inside the office, and I basically showed them pictures of our cracked cabinets molded on the cabinet entryway for bugs. And I want to conclude all of this by saying, can we get a reduction of our rent? Credit is not enough because of all the things we endured for these four months and the stuff we are still going through currently day-to-day, and if we can’t get a reduction of our rent, can we please break the lease because this is terrible? I’m not happy here. The maintenance people don’t complete their jobs, and I’m sick of it. I’m over it. We’ve been having problems since we first got here, and I’m fed up. I’m at my breaking point. I need to talk to a regional manager or corporate. Can I please get the numbers? I've been asking since for the longest. I’m done going in the office getting a runaround about things that should’ve been fixed. It should’ve never taken this long for the smaller things to get fixed. They promised us closet doors because of the bs they put us through. We got half-done maintenance work, not to mention the maintenance people are very disrespectful.Is there any way I can set up a sit-down with the regional manager as soon as possible?

The management does not value your privacy or communication — I would not recommend moving here based on our experience. Since moving in on August 28, we’ve had a broken shower that management still hasn’t repaired. Every time we ask for an update, they claim they’re “waiting on a quote” — for over two months now. That’s not a repair process; that’s neglect. To make matters worse, maintenance entered our unit without notice or permission for a non-emergency issue that wasn’t tied to any active work order. They left lights on and drying equipment in our only working bathroom, forcing us to move it just to use the shower. The management system is a complete joke. They talk down to residents, dismiss legitimate concerns, and constantly deflect blame instead of finding solutions. When you reach out for help, you’re met with rude, condescending responses — as if expecting repairs or professionalism is asking too much. Vanessa should be fired for the way she speaks to tenants. The entire office seems more focused on protecting their image than actually helping tenants. They twist South Carolina law to justify their actions and show no regard for tenant rights or basic respect. If you value privacy, timely repairs, and a management team that treats residents with decency — do not move here.

The price is too high and words from the property managers mouth was “your issue isn’t a priority”. In military housing , for active duty service members the 3 main priories are fire, flooding/leaks, and AC. We aren’t demanding top service but we’re expecting our issues to be addressed and fixed within a timely manner. And we still, after two years of living here have 2 out of those 3 issues. It took 2 days for maintenance to check out a leak coming from our walls into our kitchen and still our AC only works in half the apartment. Don’t waste your money or patience with this apartment complex. They’ll take your issues like a suggestion instead of an actual problem. And don’t get me started about the mold we have! All in all it’s felt like we’ve been beating a dead horse since we’ve moved in. All the issues we’ve had since they day we’ve moved in are the issues we still have now. And we’ve stopped going into the office for the problems we’ve moved in with a long time ago. But the cherry on top was the way the new property manager addressed me, and the fact it’s took me to show my face a total of 4 times, calling twice and sending in 2 online work orders in the span of two days for someone to at least “assess” my issue instead of fixing it :) WE’RE EXHAUSTED

Today is Tuesday, December 26th 2023. My roommate and I have lived here since March of 2023. When we first got the tour of the area as well as the apartments, we were very excited as up close, everything is very well put together, from the outside pool, to the apartments, to the gym room, to the staff. We found out with our near year here, that we would be very wrong. Very soon into our move in (about a week in) water was shut off very frequently, usually from 10-3, sometimes longer, sometimes a little shorter. It was ok at first as we thought it would be just for the week or two; up to now it still goes on. (Very inconvenient as we both have to leave for work at around 1-2 so we can’t shower, wash dishes or clothes, or sometimes refill our water filter pitcher so sometimes if we didn’t plan to have water bottles, which we don’t like, we didn’t have water to drink.If you read the rest of the past reviews of the previous year you will find more of this type of complaint. When we first moved in, we needed to have our shower lever and pipes replaced which involved cutting the wall. Though the job was done, the outcome was very shoddy as there is still a hole in the wall that the man said someone would fix. It was never fixed. When you live here you charged for pest control, as well as valet trash. I can recall 3 times within our one year when it was picked up. Roaches are also common even though we are a clean household making the pest control useless. On October 26th, I had put in a request to fix our dryer latch as it was broken. As of right now it is not with no update on when it will be fixed. Recently the new website they use for us to pay rent has restricted partial payment. Which means if you live with multiple roommates, you will have to send money to one person to pay for the entire month. Not a problem but very inconvenient as well as not being told before hand made our preparation for this month’s rent late due to having to use Venmo. We have tried to understand that not everything can be fixed over a period of time or even by one person even a property manager, but there is a lack of communication, lack of empathy, lack of help, lack of reparation for all the problems. No one in the staff seems to care. Come March, we will end our lease very disappointed as again we tried to understand as I thought for the price we would have a good place to live. Use your money for a different place around here, you can definitely find a better quality of life for the same price.

