I am updating my review as the original pertained to this complex when it was Camden Park, not Woodland Park.
Woodland Park has unfortunately been a disappointment. Back in June or July there was a request to update our renter's insurance due to new management. We originally had ours through a company that was a partner with the complex. When we called the insurance to have this information updated, we were told complex needed to do it. The complex said we needed to do it.
Unfortunately, this took weeks to fix, with back and forth, and none of the staff took my concerns seriously without me or my husband having to come directly to the office. They did not give us the same courtesy of urgently handling this matter despite sending several community-wide emails threatening fees if we didn't have this sorted by their deadline.
The problems did not end there. We decided to renew our lease for one more year to give them a chance. This month would've been when the old lease ended and the new one began.
A few weeks ago, we received an invoice showing an incorrect rent amount for several thousands of dollars. We immediately called and were told this was a common problem and would be fixed. We have seven days total in contact attempts since that time, including 3 emails, 4 phone calls, and 3 visits to the office.
Our emails and phone calls received no response. Each office visit, we were placated with promises of it being fixed "the next day" only for the next day to arrive and no changes, and the incorrect amount still posted.
One such visit was particularly memorable as the leasing agent had about 5-6 units written on a notepad, all having the same issue. About 3-4 couples came in while we were speaking with her, all with the same problem.
We were told the problem was that they did not sign the lease in time and that is why a month-to-month rate kicked in. This upcoming lease we had submitted back in August had never been signed by the management company, and that we'd need to redo it.
We were promised the manager (who was not in office conveniently) would reach out to us and provide us these assurances in writing.
I am disappointed in this unprofessionalism, and the lack of courtesy and urgency to resolve a problem that could affect tenant's credit and renter's history.
I don't recommend this complex any longer, and advise any potential tenants to understand the risk to your credit and renter's history should you choose to live here.

I expect issues in apartment complexes. They happen so I don't make my judgments based on issues, but on how the staff handles them. On our first day, my fiancé discovered a dead roach in the room that was to be our bedroom.
He brought the issue to the main office with concerns about how well the unit had been cleaned and potential pest control in future. Camden Park did a phenomenal job addressing our concerns, assuring that it had been thoroughly cleaned, that the issue was likely due to recent bad weather (which checks out here in Houston), and even coming over to take a look at the unit to make sure there wasn't anything else to be concerned over.

5/31: offering prizes for 5-star google reviews when a car was stolen last week. DO NOT RENT HERE. THEY ARE UNSAFE AND OVERPRICED. The gate has been broken AGAIN for over a week. Leasing office came by to see if my unit was renovated (it's not), because their system says it is. She then tried to tell me I'm not being charged for a renovated apartment.
4/4: woke up by "fire inspection" with zero warning. No email or anything. Fire alarm blaring in apartment and fire inspectors outside my door first thing when I wake up.
12/4: packages stolen and mailboxes busted AGAIN
9/7: mailboxes are still broken and mail actively being stolen. I can open the whole set of mailboxes with my hand. Also, management will now close out any work orders requesting a phone call or appointment? So no notice and your stuff won't get repaired either. Just be ready for random entry into your apartment. Update 7/6: maintenance unlocked my front door and tried to enter with no announcement, no work order, no call while I was sleeping. Went to the office and they do nothing but "apologize". I can't stand this place.
MAJOR safety and crime issues in this complex. I've lived here about 3 months and there have been multiple incidents since then.
Window smashing-- someone broke into multiple cars and every now and then another window gets smashed.
Stolen catalytic converter
Stolen wheels/rims
Mailboxes-- I've had a credit card stolen, and opened my mailbox to show my new Drivers License and CONTACT LENSES had been opened. Very concerned since it's something put in my eye. Just saw a whole section of mailboxes opened this morning. Also never received a check a company confirmed they sent, assume that's stolen too.
I received a very firm knock on my door one night when I wasn't expecting company and saw a person in a black hoodie standing off to the side.
Gate leading to Trader Joe's is constantly left open or propped open.
Entrance gate remains open for long periods of time and many tailgaters sneaking in after you.
One star for the apartment bc I like it and it's the right size for me. Upstairs neighbors are a bit noisy but other than that the actual unit is good.
Obviously criminals KNOW to target this complex, and nothing has been done about it. We're sent emails about increased patrol and contracts in the works with security teams, but so far no action...

Woodland Park - Daily Digest for 7/8/22 Community Activity Hi everyone, Im pretty sure this wonât make it to the community wall, however, I still wanted to voice my opinion. I find it very unsafe and unsettling that almost every single week, there is some type of criminal activity occurring on the premises. Myself and other resident do not feel safe living here. I find it extremely baffling that this is occurring seeing as though we all pay a âtechnology feeâ which includes the access to the gates within the community. Just wondering, how are these acts of crime being committed when itâs said that the people donât live here⊠How safe are we and how tight is the security? We have to have the Chirp app on our phones to unlock ANY gate in the community so again, how safe are we when there is an act of crime happening almost every week? By now, there shouldâve been security cameras placed ALL AROUND the community. Especially in the parking lot where cars are being stripped and taken. Peoples homes have been broken into but yet there are no cameras inside the walkways to each apartment and there isnât 24 hour security.
The lights are turned off in the corridor of building 11. Are the lights out for other buildings as well?
6/27. Saw post of gunshoots 4 days ago for this apartment address. I have asked several times of details of incident. My comments have not been published and office has not responded to request. When new management took over, they replaced a physical person security guard that was on site with a curiosity officer you have to call. No security presence I can find. Hoping to learn more about the incident. Would like it verified if this was verified or investigated and nothingfound.found.
