Is it worth it? I have lived here 2 years, and while there are some positives for living here, there have been a large amount of negatives. PROS: -New buildings with contemporary design -Nice range of amenities -Maintenance is usually quick to respond, and typically tries their best to fix any issues IF you get in via the tax credit program (for low income), you can get a reasonable rate. I don't know if this program is still being offered to new applicants though.
CONS: -CUT CORNERS: These buildings were built during the pandemic, and it has become clear that due to the material and labor shortages, corners were cut. For instance, my closet had a slow water leak in it for weeks (or longer?) due to an incorrect connection for the air conditioner that caused mold in my closet. It took a while to notice bc I had so much stored in my closet (these units have not much storage). Some of my personal property was damaged. Maintenance responded quickly when I found this and did repair the AC connection, had my carpet cleaned, and removed and painted over mold on walls. -PESTS: There has been a mouse infestation in my building for about a year. Maintenance is trying to correct this, but I still see mice in the ceiling vent in my living room. (They don't come into my unit, probably bc I have a cat). -FIRE ALARMS have gone off randomly multiple times. This has happened in my building at least 5 times, and I've heard it happening in other buildings. Management has had Fire Safety out to try to resolve this, but it still happens. It has been extremely stressful to my cat, because the alarms are SO LOUD. I try to get out of the building with him as fast as possible, but by the time we get out, he is SHAKING from fear. -OTHER REPAIRS: Probably due to these being built during the pandemic, there are multiple other repairs that have had to be done to my unit (and i've heard others experience similar). For example: My microwave would short out and flip the breaker randomly. I had maintenance over probably 5 times total over several months before it was finally fixed for good. They expressed it was a common issue among residents. -OFFICE STAFF: The leasing office and management has had a lot of turnover over the past 2 years. Some staff members have been great, while others have been rude, unresponsive, etc. The most recent issue I am having is with my lease renewal. It is due Nov 1 (5 days from now). The re-certification process was started for me in July, and I met with the person and gave them all my necessary documents then. It should have been ALL SET on my end. However, I am diligent, and at the beginning of this month (October), I sent an email to follow up just to make sure they didn't need anything else, and to see when I'd be signing for my new lease. I got an auto-reply back saying that person was no longer working at HOM Flats, and a new person was in their place. I emailed the new person who said they'd get back with me to let me know where they were in the process. I never heard back. Checked back a couple weeks later and they asked me for all of the documents that I had already given 3 months prior. There was a lot of back and forth (including phone calls that were never returned), and I STILL don't have a date that I will sign for my new lease. I expressed I might be out of town on the 30th and 31st, and needed it to be ready this week (it should have been done WEEKS AGO), but they did not care and said they could not guarantee it would be ready by then. It has been extremely stressful, but none of the office staff has taken any accountability for their mistake, nor have they apologized. If I hadn't followed up, would they even be working on it at this point? -COST: These apartments are VERY expensive at market price. I believe a 1 bedroom (610 sq ft) is around $1600/month, maybe more. If I wasn't in the tax credit program and had to pay market value, I likely would not live here.

The buildings and apartments are fairly new and they look high end but they are absolutely not. The walls chip so easily and the rent is crazy expensive for what you get. Lived here for 2 years and ALWAYS had issues with management. The maintenance crew is great! They will call when they’re on their way and they’re friendly. They did go through and replace the pull down blinds regardless if they needed to be replaced or not then charged you for them. They did this during the day while I was at work so I was not able to say they didn’t need to be replaced. The apartment does a lot of maintenance checks with only a few days notice. We asked the office what we are supposed to do with our dog since we both work and the office stated “to put him in the bathtub” I’m not going to have my dog sit in the bathtub all day while I’m at work. So I quickly had to make other arrangements. But it was very common for maintenance checks to be done often when they just did one and only a few days notice if that. When we had to renew our lease we were supposed to be contacted when it was closer to come into the office and renew our lease. Well they hired a new person to handle the leases and she forgot to contact us. They wouldn’t give us grace to sign the lease and we had to fight them to give us some more time to renew the lease since it was on them. They make mistakes and you have to pay for it. Finally they gave us a few more days to renew the lease. When moving out we spent so much time cleaning and when the maintenance person inspected our apartment he said he’s never seen an apartment so clean. Management refused to give us our deposit back and tried to charge us twice for rent. They kept refusing to give our deposit back and I had to get a lawyer involved and they finally provided us a check with our deposit. This place has been such a headache! Don’t bother calling the office, no one seems to be able to help besides the manager and she doesn’t call you back. The staff is VERY rude and they dont care! If you want to constantly have to fight with management I would recommend...
Read moreI applied for Hom Flats for the sense of community that it supposedly has. So far I have run into numerous problems:
They do not offer insight into how they price their units. As far as I can tell, they have at least 2 different price points based on your income.
The unit is overpriced for what it is. I am not just saying that based off of opinion. I using comparable units from other Grand Rapids apartment complexes. They are not the most expensive, but for what is offered, it's close.
3 They seem to either be under staffed or staffing is inefficient. Many times while calling, their has been no answer and I believe that I was even hung up on twice based on the abrupt end to the call.
The pre-approval process took two weeks. This is the longest I have ever had to wait for pre-approval and they have fewer apartments and or more staff than other apartments I have applied for in the past.
Inconsistent. I have been told different dates for availability by 3 different staff members. I have also had the same staff member tell me two different things for the same step of the application process.
Rude. I had heard about staff members being rude and having poor customer service. Now I have experienced it. I called to verify the amount for the security deposit. I called In, gave my name and explained that I was calling verify the security deposit. In mid-sentence I was cut-off and asked if I had come in to sign the verification forms. Unsure of what they referring to, I answered that I had been pre-approved. They seemed to become frustrated, explained the process after pre-approval and asked again if I had completed it. I answered no and they proceeded to tell me I needed to wait until Amanda reached out because there were people in line ahead of me. Baffled by their aggressive attitude, I said okay, thank you and they hung up. I wasn't able to verify the amount.
I am now waiting to be contacted by Amanda to complete the process, so that I can move in. I am not sure that I really want to at this point, but who knows, maybe things will improve after moving in...If so, I will update my rating. For now, I think...
