Let me start with the great points of the hotel. ||First of all, the location was great since the hotel was just a block away from 711 and 2 blocks away from Don Quijote/subway station. The hotel amenities which included a wide variety of shampoo/conditioner/bath salts, cotton swabs, cotton pads, hairbrushes, hair ties, etc were also great. The room was not large, but everything was well though of since there was enough space for our luggage, a baby stroller, and 2 adults and 2 kids (4 and 10 years old). The free coffee and tea at the lobby and the free rice and soup at night was also a plus. It was also so considerate for the hotel to provide smoothies for checked-in guests who did not avail of breakfast. The breakfast selection was also great especially since it featured a lot of local delicacies and dishes. The check in and check out process was also hassle-free, with the staff at the reception being very pleasant to speak with. The room we booked only allowed a maximum of 3 persons, but the hotel was gracious enough to let the 4 of us stay without any additional charge. However, they did ask us to pay for our child's breakfast.||Now for the negative points, although these are not deal breakers. We just found it odd that the façade of the building was made of blue tiles which made it look like a shower/bathroom area. Also, while the location was conveniently near the shopping street, the station, and a few other shops, the hotel was located in the red light district area so we had to be wary when walking around with our kids as the images of the nearby establishments were quite disturbing. We had to get out of the elevator corridor, go outside on a ledge to access our room so it was a lot more exposed to outdoor noises, even if on our arrival I asked if the room was quiet, the guy said yes knowing it wasn’t. This hotel is supposed to be non-smoking but they don’t reinforce the rules. We had neighbours smoking outside of their room on that landing so all the smoke was coming inside our room. When we went downstairs at the reception counter they didn’t understand because of language barriers and told us to write through Booking app. We did, and never heard back, until two days later this afternoon, after we posted a complaint on the app. There were also insects in our room, the bathroom wasn’t clean. Overall their response was simply that they apologize but we reserved in a “vibrant” neighbourhood and they can’t do anything about not respecting their agreement regarding a non-smoking hotel and violating articles 7 and 11 of their own contract. They refused to compensate and live up to their rules. That’s how much they care about customer service. In other words they are allowed to fine but they won’t address customer-value in any way. If you want to stay in the red light district, don’t want to sleep, enjoy the smell of cigarettes and like having limited communication or no follow-up when you report a problem, this is your place. One thing for sure, it is wrongly marked as a four stars hotel on Booking.com. It was the most expensive we had of all the hotels we booked in Tokyo, Kyoto and Nagasaki but also the smallest and most dirty (15 m2). Couple of mins to Nakasu 中洲川端駅 metro, also within walking distance to JR Hakata St 博多駅 and Nishitetsu Tenjin 西鉄天神. Don Quixote ドン・キホーテ and Canel City Mall キャンネルシティ are close too.||||Cafe:||For drinks. We didn't use tho.||||Cons- location:||If I were a girl staying alone, I would avoid this location. Probably its chain in Tenjin is better option as there are too many bars, clubs, pubs and adult shops close by, where a lot of drunk guys around.||||Room:||It is smaller than we expected. 18m2. It seems half of the size has gone to the bathroom but there's not enough space to put stuff, so we ended up putting a chair inside for clothes or cosmetics.||||Cleanness:||We found an opened milk box in the fridge right after we checked in. We requested room cleaning every day, and though we were informed that they would not change the bedsheets everyday but fixing it which is fine, we found that the used towels were not collected, the floor was still dirty. ||The hotel is supposed to be non-smoking but our floor smelled with cigarettes and was pretty strong. After we informed the staff, the second day got better.||||Loudness:||It was just very loud.
