Positive: We had rooms facing out into the countryside. Wonderful views. There's also a small terrace which would make a good place to relax with a drink. It is a very convenient place to see the whole of Assisi. Restaurants and bars are within easy reach.. Negative: The beds were probably the hardest and most uncomfortable I've ever tried to sleep on, and creaked every time you moved. The pillow was wafer thin. Our friend had a low numbered room on the outside and the air conditioning unit from the building next door kept him awake most of the night. The furniture is functional but cheap and flimsy. The building echoes and you can clearly hear other guests conversations rooms away. You should be aware that if travelling by car the nearest car park is a 10 minute walk away and costs 12 Euros to park overnight. We got lost on the way back. Positive: I loved that it was on a quieter street with a commanding view of the Umbrian countryside. Owners.were really friendly and let me check in even though I’d arrived early. It’s basically a room only premise but it is all you need for a simple accommodation in a village like Assisi. The bed is just ok and the shower is small but if you’re there for pilgrimage, this place is perfect considering price and value. Heating and shower facilities all worked well. It was strategically located to main points in Assisi, and a short walk to St Claire’s church, restaurants, town Centre, bus stop etc.. Negative: Get your own soap/shower cream if you’re one that’s particular about such things. Other than that for the price you’re paying it’s a really good place. It’s not a hotel so set your expectations...

I have definitely enjoyed the kindness of the owner who lives on the first floor and let's you have flexible checkin and checkout hours. The room is big enough and has a wonderful view of the nearby hills. The bathroom might be too small for a big person and therefore be careful if your size is XXL. The bed is comfortable but the pillows too thin and the armoire tends to make funny noises when you open it up. The location is unbeatable and the price...
