My experience: I was one of the original residents to move into this building. I had my place professionally cleaned by Spruce the cleaning service that they contract with when I moved out a few days ago.
Today I got a notice that I owe almost $2,600 for move out cost. The majority of that was for carpet replacement for a 6 x 10 area at $1,250. Which is not accurate.
I didn't have a working lock on my door for 11 out of date 14 months that I live in this building. Construction was every day from the day I moved in until the day I moved out.
Don't be fooled by the rebranding of this building. It's unfunctional an unwelcoming. Parking at $250 a month for an ADA accessible unit is against the law
I had my ankle replacement in January and I was not able to access my units because I couldn't get into the building because there were no accessible ADA compliant working doors.
the building is now managed by Greystar property management which is been sued by the state of Colorado in the FCC. Unethical billing practices which I didn't realize until I got my final bill today.
The building management is fickle, unapproachable and less than what you would expect from a luxury building.
I highly recommend you look at other buildings like Foundary Line or across the street.
It's unacceptable to treat anybody that is put up with the constant playing of jackhammers and renovations for a building that they claim was completed in December of 2024. Saunders construction permits will show you that this building is not completed
I reached out to the management a few months ago and was put on hold for over 30 minutes. I walked down and found the person I was on hold with was just chit chatting with the building cleaning crew.
I think it's ridiculous and unethical that I paid for the cleaning service Spruce cleaning, at $250 for a deep clean that I was charged another $180 for cleaning. When I went back into the unit days after they did the cleaning and took pictures that it was not clean. I'll include these in my review
Greystar is a company that will do everything in their power to get every dime out of your wallet.
Watch this review, it's going to be tied to One River North. They're going through a rebranding because it doesn't appeal to a broader spectrum or is too tech-oriented. Don't move into a building that is super unfriendly.
Are you looking for luxury? Luxury is not being harassed in nickel and dime for everything.
I've lived in many many places. I moved in here because I thought it was going to be the most exclusive best experience in all of Denver. It's been hard to imagine this place would be even acceptable for even the most discerning person.
Greystar property management took this property over in January without notice to the residence and for a good reason because they lost count of our ledgers and charged many of the residents over and beyond the previous property Management had on the books.

The fancy coffee machine never works. They have removed the complimentary cups, snacks, towels, dog treats you name it. No longer receive newsletter keeping us updated, especially regarding the construction.
They used to have a "scent statement" throughout the building. Super helpful since u are next to the purina factory , not anymore smells like farts
Concierge when there they are great!!! Five stars to them seeiously. I love the people, specifically Jordan , Maria, all the non management team. So available so sweet so helpful, They are nice and work hard!
But they (kairoi) don't have enough labor so it's not covered, if 10-6 mon- fri are the hours of availability then they should have concierge 10-6 mon - fri
The dog run is always utterly disgusting, cannot use it. I get u prefer people to pick it up, but if they don't, you don't just leave it there.
To this day -- they have not done any additional work on the building aside from the ground floor store, which still isn't done. The bummer with that is the rest of the building wasn't finished either. I moved in in May last year.
When I moved in they gave you a gift card and said its for being our first renters. But when I got the lease the contract said it was for blanket non liability of their constant never ending construction. So that we can't hold them liable. Which is not what they said when they were selling it.
This means that the plants aren't done, it's just bare , dead dirt in a lot of places. There's still blanket tarps hanging in the elevator
No more events or coupons No response to issues about not accessing the portal and general issues. They are really into renovation so if you bring up an issue they quickly decide its easier to get rid of you.
Upper management poor attitude, when I came to say, hey this is a habitability issue and I'm disabled and may need an accomodations, she nearly refused to accept my written response, I had to "insist". By saying my point 5 times to which she responded, "well that's separate from us" and if you do this "we will not settle" (she spoke over me)
I responded, "just so were clear" "yours saying no matter the issue, no matter the danger it imposes, no matter the protected class status, you guys just refuse to deal with it." (Then she accepted the complaint)
Mind you there was no case I was filing a complaint in response to a head injury I got from faulty appliances which broke over and over and over again

Read moreAfter a month of living at One River North, I can confidently say I absolutely love where I live. It’s safe, it’s beautiful, and the staff is always kind and welcoming. The housekeeping team keeps everything spotless, and I feel completely comfortable and safe here with my family. Unlike so many other places, it never feels overcrowded.
I used to live in the Union Station area, right next to Coors Field. After five years of dealing with heavy crowds and 35+ minutes just to cross a couple of blocks on game day, I couldn’t be more grateful for my move. Eva and Jackson were both wonderful in helping me with the transition — they made everything smooth and welcoming.
Life here feels like a true upgrade: I eat dinner on the rooftop while the sun is setting, I wake up early to use the gym around 5 a.m. (and it’s blissfully empty), and even throughout the day, the amenities never feel packed. I run around the neighborhood, cycle outside, and always feel safe. They also host great community events that make it easy to connect with others. If you’re a content creator, this is the perfect space. The aesthetic is unmatched. The lighting is unmatched. Floor to ceiling windows? To die for. There was a hot water problem when I moved in but they resolved it.

The security guards also…. SHOUT OUT. EVERYTIME I’m walking around they’re alert or also walking around doing their rounds. I know someone mentioned this in a previous comment, in a negative way….. don’t believe that. The 3 people I’ve seen are always welcoming and friendly. Being a woman safety is the biggest thing, and I know this building is secure. No homeless people around. I haven’t seen one during my runs unless I get closer to the coors field area.
