2/21/25 Update: Pepper and Paper actually emailed me about to offer a discount on a future stay if I agree to delete this review, lol. Now I understand how they might have such a high star rating overall. Photos of the email attached. Extremely sketchy, in my opinion.

Just left P&P for a 3 night stay with 2 small kids, at the end of December. The unit we had, 203, was extremely disappointing for the hefty $450/night we paid. It was a 1 bedroom with a pullout couch in the living room, and they loaned us a baby cot as well. Upon arrival, the door to the unit was actually unlocked which seemed like a huge security risk. Additionally, all the windows were open and it was freezing in there (not great with 2 little kids). We realized later that they were probably open to mask the horrifying smell from the apartment. I think it came from the dishwasher and also just an overall lack of cleanliness. I had to wash all the dishes by hand before using them, and the counters and floors were dirty when we arrived. There was an attempt to decorate the place in a modern way but it just wasn’t clean. Also, appliances and floors were worn with the finish coming off. The windows were poorly insulated as well.

The staff was helpful at least. They put together the baby cot that we couldn’t figure out and replaced a broken hair dryer in the unit.

The location is 5-7 mins walk from the Metro station and several bus stops, so it was great for getting into town. It takes 15-30 mins to get to the main attractions, depending on which one but we didn’t mind that because we enjoyed being in a neighborhood that was quieter and felt more authentic. The cafes and bakeries nearby were great.

Overall, if you can get a good deal on this ($200/night or so), I’d say it’s okay to book. But if you have to spend more than that, I’m sure your money is spent...

We have stayed at the apartments hotel for about a week. On the good side, the room had good facilities and was pretty comfortable. however there it ends, prior to our arrival they didn't probably fill up stuff like soap and olive oil so we had to buy on our own as the staff just replied to us that we need to buy if it finishes.

furthermore aside of a nice staff person who welcomed us and explained well, most of the staff didn't provide good service if it is because of lack of english or knowledge.

It was pretty disappointing to get replies like we will wait for the manager to be here tomorrow or that the AC was switched to cold because people asked last week that it will be turned from heat to cold. The evening during our stary were pretty cold and for the amount of money we payed, we find essintel to be able to heat up the room if we want to.

In addition, a very disappointing thing was that we booked the hotel for a pretty long term stay during our trip, and expected to use the self-use laundry. As the hotel looks nice and has a very nice lobby and public area, the laundry room is located in one of the most creeping spots that i have seen at minus 2 floor, was very dirty and there was only one dryer available.

in total, I wouldn't recommend it and will also suggest to closely check its location, and the availability of bus line and metro around it. the metro station that's 10 minute walk has only once line - M7, which can be good maybe for going to the Louvre, and the area, but can be a very long journey to place like Eifel tower,Montmartre and other place on the other side of the river. Also the bus lines that are near the hotel don't run so often as expected during the evening time and we often took a taxi back even if we just had dinner in a close by neighbored like...

Pepper and Paper could use a deep down cleaning. The sink had 3” of water in it upon arrival I had to put my hand in the water to release the plug. The counters and stove top were not wiped off. The floors seemed dirty and sticky so I wore my socks and they were filthy from the floors. The heat didn’t work in one of the bedrooms. The lights don’t come on with the switch at the wall - instead they are touch lights. Why would you put touch lights in 2 bedrooms that guests aren’t familiar with? The toilet seat had pee stains and the patio has thick green mold. The tiolet is behind the bathroom door so it’s not easy to get too plus the bathroom is small. One of the duvet covers had a rip in it. The couch sloped and was very very uncomfortable to sit on. The only good thing about this property were the TVs. You also had to turn in the key each time you left so it was a contactless system. It seems to me that this property is taking money but not investing it back into the property. The staff was ok - some nice and others didn’t want to be bothered. The front desk assistant made a face when I gave them the dirty blanket that was in the closet and asked for a new one. The blanket had animal hair in it. The spare duvet in the closet smelled like vinegar. Overall it was an unpleasant stay. They also told me it was 5 euros to get clean towels. We paid $1400+ for 3 nights at this property so I expected a lot more. Very disappointing. It was the worst place we stayed in out of 7 in Europe. Also the location was not great. It’s not a busy happening area. There are no stores around if you need something. Even the hostel we stayed in was better. Do yourself a favor and find another...

We stayed in June 2025 as two adults, one teenager and one preteen. We enjoyed our stay and would happily do it again. Pros: -Loved the location. 1 minute to buses, five minutes to the metro, three minutes to a fabulous market street, but felt completely “local” and untouristy. Carrefour Express on the corner is open long hours and despite its tiny size had almost every little essential we needed. - Two bedroom apartment was clean and relatively well stocked, plus big for Parisian standards. Super comfortable firm beds, air conditioning units were GREAT. We sat outside on our unit’s small terrace every morning and evening. 🩷 - Front desk staff was so friendly and helpful, all the time. - Shower pressure and towel quality were awesome. - We appreciated the in-unit washer/dryer for our two bedroom, with two complimentary soap packets. Cons: -We had some minor maintenance issues in the unit: plugged shower drain, a few tiny ants that kept appearing on the floor, one TV went on the fritz, etc. Staff worked quickly to resolve these issues, but I know some folks would be disappointed that everything wasn’t perfect. It would not stop us from staying here again. - At times there was some minor noise from the unit above us and the A/C unit in the bedroom. Using a white noise generator at night made this no problem. Ditto that there were kids playing soccer outside until 10:30pm on Friday night. Otherwise it was exceptionally quiet and we all slept really well. - The kitchen could use a few extra dish towels and a paper towel roll. Again, we were happy with our stay, loved the location, and thought the staff were excellent. Thank you Pepper & Paper!

Best experience ever in Paris! We had a 2 bedroom apartment. It was pretty big, bedrooms were separated with the doors (which is rarely the case in Paris). There was a well-equipped kitchen even with simple oven and dishwasher. The heating is done by air-conditioner and is pretty efficient. Overall the condition of the dwelling was very very good, and apartment itself can't even be compared to usual 10-13 m2 rooms in Paris (as it beats them on every single point). The staff were nice and accommodating. There was even a welcome note written by hand when we entered the apartment. Registration desk is open 24/7. Note, that there is a 300 euros credit card security deposit when you check in. Also, they propose you to check-in online, but if you do not want to provide your info to third party, there is no problem to check-in in person on arrival. The location is nice and quiet. There is a school just in from of the hotel. 5 minutes to bus stop, less then 10 min to 7th line metro station. Both bus and metro can take you to Chatelet, Louvre, etc. Just around the corner there is a 24/7 small shop. The variety is not the best, but still you can buy some things in the case of need.
