Update: haven't gotten my security deposit back yet - it's been over a month!
I'm usually not the kind of person to leave negative reviews but living here has been such a wildly unpleasant experience that I need to warn others. I've been living here since September 2021 and I've been trying to be understanding of most of the issues I've experienced and ignore them but the issues I have now are affecting my physical health and even when I raise them to the property staff, I get ignored. They seem to at least have time to respond to Google reviews publicly so here is a complete list of every single thing that I have had a problem with since 2021: When I first signed the lease with Henry (who no longer works here), he walked me through the different amenities for this building. I told him the most important one for me was the 24/7 front desk for security reasons. He said that many people choose to live at the Vivian over the Sheffield next door because the Vivian had a 24/7 concierge while the Sheffield only had a part-time concierge. That is why I ended up selecting the Vivian. Then in May 2023, they randomly decided to completely replace the great concierge staff. Then on October 31, 2023, they suddenly announced that starting from the very next day, the concierge will switch to a part-time service from 7:00am to 11:00pm. But did they decrease our amenity fees or rent to match the decrease in services? Nope! I raised the above issue with the leasing office when I was signing a lease renewal in February 2024. I got a response that they could give me a small adjustment (literally $20 every month lol). By the way - it took me over a week to get a response from them about this. There is dog piss in the elevators and the carpeted hallways literally every single day. I still have never tried the sauna here because every time that I want to, it is broken. The last time I tried was in July 2024 but it was still broken at the time so I've since given up hope of ever trying it. The elevators are ALWAYS broken! There are two at the front of the building and one in the back. The one in the back was breaking every other week at some point this year. As I write this review now, one of the elevators at the front is currently broken. Guest parking is NOT free. It used to be free and residents would have to ask the front desk for a parking pass for their guests but in May 2022, they suddenly decided that all guest must pay to park via ParkMobile. Once again, every single issue above is something I decided to just accept for what it is. This last issue I have just breaks warranty of habitability and makes it impossible for me to justify the close to $3000 I am paying every month for this so-called "luxury" building. My hot water heater is currently broken. Since June 2024, it has broken 6 times. I think any logical person would think to look into the issue deeper and fix the actual problem but nope, not this building! When it first stopped working in June, the maintenance guy replaced the heating element but gave me a heads up that this might just be a temporary fix. He said that my water heater is almost 10 years old and has to be replaced soon anyways, and that if it stops working again then that would be the sign that it would need to be replaced then. This guy was awesome by the way - always very polite and quickly fixed issues. He no longer works here because this building seems to be switching out the concierge and maintenance staff VERY often. Fast forward to today, when my hot water is broken again for the 6th time. It is literally 20 degrees F outside right now and I have one of the worst colds ever right now - maybe because I've been showering with ice cold water for all of December so far? I am sick and tired of them sending a maintenance guy to just press the reset button on my water heater every single time I submit a maintenance ticket about it only for it to stop working again a day later.    Read moreMoving to the Vivian was one of the worst mistakes Iâve ever made in my life. Since day 1, weâve had a horrible experience. Weâve been counting down to the end of our lease for months. Leasing office is unprofessional and never on the same page. You hear every step from the upstairs resident who also really enjoys sliding his furniture around and enjoys using a massage chair that rattles our things, especially on the weekends after 1am. People are allowed to consistently drop the weights at the gym. It is so disruptive and loud. Our infant gets scared from the random loud bangs and awakes crying from her naps. I myself have woken up with my heart pounding from being scared awake from the noise. We have to call down to concierge daily, sometime multiple times regarding this issue. Weâve sent numerous emails to Gary and Theresa at the leasing office without resolution and sometimes even without a response back. We have even reached out to Roseland Management Company with no response. Fact of the matter is â THEY DONâT CARE if your life is being disrupted and you canât sleep â they just want your rent money! Elevators are always broken The windows were installed poorly. You feel strong, cold drafts. You canât use the amenities because they are always broken! The outdoor TV did not start working until the last weeks of July 2017. The outdoor firepit does not work. I downloaded the manual by name and model number and it is ignited via remote control. We requested the remote several times from Concierge in the past and no one could find it. We gave up on trying. 