2 ISSUES BELOW:
ISSUE 1 Rent in the system is often wrong. Rent Due Date is on the first of each month. When you log in to pay, the amount shown is not correct, I mean, big mistake (I pay about $1300 / month, they sent a bill of $8,000). A request to adjust is sent. An adjustment is sent with a $200 late fee because it was not paid on time. They make a mistake, you ask them to correct it, then they charge a fee and want the tenant to pay when they were the ones who made the mistake. (SEE ATTACHED PICTURES).
ISSUE 2 I've been a resident for one year now and just renewed the lease. I decided to write this review because of two different incidents at the pool area. One of the pool rules is that it closes at 9pm.
The first incident is that a couple of weeks ago, I was at the pool with one other guest, we were working, making an ad video, professionally dressed, not making any noise. It was 9:15pm and the security guard approached us and YELLED: "YOU HAVE TO LEAVE THE POOL, YOU HAVE TO LEAVE NOOOOW". I understand that we were 15 minutes over the limit, but the way we were approached, was totally rude and unnecessary.
The second incident just happened today, March 19th, 2020 at 8pm. It was my first time using the grill at the pool. We arrived at the pool area at 7:45pm to enjoy some time with a family member who was visiting. There was a very nice couple also having a cook out, and four other adults by the second grill and sitting area. All were adults having a good conversation and enjoying the beautiful evening.
Around 8pm, someone walks in and goes to each of us with a demanding attitude just saying: "YOU HAVE TO LEAVE THE POOL." We argued saying that the pool hours were until 9pm. Then this individual identified himself as a "courtesy officer" and that he received a message to close the pool and we had to leave.
All resident announcements are made through text messages and emails. No communication was received stating that the pool was going to close at 8pm on that day.
I was aware that a State Trooper lives in the building and that doesn't bother me at all. I actually feel safer. But what is unacceptable from any one is rudeness and lack of common sense.
This place is supposed to be a family community and a nice condominium to live in. People, regardless if it's an employee, a sub-contractor security or a "courtesy officer", need to respect the residents and their guests.
Also, an officer who lives in the building, when he is not on duty, not wearing a uniform, driving his State Police Car around and intimidating people, this is totally inappropriate.
It's totally understandable if rules change or a short-notice is given. But the MANAGEMENT has to coach whoever is representing them, a contractor, a sub-contractor or courtesy-officer how to talk to residents and how to have good manners.
Not only myself and my guests felt very uncomfortable, but also the other residents who were next to us. One of the residents who was African American, said he was going to say something but felt intimidated because it was an "officer" who was demanding us to leave the pool, and he did not want it to appear like he was confronting him.
The NOT ON DUTY OFFICER, remained inside his patrol car waiting until everyone left.
I hope this review can help the community improve their customer service and that it can turn into a better place to live in.

Read moreWe've been living here for going on two years now and for the most part it's a great apartment complex to live at. Althougth now we're starting to experience apartment issues that havent been attended to as we'd expect. We've encountered roach issues over the last 5 months that still hasn't been resolved even though we have been meticulous about apartment upkeep and pest control coming every month. Hurricane damage (cracked cieling, water damage in the bathroom and living room and is now growing mildew) was done to our apartment when Ian visited and that hasn't been resolved either, although maintenance has come by 3 times to "inspect" the damage. The rent has increased and yet we're experiencing issues we hadn't in the past as newer residents (I noticed maintenance was more attentive and timely with resolving issues during the first year). I feel like once you've been here for a while things start to go downhill and that is contributing to a high turn over rate. Why is the rent price increasing when nothing new is being done to the apartments and apartment maintenance issues are not being resolved as they use to?
Pros: the pool/gym/amenities area is kept up but people don't often use the area so I assume there isn't much maintenance needed. Other than they gym and pool I don't often see people in the clubhouse (very nice area for leisure time).
maintenance staff are usually timely with resolving appliance and apartment maintenance issues. As of late that hasn't been the case it seems, sometimes you have to put in multiple work orders before you get things resolved.
the location is near attractions and close to downtown
Cons: you rarely are able to reach the office by calling in once you're a resident. They often don't return calls so you either have to keep calling or just go down to the office to speak with someone in person.
traffic can be terrible, especially during the 3-6pm time-frame considering this location is right off of i4 (in two directions), near the millenia mall, costco next doo, and not far from downtown Orlando. Can be mayhem to go anywhere, even if it's 10 minutes away.

Read moreAfter living here for 8 months, and having to deal with the same amount of disrespect & noise coming from my neighbors since month 2, I would say be wary of you care about such problems. I like M North for the most part, the amenities, property, and staff are all great, they've helped me with other problems usually in a timely manner. But taking care of noisy neighbors seems to be a trouble spot.
I've lived in other apartments before, and while there are expected to be problems and friction due to the close proximity to others, I expect to receive some kind of help with these noise issues from the property. It is not necessarily the noise itself that I'm focusing on here, but the reluctance to help. As I am told to just keep calling security, which hasn't really made a difference.
At least 7 noise complaints have been made during quiet hours with security being needed, which is what I've been instructed to do multiple times, however I have not noticed any change, sometimes requiring another call the same night before I am able to sleep. Earplugs have only been able to help so much.
Again, I enjoy almost everything else about this place. It is beautiful, mostly secure, in a great location with easy highway access, close to restaurants, and it's very clean. I am not posting this review simply to write down my frustrations, but more as a disclaimer. I had hoped I would be able to have some quiet in my apartment. And I was wrong.
If you are at all sensitive to sound, work from home, work odd hours, or you're more inclined to depend on authority to help you out, this may not be the place for you.
UPDATE: I have submitted multiple recordings of the sound that I deal with. As of 10+ months living here I have made multiple additional complaints and have finally received some assistance.
The official reasoning behind nothing being done is that I am too quiet and my own noise does not drown out that of my neighbors, so the solution, according to management, is that I need to make more noise, myself. Which doesn't really help when one is sleeping, reading, having a conversation, etc.
I removed another star for this response. I will not be continuing my time here and would recommend other apartments in the Millenia area as they have been quick to handle situations...
