This bed and breakfast is an outstanding property. Located within walking distance of the town square and historic district, the gorgeous house is impeccably maintained and tastefully decorated. We had a chance to peak inside other guest rooms before the guests arrived and each room is amazingly beautiful. We stayed in the Steel Magnolias suite on the 3rd floor, with windows on 2 sides, a large bathroom with spa tub and a double shower separated from the room by french doors, an alcove with a writing desk, a beautiful fireplace. Robes are provided in the room, which we always enjoy... Water and chocolates in the room, coffee machine and an honor mini-bar in the hallway. Complimentary wine and cheese offered between 5 and 5:45pm. Delicious breakfast of scrambled eggs, strawberry pancakes and sausages, juices and coffee. The property also has a pool. Very friendly staff. Very quiet place. The only thing they could do better is to offer the guests a little more history of the house and its previous owners, that would be interesting. Overall this is an outstanding place to stay at, we wish we could have stayed longer.

I really wanted to love this place. I was so excited to stay in the Salvatore Brothers room it was a splurge at a total of $373. for one night. It was my gift for my daughter who just finished nursing school and grew up watching TVD with me. To say I was disappointed is putting it mildly. We arrived a little early 2 instead of 3, which in the email they say is fine but the hostess Anita, seemed very put out to answer the door. We left and came back not a big deal. The property was beautiful, and the breakfast was very good. I did however have a few issues, first when we entered the room, I was surprised to see a small cot to be used as the extra bed. I was under the impression as it was stated that my son would be sleeping in a twin bed not a cot for which I was charged an extra $45. That was disappointing, but again we could overlook that. Our main issue was the unbearable amount of noise. The people in the room above us were extremely loud. They were fighting, yelling and dropping things all night. By around 12:30am I called the main number asking for something to be done. As far as I could tell nothing happened. We then smelled very strongly in our room the smell of marijuana, a smell which makes my young son rather nauseous. They finally seemed to quiet down by around 3:30am. The following morning I mentioned again the events of the night and how we were unable to sleep, and I was told that I should have knocked on the occupants door! That I'm afraid is totally unacceptable. It is not my B&B, I do not know these people nor do I know how they would react to my knocking on their door. In my opinion not only is that not safe for me to do, it is not my place to do it. When I returned home I received an email requesting feedback before reviewing online. Fair enough, I sent an email regarding again the above mentioned issues. The response really surprised me. Basically Mita apologized that I had the wrong impression on the cot, but that was it. She blamed the noise on the old house (I live in a Victorian home this was way more than thin walls). She then said had I called instead of texted she could have handled it. She stated she doesn’t hear texts and sleeps through them. Wait what? I called and spoke with her at 12:30am it was then that she told me to text her next time. Was that so she wouldn’t be bothered and could sleep? I can honestly say that I was disappointed in the way my stay was handled. I was surprised that no compensation was offered considering the circumstances. I simply did not feel that this was at all worth the amount of money I spent to stay the night. Honestly, we had a better stay and sleep...

Was originally going to rate at two stars, but after my conversation with management regarding my stay, I've decided one star is more fitting. We had such high hopes for this place, and at the end of our stay (from the lack of southern hospitality to the 1700s french bed pictured in the Tiffany's suite on their website being replaced with a squeaky metal one with no mention to us beforehand), we were just utterly disappointed. I spoke with management regarding the bed (which was a big reason we chose the room- it's literally the highlight of the room description on the website), I was told it was an oversight on their part, and they apologized. An oversight that you failed to mention? Or just unfortunate that I noticed? I was told the website was being updated the very next day with pictures that accurately depicted how the room presently looks, but after viewing the room again on their website today... it still depicts the gorgeous antique bed that has since been replaced with a squeaky metal one that really detracts from the overall beauty of the room. I would visit before booking so you can make sure the room you intend to stay in actually looks like what the website portrays for the amount of money you spend per night to stay here. I wanted to love this place after all of the recommendations we received to visit, but just found it hard. If you do not plan to do the sippin and nibblin at Twelve Oaks in the late afternoon, you are out for any historical information regarding the house. No information is provided upon arrival about where the common areas are in the house (or even a slight history as you are walked to your room). Since we didn't know where we could venture and where was off limits in the home, our time in the home was spent in our bedroom on our squeaky bed. Because we opted for dinner at Mystic Grille, we did not get to partake in the historical information regarding the home over drinks and nibblins at Twelve Oaks. So, if you are interested in the history of the house, be sure to forego dinner or opt for a late dinner so you can partake in the sippin and nibblin and learn more about the home. For $330/night, we will opt for a much nicer Airbnb next time we visit Covington. I do highly recommend the Mystic Grille however. Extremely friendly, great Southern Hospitality (that Twelve Oaks lacked), and the best craft cocktails I've experienced in a while! They were doing a Harry Potter themed night when we visited and everything from the decor to the menu was Hogwarts inspired! Our waiter was extremely welcoming, friendly, and knowledgeable about "Mystic Falls". Loved the town, just didn't love...

My cousin came to visit Georgia for the first time and I wanted to find us some activities to do. We love historical museums and monuments. I didn't have much information on The twelve oaks bed and breakfast but we both heard of it and were excited to see if we could just arrive and book same day or maybe get a brochure or small tour inside the hallway. On Sunday March 3rd after 5 pm, after an extremely long day we stopped and visited the hotel to see if we could get more information on the process of how to book a room and etc. We were greeted at the door by a lady and she was extremely rude and snobbish. She looked at us with disgust and suspicion as we asked her about booking and maybe even possibly a small look into the lobby. She held the door extremely tight and wouldn't even let us take one glance inside. She literally looked at me and my cousin with a disgusted glare, like we were there trying to rob the place or something. We definitely, felt some we were being racially profiled. She said you book online, my cousin asked did she have any brochures, she replies what do you mean? As she continued staring at us in disgust. I said to her chiming in, a brochure about the hotel with pricing and etc. I don't know why she seemed to find that question hard to comprehend. She replied any information is online we don"t have brochures just very cut and dry. My cousin thanked her and the woman said bye and shut the door in our face. Please beware there is definitely some racial profiling going on here. Here's a message to the woman we spoke to, just know we both didn't appreciate your nasty, hostile attitude, or your disgusted glares. You looked me and my cousin up and down with a slight frown. I have plenty of family and friends in Georgia and even some with prominent positions and I will surely let each and everyone of them know how we were treated by your establishment and profiled. No worries tho, we will never return and will never be doing any business with you. We may have been two of the best customers and guests you ever had if only we were treated with just a little more courtesy and hospitality. No matter how we may have looked to you that day, we both come from a wealthy family of love, grace and prominence that's the beauty of it all and hopefully a lesson you learned. Never judge a book by it's cover. We could've booked for 3 months a piece if we wanted too so just know that. As far as anyone else I would advise others to do your homework and maybe keep looking into other places before booking here. Based off some of the other reviews I've read this seems to be an ongoing issue of poor...
