Maintenance Incident When I submitted a request regarding an issue with my fan, a maintenance supervisor entered my unit while I was at work. Upon reviewing my camera, I observed him standing on my bed with his shoes on. I immediately reported this to Dylan, who apologized and offered options to make it right. I chose to have my apartment professionally cleaned, and we agreed on a date. That date passed without action, and when I followed up, Dylan admitted the ball had been dropped. Ultimately, nothing was done to resolve the issue. Later, I was told I could either have the cleaning or $50 off my rent, but not both—an unreasonable limitation that reflected poor customer service. Dylan, the manager, had previously told me I could receive both. However, once I provided him with the email confirming this, he claimed he had “misspoken.” This became the first of many excuses I encountered.
Apartment Transfer Request When I attempted to transfer from Building B, which sits directly beside the train tracks and is extremely loud due to trains running at all hours of the night—often idling outside while switching tracks—I requested to move to a unit in Building A. I was told nothing further was required on my end and that the paperwork would be prepared. After several days without communication, I followed up only to learn the unit had already been rented. This demonstrated a clear lack of reliability and care from staff. Even when I made every effort to remain in the community, I could not get a straightforward answer about what my new rent would be. As an important note to potential residents: management does not disclose that units in Building B are directly adjacent to the train tracks. The trains run at all hours, frequently blow their horns, and create unbearable noise. This was never disclosed to me when I signed my lease, and withholding this information from prospective tenants is both unfair and misleading. Move-Out Process and Deposit Refund I moved out on May 30, 2025, and scheduled a final walk-through with Kayla, the Assistant Manager. During the inspection, Kayla stated there was no damage to my unit and that it was in excellent condition aside from some light cleaning. Per rental guidelines, the inspection should occur within four calendar days after a tenant vacates, with both parties documenting any damages and estimated repair costs. At the time of my inspection, no damages were identified. Kayla recommended I pay the $250 cleaning fee to finalize the move-out and avoid further concerns, which I agreed to. On June 4, 2025, I received an email confirming that $250 for cleaning and my final water bill would be deducted from my $650 deposit, leaving me with a refund of $324.27 to be received within 10–15 business days. As of August 20, 2025—nearly 90 days later—I still have not received my refund. After multiple follow-ups, Dylan sent me a screenshot with a different calculation than what I was originally provided. When I asked for clarification, I was told there were “stains” that required further charges. I requested photos of these alleged stains but was told management could not locate them due to a “new system.” This excuse is unacceptable, especially since I was present for the final walk-through, and no such stains were mentioned. Gift Card Issue On top of the above, it took me five separate trips to the office to receive a $150 gift card that was promised. Each time, I was met with excuses and delays until I eventually received it. This only reinforced my perception of disorganization and lack of accountability within the management team. Conclusion and Expectations Throughout my tenancy, I have experienced repeated miscommunication, broken promises, and a clear lack of accountability from management. Standard Assembly is located in a the upcoming Wedgewood Houston neighborhood and boasts numerous amenities that make it a great place to call home. From the moment you step into the lobby, you'll be impressed by the attention to detail and the friendly staff. The staff at this apartment building is hands down the best part of living here, they have become like family. From my first hard hat tour with Savannah and then the following months of transition in moving with the rest of that staff they have gone above and beyond. From the helpful maintenance team to the friendly leasing agents, everyone goes above and beyond to make sure residents are happy. Dylan, Gavin, Savannah and Chris are the best can’t say enough about them. They have also welcomed my new puppy and he gets so excited to see them each day on our walks.

From pool parties to a weekly happy hour, there's always something going on that contributes to a sense of community and makes the building feel like home. The amenities at this apartment building are top-notch, with a pool, gym, co-working space, and more. Whether it's the complimentary coffee in the lobby or the dog run, there's always something new to discover. My specific apartment was spacious and well-appointed, with lots of natural light and great views. All in all, I highly recommend this apartment building to anyone looking for a great place to call home. Read moreI never thought I’d live in an apartment complex, but if I have to, I would choose Standard Assembly again and again. I have a spacious luxury studio in the WE-HO district - home to many cute bars, a few cafes, and lots of art! You can take a stroll around town and it has always felt like a very safe place to live. They are very pet friendly (there is even a room to give them a bath). They hold monthly events such as art classes, happy hours, Holiday parties, and yoga (to name a few). The staff is amazing and always helpful. Horacio helped me pick out my apartment and is still to this day always friendly, accommodating, knowledgeable and fun to run into! The maintenance is top notch and they really get any issue fixed within 12-24 hours. They have cleaners on premises nearly every day to make sure the shared spaces are always as clean as possible. The parking in the garage is great because they designed it to be easy to get to your apartment no matter which floor you park on. The pool is always clean. The walls are really thick so you don’t hear anyone next to you. The keys are very secure. There is a mailroom and a package room for easy and secure package receiving.
