I think some of the reviews here are quite unfair from my experience! Set your expectations accordingly - this is a traditional Japanese home, not a swanky hotel! We stayed in a private room, which was 2 futons set out on tatami mats. The futons were comfortable and the sheets were clean, the room stayed a good temperature and the room was very quiet so I got a great night’s sleep. There were NO bedbugs - I was worried after reading other reviews! I really loved feeling that I was in a proper Japanese home, and appreciated a lovely welcome cup of tea and local sweets from the lovely host. The breakfast was good - the host brings it to have in your room at whatever time you request, which is really helpful. You do have to wash up your dishes and the kitchen is a little dated. Both kitchen and bathroom could be cleaner, but not to the extent of other reviews here, and not to extent that I wasn’t happy to stay here. I loved the view of the bamboo outside our bedroom window and Tani was a very kind host, even giving us a parting gift as we left and allowing us to stow large luggage with her for the day. Location fab - a couple minutes walk from the bus stop that goes straight into central Kyoto (though can be very busy so might need to consider other transport if you have lots of big bags - we found that 1 day bag and 1 backpack was just about okay as long as you got a seat and could fit everything on your lap).

This house was a horror house. Black mould everywhere. A shared toilet with 14 people. Floors were inclined and the house felt like it was going to fall apart with a soft wind. So much rubbish everywhere, and you could tell the owner was a hoarder. Be careful, she charges you before you can see the house. And she will charge you more than the price online. Rooms have no privacy at all and you will be sleeping in a tatami with a 800 years old pillow and mattress. The “breakfast “ she makes every day is actually stale old clearance food from the convenience store. There is no toiletries. Towels are old and they don’t even dry anymore. The toilet has no door so you have to close a curtain to let everyone know you are in. Tani can barely walk, let alone clean a house properly. On top of that, the house is about an hour away in bus from any major interesting place in Kyoto. We paid 400 dollars for this room. Worst mistake of our lives. Scammers.

In a beautiful location actually on a temple with a beautiful view and amazing buddhist temples in short walking distance. The most least expensive place to stay in kyoto close to the subway and buses in order to travel anywhere in japan! Downstairs has one of those electronic toto toilets and the showers where always warm even when a lot of people took showers the same day. If i ever come back to Kyoto I will without a doubt be staying at Tani House again.

NO, this is DEFINITELY NOT a 2-star hotel as published. It is DEFINITELY a low budget HOSTEL. (Or a warehouse turned hostel? Or the other way round?)

It is only recommended if and only if: You're running out of options; and/or You're running out of budget; and/or You're merely looking for a place to sleep; and/or You're trying to prove the reviewers' comments right (or wrong).

This is the dirtiest and messiest accommodation I've ever stayed in a well developed and cultured country. (Let's forget about the poor hostels along the mountainous treks in Nepal - yet most are clean and neat though very much lacking.)

Bring your: Toiletries as they're not provided Towel as you may not want to use theirs Slippers as the floors are dusty and toilets may be wet Sleeping bag as you may be complaining about the dirty pillowcase/ bedsheet/ blanket etc Ear plugs as you may hear sounds from other rooms over the thin walls Hangers/ hooks/ clothes line etc as you may need them in the room/ bathroom Wet tissues as you may need them in the toilet, kitchen, etc Big open heart as you may need to expect the unexpected and embrace them gracefully. Instead of this hostel, you'll need to focus on the superbly scenic and historic Kyoto where some attractions are of short distance from this house

Anyway, with the low price paid, in the expensive and touristic Kyoto, and during the peak season, what more we could expect? I guess the rated stars are generously given to the price paid over the shelter, and the friendly old Japanese granny who singly manages the dirty old house without any housekeepers?