Edit: After them messaging me, I have tried to call them back and even left a voicemail 3 weeks ago. It is New Year’s Day! Happy new years to the people who still haven’t gotten my a working dryer. Y’all should be ashamed of yourselves, I’m not sure where these 5 star reviews for maintenance are coming from, but they sure ain’t from us. You guys reply with numerous complaints from other residents saying you can’t fix what you don’t know about, you guys can’t fix what is requested of you either. Fix...

whatever you do do not live here!! Me and my boyfriend moved in October 2024 and just moved out this past October. Our list of grievances is too long to include in full here, but I’ll include some of the major highlights.

Our first red flag was that after putting down a deposit for an apartment management reached out and told us that they had accidentally given our apartment to someone else. We were set to move in only a couple of days and had no alternative option. They offered us a different layout for more money boasting that it was newly renovated with a washer and dryer and all new appliances. Upon move in there was no stove, no microwave, no oven and no washing machine/dryer. The only things that were ready were the refrigerator and the dishwasher (the dishwasher didn’t even work and ultimately had to be replaced). When trying to set up our Internet, there was no coaxial cable to be found, and despite complaining to management about it several times, it took 2 weeks and having to bring one of the agents over to our apartment to prove that they had plastered over the port during renovations.

Every time we would put in a work order, it would take multiple days if not weeks for them to get back to us and usually required us following up multiple times. Closer to our move out, we had discovered a leak in the boiler closet that we reported. Despite them claiming they came in and fixed it, we found it was still leaking so we reported it again and as of our move out, they never addressed the issue again.

In terms of amenities, the pool was almost never open and in our year of living there the few times we tried to use it, it had been closed for health concerns. The grills provided were always nasty. The treadmills in the gym did not work in the entirety of the time that I lived there. We were charged for several months of valet trash services that never occurred and we never received a refund despite the promise to do so.

Our water and sewer bill was exorbitantly high for a two person apartment. For context, this was my boyfriend’s and my first apartment out of college, so we were unaware of what an average water bill should look like. We have requested a report of our water usage so we can determine if these bills were fair or not, but have yet to get a response.

The last straw that prompted me to create this review is that it is now over 30 days and we have not received our deposit back. We got reached out to by “Tina” an AI service masquerading as an agent and when we gave it these concerns, it said it would elevate the issue to It’s superiors but we have yet to get a response. We have sent emails to every magnolia associated email we know of and have gotten no response.

While the price and location may look attractive I promise you can get much better amenities and much better staff for better prices elsewhere. Please do yourself a favor and go...

The front office team is wonderful, the ones that were there when I moved in and the ones that are there now are amazing and helpful as can be.

I moved from Florida, consulted with an agent for months who promised me a 2 bedroom renovated townhome for around $1200 a month. That was my budget; I had been looking at apartments all around Charleston but settled with magnolia as I was promised the most square footage and beautiful apartment for my price range. I attempted to get a live tour, but I never would be sent a link/no one would give me a live tour. I brought this to the agent, Caroline Chapman-Pierce and she told me to just utilize the website’s virtual tour as it was exactly what the unit would look like. Long story short I moved from Orlando to charleston, the unit they had me in was disgusting. It was a first floor apartment that hadn’t even been cleaned l, much less renovated, much much less a townhome. I went to the front office and showed them all the emails and documentation where I was promised and signed a lease under the belief that I was going to be in a renovated townhouse. I basically was told “Oh, Caroline messed up and she doesn’t work here anymore, so you can take the unit we put you in for the price quoted, or pay $600 more for what we told you you were going to get.” The way my employer works, i did not have the time to find anywhere else to live and was forced to pay at least $600 more to move me and my children into the unit we were promised. To be honest our belongings didn’t even fit in the unit they tried to put us in, it looked like a roach motel and the people upstairs played music so loud I could not sleep without having to knock on their door and ask them to be quiet, as I was 7 months pregnant. Due to financial strain I have had to take our multiple loans to keep up with the rent and I have not been able to get SC plates and renew my tags. Even thought the magnolia/trion has my tags on file I have gotten threats to have my car towed because of my plates, no mercy allowed due to the fact that my rent is 1/3 more than what was agreed. It pains me to leave this review, and I have not so far because the kind people that now work at the office and the funny sweethearts that help with maintenance bring happiness to me and my daughter’s lives. It’s not their fault I have no door on my mailbox and I have packages opened and pillaged, it’s not their fault I was threatened to have my car towed (as far as I know) so I have to park up the street and walk home, and it’s definitely not their fault I was ripped off and swindled. I fault the company, not the current office and/or maintenance team. They are what makes this place...
