Pheasant Ridge Apartments — Attraction in Rowland Heights

Pheasant Ridge Apartments is the worst place to live, they fix everything superficially and the problems are never really taken care of. They tow your car even if you are a tenant and have a valid permit , they try to find any possible way to scam you I started having plumbing problems on my first month after I moved in. The upstairs neighbors clogged their sink and the water came up in my sink and flooded my kitchen. The sink in my bathroom smells like sewage it’s just a horrible smell to have to smell every morning. My kitchen sink has been flooded over five times since I’ve moved in. I’ve had to request a maintenance request every month for plumbing problems and other issues. The management is also very rude useless and very unprofessional. One of the manager came and knocked my door like she was the police, I requested that the carpet be replaced because it has been getting wet due to plumbing problems, I’m sure it now has mold. Other issues that I have noticed in the apartment complex is there is never any parking. Some tenants they don’t have the concept to clean after their dog poop all over the floor ,I’ve also witnessed people jumping the fence or walk after tenant to come in and use the pool and other amenities. Weirdos doing drugs and drinking alcohol by your window where you have young kids and have to inhale that thru the window you ask the mangment to take any action but good luck they couldn’t even send you a note or email to move your car when they cut trees and leave it until it get scratches had to submit a complaint with sheriff department &the department of...

DO NOT RENT HERE! AVOID AT ALL COSTS. I never believed the comment review to places but listen to these. I rented an apartment, and the first day had cockroaches, I notified the apartment management told me they could send an exterminator that was coming the next day anyway. Exterminator told me that it would take a few days. I was not having it. The cockroaches went into my couch, fridge and other furniture I had to throw out. Long story short, cockroaches crawling through the sink and brown carpets. There was no food when I moved in! I never had a change to bring food. I never spent one night due to the infestation and left since they did not want to give me another apartment. I turned in my keys on the fourth day and demanded my money back for their breach of contract...Today I received a bill today for $14,701... they are scammers and I have contacted others that have commented about their infestations and they went through the same nightmare. Please avoid this place. I thought I would move here since the area is night, apartment looked nice but it was a nightmare. Management is mean and disrespectful. Manager Karrissa Ricklefs even stated there was a live cockroach and sprayed it with my insect killer on my kitchen counter when she argued the seriousness of cockroaches before coming to my apartment. The rent is expensive and the apartments are less than basic ( very cheap materials). Nothing luxury. Make sure to visit the unit that you are going to live in because it's a lot different than the ones they show you when you get in but they will find all kinds of excuses not to show you that unit before you pay and its already too late. The managing team is Terrible... specialy THE manager is the worst person that I had to deal with in my entire life without exagerating. When you go to the office to report a basic problem, they will rather laugh at you or BS you so that they dont have to deal with it. The worst thing is that once you get in, you need to pay for EVERYTHING there is not even a Fridge... In order to get the apartment furnished(fully) they ask for more than 400$ per month... All the persons living here agree that this place is to AVOID.

Dont be fooled by the well maintained leasing office and fancy entrance. The buisiness that's going on here is unhealthy in my opinion...

The only reason this place is working is that most people here are foreigners and they had to book the place before they have seen it, at least from the people I met here or for other reasons that are shurely more problematic.... The previous comment on the people coming here to give birth to child is true. It's actually a Vast majority of the people living here that keep up the buisiness and so they managing team dont have to worry about getting other clients... sad story