For the price paid, you'll still be able to enjoy the: Daily breakfast which is decent enough though with limited variety of instant coffee, tea, packed fruit juice, Japanese rice balls, Swiss rolls, pancakes, breads, bakeries etc (You may serve yourself upstairs on first come first served basis as I don't think granny will replenish) Hot shower, with bathtub, though you may not dare to soak your body in it (Funaoka Onsen near Kenkunjin Temple is only 10-15 min walk from this hostel if you want to use the public bath/SPA - bring your own towel and toiletries there or buy at the onsen. Yagumo Shokudo, a very small eatery at the corner opposite the onsen offers authentic Japanese meals and sake/ beer after the hot soak and bath.) Heater in the rooms though some windows/ doors are broken hence some areas may not get the needed warmth (just put on your warm clothing if that's the case) Heater on the toilet seat though you may need to keep the windows opened to let out the stink Washing machine in the bathroom though we don't see the drying area Strategic location where the bus stops are only 5 min walk from the hostel and the buses lead to many attractions and train stations. Some of the tourist attractions like Kinkaku-ji, Daitoku-ji, Kenkunjin-sha are of reasonably short walking distance...

Mrs. Tani is such a kind person and she speaks a lot of English. I went to Kyoto on a school trip through my college and we all had an amazing time. Tani House is very quiet at night and I felt very safe everywhere I went in Japan. Most nights my friends and I would walk to the Onsen which is only a few minutes away. Morning walks are quite amazing as the guest house is surrounded by the Rinzai Zen Buddhist temples of Daitoku-ji. It is also right next to the main street with easy access to anything you might need. It costs only about $20 to stay in Tani House and without it, our school trip would not have been possible. The doors aren't locked at night but I never felt unsafe as Japan is a very safe country. Mrs. Tani hand makes rice balls for a free breakfast every morning at 5 or 6am. She also sets out pancakes and other foods to eat. She had a hot pot of tea every morning. The pancakes are filled with syrup and butter and they are delicious. We stayed on futons which we rolled up each morning to keep out of the way. The bamboo outside the window was very scenic to wake up to. The toilet area is small but perfectly functioning. The shower and sink are pretty typical but I would recommend going to the Onsen in the evenings anyway. It's about a 20-25 minute walk to Kitaōjie station for the subway although I'm sure there's a bus that could take you there faster. It's also very easy to find off of the main road. You can ask a local in Japanese how to get to Daitoku-ji from anywhere in the city and they almost always know where to direct you. Also, the locals we met in Kyoto were always so kind and helpful to us when we asked how to get around. The walls are made of paper in Tani House so you can't lean on or lean anything against the walls. You can also hear others talking easily so it's important to be as quiet as you can. We were provided with a heater which worked well. If you like squishy pillows, its a good idea to bring your own as the one provided is...

