LIVE ANYWHERE IN PHILADELPHIA BUT HERE- SERIOUSLY!!!!!!!!!!!
I have lived in Philly for 6 years. I’ve live in North Philly, center city, and west Philly. This by FAR has been the worst living experience of my entire time in the city.
Yes, being in center city the area is very loud and congested but that is out of the control of the management at the Avenir. I wish I could say the noise was the worst part, but the management and the disrespect and disregard for the tenants is by far the worst.
My roommate and I had an incident in our apartment at 2 AM. We needed the maintenance worker who was on call to come on site immediately. Unfortunately, the worker on call slept through multiple phone calls from the front desk and did it come when we needed him at that hour. I’m not sure why they advertise 24/7 maintenance assistance.
Trying to get in front of management is impossible. We had issues with random added payments to our lease, our lease being extended in our portal after filling out paperwork and letting the avenir know way far in advanced and several times we were not staying. Duanda in the main office continually left me and my roommate unsatisfied when we would go to her for help, she would push it off saying it will be fixed in the next day. This would never happen I would have to repeatedly reach out or remind her to have it fixed. Duanda honestly never made us feel like she and the avenir cared about our issues and honestly wanted to help. Extremely upsetting feeling from the place you are residing.
We have also been moved out for 2 full months. We were told we would receive our security deposit in full 30 days from moving out and still have not. Once again, we were told we would receive this 30 days after moving out and it’s been 2 full months and we have not received anything. We have been reaching out to management and same as before, ignoring our emails and pushing it off when we do get in contact with them it may take a day or so to track down.
I would highly highly highly highly recommend living anywhere else in Philadelphia...
   Read moreAvenir was my first stop of my American study journey and I lived in Avenir for 33 months. The location is great, which is really easy to get the public transportation. The management is awesome because the staff is tremendously helpful and responsive. L'Vina, Olivia, Joe, and Yessica have been super helpful when I lived there. Although I did not know Yessica, new manager, that much, she has been helpful during my moving out processes and gave my security deposit very quick. The building and common areas are always clean. The amenities, gym and thinking suits, are excellent.
There are two things I would like to recommend. First, I heard Avenir requests a guarantor for most international applicants, which I suggest take it down. I was fortunate that that requirement did not apply to me when I moved in. Otherwise, I would not rent this place. I knew one of the potential international applicants contacted me and tended to apply to live in Avenir. However, the guarantor requirement pushed him away. I would give you more advices and an alternative regarding this if any higher-up staff would like to hear. Second, the major reason why I moved out is the continuous increase in the rent although this is kind of "normal" in the rental markets. However, besides of keeping the business growing, I would like to suggest Avenir or Scully company to have some promotions for those who would like to live here for long-terms, particularly during this inflation period. Any kind of extra help will make your residents feel the company also cares about them. If my rent will not increase that much, I would like to live here until I finish my doctoral studies, which will be further three years.
Finally, I hope I can still get the referral bonus because I answered several questions from a potential resident on the Rentgrata app, and the person has applied for Avenir and will move in Avenir this month. The reason I have not received yet because the leasing office told me I need to wait until the person actually move in. Hopefully, they will fulfill in...
   Read moreI lived at Avenir for two years. While the location is great and maintenance was generally responsive, my move-out experience was extremely disappointing. Due to a tight schedule, I couldn’t do a deep clean before leaving, but the apartment was in decent condition aside from a coffee stain on the carpet.
Weeks after moving out, I was charged $1,650 for full carpet and flooring replacement, along with deep cleaning and other fees. Despite asking for consideration based on my two-year tenancy, respectful track record, significant education debt and recent job loss, management refused any flexibility and insisted on full payment.
This felt excessive and unfair. Be extremely cautious when moving out—they may charge for full replacements even for minor wear. Document everything carefully and don't expect any goodwill, even if you were a good tenant.
