Run for the hills! Renters and Owners stay away! Previous renter here- My rental management changed to Reeder mid lease and I have had a very unpleasant experience dealing with them. I am honestly not sure where to begin. I have never seen a property management penny pinch so intently. A monthly fee is charged for the portal access (24/7 service that doesn't exist), a service charge each time a payment is made even ACH payments. It was an enormous ordeal to get two roommates exchanges for two new roommates upon the END and START of a new lease, they wanted to charge us an atrocious "lease modification fee" that was Reeder specific. I don't recall the exact about but I want to say it was 75% of the house's rent $2800, so roughly $2100 fee to exchange roommates upon the end and beginning of a new lease. This is unheard of! In the 2+ years of being managed by Reeder I didn't see a single employee once to upkeep or coordinate care and management of this property. The owner of the property was immensely dissatisfied on the ownership end as well, paying fees to Reeder for essentially doing nothing to actually manager the property. Terrible communication, anytime an issue arose, which it did often with them slapping illegitimate fees on our invoice quite regularly, it would take them days if not weeks to respond. Typically these fees were not extremely large, likely them hoping we wouldn't notice the fluctuations in rent and fee changing (aka crooks). I'm talking it would take multiple emails, phone calls, voicemails. It is an olympian challenge getting in touch with these people. Upon moving out, they required 1000+ ( yes a thousand plus) photos of the property, every square inch, to be submitted for move out inspection. We followed the checklist provided, cleaned the place really dang throughly, for an old house we kept it in really good shape. Despite all of this, they are estimating to keep over 50% of our security deposit. Charging us for things that would be considered regular wear and tear for a property that was rented out for about 5 years. It has now been 2 months since we moved out, again weeks go by without a response from Isabella Reeder. They abbreviated Maine (ME) to Minnesota for a forwarding address, further showing utter incompetency. Anyway, run for the hills with this company unless you want to take on endless headaches, be financially taken advantage of, and overall deal with a company that feels like it run by the competency of high school kids doing a summer job. I could go on and on, but I will leave it there, glad to be moved out and once the security deposit is settled I cannot wait to shake my hands clean of this pathetic excuse of property...
Read moreI moved into a lovely space in the avenues of Salt Lake City a couple of weeks ago with the help of a specialist named Ahyeh and Izzy Reeder.
Ahyeh was responsive, however his professionalism was compromised by an irregular reference to me—a distant, virtual client—as “my dear.” I even gave him a chance to retract it or call it a mistake, but rather he insisted that it was intentional. Odd. He did successfully facilitate some of the details of my expedited move in.
Fortunately, I had a great experience with Izzy, who went above and beyond: driving +50 min two ways after hours to get me my key, expediting my move in date, and admitting ignorance where proper while seeking solutions. The final point helped me trust Reeder properties more.
Unfortunately, the tour of the apartment was self led and I was not able to get real time responses to my questions. The result of this was: I texted my question about pest history in the unit to Ahyeh who did not respond in a timely fashion. I waited a day and at that point felt pressure that I was at risk of being passed over for a less attentive renter. I love the amenities and location of the space, but I am disappointed that the delayed response time led to this moment of decision which ultimately resulted in pulling the trigger blind on pest history. I have found two dying roaches and a friend of mine found three “healthy” ones. Further misfortune: the lease (understandably) has a clause which leaves the onus of pest control on the renter. It is possible that I “brought them in” with a piece of furniture or some boxes that were stored in a basement—but I find it unlikely: I searched all the boxes and cleaned thoroughly before and after these discoveries. Either way, where Reeder might have been more helpful is having live responses (even if virtual) to my self-tour/showing questions. If I found out that the communication delay was a strategic move on the part of the company, I would be deeply disappointed.
They were responsive to my need to turn on the gas for my expedited move in, however my second request has gone untouched since submission.
Overall, I see that they are capable of professionally prioritizing needs, however I wonder if they are simply spread a little thin on resources. The difference between my previous property managers and Reeder is NIGHT AND DAY. Cody and his team are the most professional and efficient property managers that I've come across. After moving half my properties in September 2018, I could see an immediate difference in the level of service that I was missing, specifically with differed maintenance that was not being addressed, long response times to both myself and tenants and statements/payments not being done timely. I gave my previous property manager a 6 month notice to step up with the remaining properties hoping for the best with the move.
Well, Cody and his team did not disappoint and my prior property manager failed completely with the service continuing to decline and am still finding issues on some of these properties almost a year later. I ended up moving the property management for the remaining properties in March 2019, and could not be happier. It is so nice to go to google reviews and see my tenants posting positive reviews now instead of angry ones to get something fixed or just to get a call back!