Vous connaissez Tim Burton et son dernier film Sweeney Todd? .... Je le suspecte d'être passé à Tani house pour imaginer la boulangerie de Mme Nellie lovett. Vous connaissez quelques images de films d'horreurs? Bon ben voila... Vous avez une idée de l'endroit. Et attendez de connaître notre histoire...||||Nous n'avions pas réservé notre ryokan avant de partir à Kyoto. Et c'est dans la joie que nous avons reçu le mail de tani house confirmant certaines disponibilités. Les photos sur le site ne sont pas exceptionnelles mais laissent deviner un endroit sympa et grand. Cuisine, près de Kyoto, pas cher. Quoi demander de plus?||Le choix s'offre à nous; voulez vous choisir l'annexe de tani house en plein coeur de Kyoto ou tani house plus éloigné et un peu plus cher? Heuuu.. Devinez ce qu'on a choisi. La nana est sympa, propose de payer le taxi, mais n'envoie pas (malgré ma demande insistante) des photos du lieu.||||Pour faire tres tres brefs; murs sales, taches cachés sous des draps tendus au mur, des serviettes de bain à la place de draps, des cafards partout, une cuisine impraticable (1 plaque de cuisson ridicule posé sur le bord de l'évier, rouille, graisse, etc etc) , une sale de bain ridicule (2m2, poils , cheveux, serviette sur la cuvette, m...e sur le gant qui entoure la brosse à nettoyer la cuvette), les fenêtres ne s'ouvrent pas, du gras et de la poussiere partout, un rangement humide et sale. ||Je ne l'ai pas vu tout de suite et ai même un peu sermonnée mon fiancé " tu n'es jamais content... c'est pas ce qu'on avait prévu mais ça va quand même".. Hummm.. .C'est lorsque je me suis retrouvée seule avec les cafards, ouvert les placards, soulevé la couverture du lit, que j'ai commencé à paniquer. Retrouver des cafards dans mon sac et leur apporter une seconde vie chez moi? ... non merci... Je remarque qu'en plus elle n'a pas payé le taxi comme promis (pas grave en soit mais bon). ||||Je rappelle donc la jeune femme, lui explique que nous avons changé d'avis et décidons d'aller au tani house. Je prends nos 2 grosses valises et attend dehors. Elle décide de téléphoner à sa maman qui tient le guest house. Et nous commande un taxi. Elle veut prendre nos valises chez elle (en bas de l'annexe) et nous demande de remonter dans la chambre. Pas question pour ma part je me sens très mal dans cet endroit et je ne laisse pas mes valises comme ça. Mais elle insiste, ne lache pas ma valise, me pousse pour que je rentre. Je sens l'arnaque mais reste très polie. Ca prend 10 min (ca fait tres long) elle cède. On attend 1h30 le taxi dehors. Mon copain sent l'arnaque et veut qu'on parte vite. arrete.. ", c'est bon. On a vu les photos sur le site, on sait à quoi s'attendre". pour ma part, je me rassure; le lieu a l'air sympa. 1h30 c'est long... surtout quand il y a plein de taxis vide qui passent devant vous...||||Houla... on arrive dans un coin perdu, le taxi a roulé longtemps, la maison est sombre. On passe sous de la verdure; c'est sympa. La chambre est rangée; il y a une table basse posée et rien que des tatamis. Ok ca ressemble au photos. Oups en regardant de plus près, les tatamis sont très sales, des cafards, des murs bruts et tachés etc. Les matelas sont rangés dans un placard humide et sale. La cuisine encore pire qu'a l'annexe. Tout rouillé et tout gras. La sale de bain une horreur... J'en ai été stupéfaite, je ne savais même pas que ça pouvait être vrai ce genre d'endroit. On refuse. La maman insiste en me disant qu'elle a 3 maisons et qu'on peut juste regarder. Ok . Tiens; les maisons qui étaient full (soit disant) sont complètement vides. En marchant vers les maisons voisines je me rends compte compte qu'on est face à un cimetière, une main sale et contractée dépasse d'un mur qui a été cassé à un endroit.. Oui vous avez bien lu et j'en rigole maintenant mais sur le coup je me suis dit qu'elle allait nous tuer et nous découper avec ses instruments rouillés. Bon c'etait une fausse main, je vous rassure. Mais c'est vraiment de tres mauvais gout, surtout après ce qu'on a vu. Par contre vous y feriez la meilleur soirée hallowen. ||Bref, le reste est pire encore que les deux premiers, long a expliquer mais VRAIMENT VRAIMENT VRAIMENT n'y mettez pas les pieds!!!!||||POUR INFO; j'ai vu une video fait par des canadiens qui vantent les mérites de la maison (ca a l'air trop fun). Vous remarquerez que cette video est faite en plein jour et pourtant vous ne voyez rien du tout, la copine qui fait de la musique et s'éclate (j'y crois pas une seconde). Méfiez vous... Je sais de quoi je parle, parfois les images sont trompeuses. ||||On a galéré sous la chaleur avec nos grosses valises et notre fatigue pour retrouver la ville. On vous conseille de faire un tour à l'office du tourisme (au cube) qui nous a trouvé un hotel super pour pas cher (ils ont des tarifs réduits)....
