This bed and breakfast is an outstanding property. Located within walking distance of the town square and historic district, the gorgeous house is impeccably maintained and tastefully decorated. We had a chance to peak inside other guest rooms before the guests arrived and each room is amazingly beautiful. We stayed in the Steel Magnolias suite on the 3rd floor, with windows on 2 sides, a large bathroom with spa tub and a double shower separated from the room by french doors, an alcove with a writing desk, a beautiful fireplace. Robes are provided in the room, which we always enjoy... Water and chocolates in the room, coffee machine and an honor mini-bar in the hallway. Complimentary wine and cheese offered between 5 and 5:45pm. Delicious breakfast of scrambled eggs, strawberry pancakes and sausages, juices and coffee. The property also has a pool. Very friendly staff. Very quiet place. The only thing they could do better is to offer the guests a little more history of the house and its previous owners, that would be interesting. Overall this is an outstanding place to stay at, we wish we could have stayed longer.

A quick trip for some sightseeing. We stayed in the Salvatore Brothers Room. This room is decorated and is appealing to the eye. One of the problems with this room is location. It is located beside of the entrance for all guests. That creates issues if you are trying to sleep and folks are coming and going all hours. The bed is in need of a new mattress and box springs. The shower is in need of repair. The home is old and that I understand completely. The shower shot water in many directions. Also, anyone moving upstairs can be heard. They are walking on the floor, which just happens to be the rooms ceiling. The breakfast was nice and good. Would I stay here again, probably not. It’s expensive and our particular room did not offer a good nights rest. We left a day early which means we forfeited about $400. The hostess stated she knew the water was having issues, however she didn’t offer us a different available room. The trip to Covington was great! Next time we’ll stay in an AirBNB or a local hotel.

Absolutely loved staying here. We came for a birthday trip. We only live 30 minutes away thank god ! We most definitely be staying here again. The host is so sweet and everyone is very nice here. Been wanting to stay here for years. The bathrooms are divine. Truly a historic place to stay . I loved reading about the history of this place made it very interesting. Yes it is kinda not soundproof but you have to take into account it is an old home and must be preserved.The host had wine and crackers around 6pm it was great to converse with everyone and enjoy a snack before dinner. And breakfast was amazing and delicious. Thank you for having us !

Perfectly located in the heart of Covington, Georgia, it is just a few minutes' walk from the town square with lots to do. The yard is tranquil and peaceful, and your stay is guaranteed to be the best the South has to offer. Southern hospitality is exemplified here at 12 Oaks. Come for the R&R and stay for the history and Lore. Highly rated, clean, quiet, and full of amenities!