2 of the 3 grills are always out of commission. The spa was always on and off, but has now been said to be out of service with no one knowing when it will be fixed. Itâs been months now. The outside courtyard has been covered in snow for weeks without being shoveled or cleaned at all â so that whole area is off limits! What are residents paying a full amenity fee for? We got hounded by the life guard once for having more than 2 visitors at the pool, even though we got an ok from a leasing agent for it. She was rude and embarrassed us right in front of our guests. We went down to the leasing office where Megan(senior manager) practically slammed the door in his face because it was a minute after office time. One of the other leasing agents helped and went up to talk to the life guard. The lifeguard directly stared at us without trying to hide it the whole 15 minutes we were at the pool and made our visitors feel so uncomfortable they left. It was 1 guest extra and our 1-year old nephew. By the way, 5 minutes after having Megan slam the door on us, she was hanging out in the courtyard in a bathing suit with SIX GUESTS!!!! So, rules donât apply to residents who also happen to work here. That same life guard â who isnât a resident at the Vivian â also worked out at our lovely fitness center with her boyfriend (who also doesnât live here) in the mornings before her shift. Fire alarms are always going off. The water does not stay hot at all and smells like chlorine People smoke all over the building, court yard, directly in front of the entrance, and the parking areas. Cigarette and marijuana included. Our master bed room and bathroom smelled like marijuana every night from our next door neighbor. We have no problem with those who choose to use it, just keep it in your own space! It was brought up to Gary and we were instructed to call the police⌠which of course we didnât feel comfortable doing. Non-residents come and go from this building as they please and donât get stopped by the front desk unless the visitor approaches the desk directly. Not so secure⌠Concierge never greets you⌠This is the only âLuxuryâ building Iâve been to where the front desk never says Good morning or Good Evening. Concierge can also see you struggling with bags or babies to open the garage entrance to the lobby or the front building door after hours and wonât get up...

Since moving in, it has been a nightmare and just getting worse... ⢠despite being a smoke-free building, cigarette and marijuana smoke is everywhere, including the courtyard, the hallways, the stairwells, and on the balconies (above and below our apartment); residents are increasingly smoking in public areas because they know they can get away with it ⢠dog piss every 10 feet on the carpets throughout the building; residents do not clean up after their dogs, inside or outside; instead of finding the culprits and holding them responsible, management posts signs that pets can no longer be walked on the grass along the perimeter ⢠little to no soundproofing between apartments; you can hear every step from the apartment above; management told us to call the police, which we did, to no resolution ⢠despite rules against doing so, residents/guests are regularly dressed in thong bikinis taking selfies at the pool and sunbathing in the courtyard; COMPLETELY INAPPROPRIATE with kids and families around ⢠despite rules against doing so, residents bring giant inflatables into the small outdoor pool ⢠residents use the gym for their personal training business, bringing clients in and out all day long ⢠despite rules against doing so, residents blast loud music in the gym and slam weights on the floor; TOTALLY INCONSIDERATE to surrounding apartments ⢠despite rules against doing so, residents fill the garbage rooms with giant boxes and leave their garbage bags open on the floor right next to the chute ⢠residents prop external fire exit doors open with rocks so they and their guests can freely enter/re-enter the building without having to go through the main entrance; mind you, this is a doorman building where guests are limited and supposed to sign in; MAJOR SECURITY ISSUE; management doesn't care ⢠supposed to be a limit of two guests per apartment in common areas; on any given weekend, at least one resident has a party with 10-15 guests ⢠had my bike stolen while locked to the fence in front of my car in the (secure) indoor parking garage; filed a police report and was told this is a recurring problem, which they suspect might be an inside job; management was not interested in trying to help identify the thief on their security cameras ⢠human feces in front of my car in the indoor parking garage ⢠my car door has been repeatedly scratched and dented by the resident parked next to me; management refused to move them ⢠pool sticks have been destroyed by young kids (despite rules against them playing), not to be fixed or replaced by management ⢠barbecues, elevators, and parking garage gates are often out of service ⢠concierge staff is a revolving door; can't say I blame them for not wanting to work in this building ⢠emails to management about issues are rarely...
