May 9, 2025 The Honeymoon Continues⦠No lost love! Enjoying the amenities and we have started to enjoy the West Tower pool after renovations were finally completed. Gorgeous sunset vistas overlooking west from the pool deck are always complementary from Palmer Dadelandās strategic location and smart design. The new concierge staff is a refreshing upgrade from the previous company. Kudos! One key area that merits lots of attention are the hallway rugs on the West Tower. They are way passed their lifespan and no amount of shampoo will bring them back to life. Our guests sometimes say that we are paying too much for a place where the rugs are in so bad shape. Especially right next to the elevators area on the 10th floor. Please share some TLC for the hallway rugs. Thank you for making our home so special. š

March 25, 2023 Amenities are wonderful and always sparkling clean. We live in a cozy, corner 2-2 with a great view! Forget the price, we are having a great time. Life's been good to us so far! UPDATE: 5 Stars! The maintenance service requests were taken care of. Kudos to Frieda and the entire staff!! Our extended review is below now that we've finished moving in. We are new comers to Palmer Dadeland and loving it! Moving in from our previous 2-2 located in the the Dadeland area to our new home has been a wonderful experience. One that I could describe as trading in a Lamborghini for a Ferrari or vice versa. Iāll explain; but first for those readers who are living the highlife in the over-priced Brickell area, I will use another comparison from the auto industry - it has been like trading in a Corvette Z06 for a Mustang Shelby GT500 or vice versa!
I'll explain⦠weāve traded in one beautiful, high-performance machine for another during our move to Palmer Dadeland. The specious apartment we left had lots of advantages - our new and cozy home has many others unlike we had before.
So, the buttons of our new and gorgeous Ferrari may be located in a slightly different place, but the dashboard has its own charm and brilliance, the seating comfort and exquisite Italian leather details are there with subtle and breathtaking differences - after all - they are both fine Italian luxury pieces of engineering. Ok, being considerate once again with those living in nosebleed, micro-units in Brickell - they are both amazingly powerful and rip-roaring American built machines (Iām talking about the Corvette and GT500 in case you were speed reading!!).
In summary - we are already in love with our brand-new Ferrari lifestyle at Palmer Dadeland and weāre definitely looking forward to putting lots of miles on our new home without looking back at the rearview mirror. :-) We are still in the process of moving in so weāll provide an update when done. The building is nice and the amenities are great! The people in the leasing office are friendly and the concierges are helpful. Thus far, weāre giving it four stars because maintenance has taken more than 10 days to take care of our āmove inā punch list which includes painting and touch ups. It seems like maintenance is a bit slow.
July 14, 2024 The dream continues. We love living at Dadeland Palmer! +========= Sept 10, 2025 End of the summer. The dream is starting to fade. Maintenance could use some TLC. BBQ grills have not worked all summer long! Luxer One lockers havenāt been working correctly for about a week making pkg retrieval extremely difficult and time consuming when having to sort through boxes and boxes in the room. If youāve ever lived in a real āluxuryā building you know this one is a joke. I am only giving them 2 stars because Alexya is amazing and tries to help. Also maintenance, while not the best at repairs, comes through fairly quickly. Not without an attitude sometimes but nonetheless still get the job done.
That said, Management here is really poor. Due to character limit, hereās my cliff notes version of everything thatās awful about living here:
The elevators are CONSTANTLY broken and even when theyāre repaired, itāll last a week at best. If you enjoy going up/down 10+ flights of stair levels right after showering and getting ready to go out - then this is where you want to be!
Security is non-existent and āconciergeā is just a bunch of untrained inexperienced individuals who spend their entire shift looking down at their phones and letting anyone up who interrupts their binge watching. I wonāt say more to give it all away to the bad guys - itās easy enough for them. But if you want to make minimum wage to sit in AC and watch YouTube - this is a great place to work!
It used to smell pleasant at least in the lobby and elevators, no longer the case. Instead it smells like a wet dog that has never been bathed dragged their butt everywhere after taking a dump outside in mud during a downpour. Letās not even talk about how disgusting the garage that has zero ventilation smells or the hallways of the apartments adjacent to the vestibule room.
Thereās no parking or control over residential abuse of guest parking. No signage to direct visitors on where to park for which building, for deliveries, etc. My advice, make sure you know how to cook so you donāt rely on getting your food delivered to you. Also, donāt have friends that donāt live here.
Oh and donāt try to complain about any of this to management. They couldnāt care less. They donāt even bother answering the phone, emails or app messages. You have to go in person to get your runaround response.
In fact, they are so terrible at communicating that they recently decided to stop helping residents with their lockouts after hours. At first I thought: āWell the battery of the lock warns you when running low so if you donāt put a work order in, fine itās on you.ā However, and perhaps my karma for thinking that, one day my lock just decided to stop working with no warning whatsoever. It happened JUST after the office closed. Everyone I spoke to and all the communications I could find regarding this said ācontact a locksmith and youāre responsible for costs.ā Annoying but ok. After spending 2+ hours in my hallway eating my cold dinner following a grueling day at workā¦a locksmith came and broke my lock to let me in. I decided to Google the lock model afterwards only to find that all I needed was 9v battery to give the lock enough juice to open. Also found out that I should have access to an app to control my lock and know itās battery status. Lolz. They prefer to charge us $100 for fobs. My favorite part was they then played dumb and tried asking me, āWho told you to call a locksmith?ā, when I complained about the simple fix that could have saved me 2 hours and $200.
Not worth the ridiculous amount of money we pay to live here. Iāve visited apartments in the projects of New York in better working order than this place.

Ā Ā Ā Read moreMy honest review: The property looks nice, has a brickell - hotel vibe. Two nice gyms, nice pools; parking garage is ok when the gate is not broken. Receptionist nice (hours are short, not on staff at night when you need them) The building itself, has a flaw where doors have a 1/2 inch gap on bottom so you can hear every conversation, dog barking in units. This place is literally a human society dog shelter, I was on floor 14, on one end one dog constantly barking, the other end constantly barking into the late night morning hours. I reported it to leasing, corporate, reception nothing got done probably because they charge a monthly fee for dogs, and make money from them. This place is kind of like a fraternity, not the place for tranquility, people singing at top of there lungs in there rooms, parties, young kids blasting there music late night hours, again no receptionist at night to ask for help. Elevators are always broken at this place, you'd wait like 15-20 min, imagine rushing to work ?
The most negative experience I had was leasing & corporate: When I signed my lease, leasing was very attentive to communicate with me, after I signed they became non existent ignoring e-mails. I e-mailed them I found a used condom in hallway once, saying my neighbor had a child, recommending they speak to other neighbors that's unacceptable, leasing did not even have the courtesy to call me to apologize for the experience, nothing. They never answer there phones, when it was time for me to sign my new lease at new location, a form was required to be signed ( from 9:00am - 5:00pm ) i would call and no one would answer; I had to literally leave work early on two occasions to get the forms signed in person. Again corporate located in Texas, no response to e-mails; check out there reviews, there horrible.
The only leasing staff I found that actually put effort in replying to e-mails was Erica / Alexandra. Robert, on occasions would return calls too. The rest, were non existent; I left e-mails, calls for a Marco, requesting urgency of new lease form; unsure what he does there, but never called back, never e-mailed back. There is a broken system in leasing; room for improvement.
If you'd like a professionally conducted building, decent, peaceful environment this is not the place to move into. This place is that saying, "pig with lipstick" looks fancy, but interior wise, it does not reflect that, you do not get your money worth for what you pay.
