Updated review: My apartment is currently up for lease. I eventually got mice in my actual apartment.
It took the building FIVE MONTHS to address the mouse problem and by looking at the resident messages online they are actually still in the building. During these five months, I've been told: It's my fault I still have mice as I did not clearly communicate what I wanted the building to do with them; I didn't submit enough non-blurry photos of the mice to warrant calling the exterminator; The management office came into the apartment while I was cooking and told me it was no wonder I had mice because there was food; The same management person told me it was my responsibility to move the appliances to identify all holes behind them so I (yes I - the resident who knows nothing about mice) could ask the exterminator to fill them in appropriately.
Management let me know not to request the exterminator just for being able to hear the mice. I had to see one in the apartment, preferably with a photo, to get the exterminator.
Meanwhile, you could hear the mice in the garbage bins in the garage moving because there were so many.
Even without the mice, the top floor apartments have a constant 45-50 decibel noise from the air conditioners running in the summer. I occasionally hear a heater unit for the hallways but these are much quieter. If you complain, maintenance will come and move these small sponge like sound absorbers from another air conditioning unit to the one above your unit. They don't work great but they help -- until the next person calls and they move your sponge.... They will say that there is nothing they can do, but actually they could replace them with quieter units. I know this because one is currently sitting in the hallway of another building that my package was misdirected inside of.
About 1/20 of my packages have been stolen. (I order literally everything, including groceries, online.) Most companies are pretty forgiving about replacing things but I've lost money this way. Mostly though it is the time and hassle of requesting items to be replaced. Groceries aren't put in the fridge btw. The office staff definitely won't do it so it's up to the carrier and they usually just leave the boxes in piles where there is space.
The building was the cheapest 2 bedrooms available when I was looking for a lease but now I'm moving with a toddler after a year, because they can't get rid of mice, which should be a simple problem.
Requesting the exterminator, which should be simple, has literally brought me to tears and taken away a lot of time from just being a parent. Cleaning up after the mice constantly has pushed me to my limits as well - it is time consuming and was at times a daily task. After putting my daughter to bed, it was literally all the time I had. I have been short tempered elsewhere in my life from dealing with this building. At one point, I tried calling my own exterminator but I couldn't get one to come because it is an apartment. It was one of the worst times of my life dealing with these mice. I had no idea they could be that bad but it was SO SO much mess and so much just destruction. They were even in the oven's electrical panel.
My maintenance requests usually took 2 weeks (unless I called the emergency number) and a couple repairs promised a month ago still aren't done.
I thought I'd stay here long term because it is rent stabilized but it just isn't worth dealing with the mice.
These positive reviews are fake. I’ve posted the pic of the mouse and the fire hazard that is the package room for your consideration. Elevators are always broken, the gas is out on the grills, part of the lawn falls through when stepping on it, and on and on. Maintenance is wonderful but they aren’t given...
Read moreStay away at all costs, not worth the money!!!! Not family friendly at all. I have lived here with my family for about 3 years. the first half was under Bozzuto and it was great. Once Equity took over, this place has gone downhill at a remarkable rate. It is clear that Equity's business model is to go as cheap as possible on things, to maximize profits at the residents expense. Purely a churn and burn mentality here with Equity. People are constantly moving in and out due to all of the issues.
The issues I have experienced since Equity took over: The management/leasing office does not respond to emails. They did recently bring in a new employee who does actually answer you, but it's more of the exception than the rule to get an email answered here.
-When Equity took over they make you pay every single utility. So the rent price they tell you is not what you will actually pay. It will be at least a hundred dollars more per month, and sometimes more. Of course none of this change was actually communicated to the community. Only after people complaining did they address it and explain it.
-The courtyard isn't maintained at all. If ALL the grills are working during the summer months, go play the lottery that day. I have attempted to grill dinner and only 1 grill is working, sometimes none of them are working.
-They had a package concierge locker for your packages, which would alert you to a package showing up. They got rid of it and replaced it with shelves... during the Holiday Season of all times lol, you can't make this up. Good luck if someone wants to mail you a gift. Mind you, you pay an amenities fee every year for these things(grills, package concierge, etc).
-There was a maintenance worker incident. If you google the rivington and go to the "news" filter, it will be the first thing that comes up. A worker was found on a residents security camera going through the underwear drawer and performing a lewd act in the bedroom. The Rivington didn't send an email to the residents, they didn't even fire the guy(he quit). We found out via the news story, they didn't even address it after that.
At the end of the day they try and position this as a luxury building, but it isn't. Super thin walls(definitely dont move here if you have a family or little ones) very loud noises in the building, they do not enforce the supposed quiet hours in the building or the courtyard, amenities never work as previously mentioned, staff doesn't care about serious issues. We had our AC unit break in the summer months, no urgency to get it fixed, took almost 2 weeks. We had 2 hot water heaters break/malfunction in a years time frame, are the just installing old tanks or not installing them correctly? Two issues with gas leaks that were not taking seriously.

Read morePretty unlikely to re-sign here. My unit has had 4 separate leaks. Three through a window and now my living room ceiling. They need to cut out the whole ceiling and rusty water got all over my couch.
My other complaint is the mailroom. Every time you go in, it takes 10 minutes to find your package. There is not enough shelving for packages and people just fling them around looking for their own package. Would take almost 0 effort to add more shelving but they don't. This is not a new problem nor a new complaint.
There are SOME pros and it's not the worst place to live. Air conditioning is strong, washer/dryer work well, and the courtyard is beautiful and peaceful. Also, maintenance is quick and responsive, especially in an emergency.
Thank you maintenance team for your responsiveness and compassion. This building is falling apart and the maintenance team is the only reason this building is able to charge what it does.

Notice that all of the good reviews speaking only about how great maintenance is? Not a coincidence that everyone has had to call maintenance.
EDIT: I dropped the review to a 1 star. Management has been almost useless and the window leak still hasn't been repaired. This is now an entire month of an active leak in my apartment with 0 resolutions. We contacted management and it's been full of empty promises. Along the lines of "the contractor will come Tuesday" but they never show up. 4500/m and they won't even fix the leaks. They came to half repair one of them. They sanded the ceiling without covering my furniture OR cleaning up. They literally came and sanded and put 1 coat or paint on the ceiling. It looks horrible and I had to clean up after them. Do not live here. It looks nice but the building is falling apart and management will not stay on top of it or help you. 26 Billion dollar market cap but they can't even fix a leak or make it right for...
