We were very impressed with this hotel and plan to return for several nights next month. On average, we travel to Mexico about six times per year to see family and for business. We rarely stay in Cancun because we find it to generally be too loud and impersonal for our tastes.
Fiesta American Villas genuinely changed my view of what a trip to Cancun could be. It has a boutique feel reminiscent of hotels we enjoy at home in NY(USA). Some highlights include:
Professional, attentive staff that make you feel like you are a valued visitor instead of a number.
A classic lobby bar staffed by a bartender who would fit perfectly in any of the other great hotels we’ve visited around the world. He was friendly, but not obtrusive. He was skilled in his craft, happy to make drinks exactly to order, but also knew when to offer interesting advice on what might be a novel drink to try, or an area to explore. There were no loud “drunks” hollaring at the bar. It was a good mix of local and international guests - so plenty of interesting people to meet and enjoy some time with. Families were quietly enjoying ping-pong and air-hockey in the open-layout area of the lobby bar - this made it feel lively, but not loud or distracting. Just very well done and thoughtfully setup.
Gracious bell service and reception service staff that were, again, very friendly, but not in the saccharine way that seems so common in Cancun. They are obviously seasoned hospitality professionals and that made our check in fast and effortless, but without any of the trademark Cancun superficiallity.
An excellent on-site steakhouse-style restaurant called La Bodega.This restaurant is intimate, tastefully decorated, and served up several good dishes including an outstanding flank steak grilled exactly to the requested temperature. This is, in our experience, common at hotel-restaurants around the world - but not usually in Cancun, so it was a very welcome experience. Pricing was also a bargain. Two of us dined, and with dinner, wine and cocktails we were under $100USD.
A beautiful, well maintained beach. The real star of Cancun is obviously the area’s exquisite, world class beaches. Fiesta American Villas does a great job of highlighting this natural endowment and making it easily accessible. The coast line is non-linear, making for several intimate coves that feel private and relaxing.
Lovely gardens and pool area. The hotel boasts the somewhat typical large, open-style garden and pool area, but thoughtfulness was put into the layout and that makes it feel inviting, intimate and enjoyable to explore. It has none of that factory-vacation experience you get at the huge resorts where you spend more time walking than anything else.
Clean, tasteful rooms that are well appointed and quite large. Structurally the rooms are typical of those offered at 20th century hotels across the Caribbean - e.g. lots of painted concrete and pseudo terrazzo flooring. But they have been tastefully updated both with decor and tech (including large TVs and modern telecom equipment).
Easy walking distance to convenience stores, banks etc.
Fast friendly valet / bell agents who have near instant access to taxis and car services to help you reach any other area.

Read moreFiesta Americana Cancún Villas is such a GORGEOUS hotel although it is quite smaller than the other properties in the hotel zone. My girlfriend and I took this trip for our 6-year anniversary / her 28th birthday, and upon arrival we were treated like celebrities. From the moment we got out of our cab, the hotel staff immediately took care of our luggage in such a friendly and courteous manner, and the check-in process was super quick and simple. We arrived around 11AM, HOURS before the actual check-in time (3PM) and they were able to arrange for our room to be ready that early! I was so impressed. The building itself, grounds, restaurants, pool area and private beach were so gorgeous it took my breath away. We were so excited!! After we checked in, we were greeted by Paco who was extremely nice, helpful and knowledgeable about the hotel and activities to do in Cancún. He acted as our unofficial host throughout our entire 7 day stay and always had a smile on his face. He performed a sort of introductory session with us to go over everything the property had to offer and he even gave us vouchers for a free 20-minute hand massage at the spa and a free photo session on the beach with a professional photographer! It all seemed too good to be true. With all of this information in mind; the only part that I did not like was that we were told we had to attend a timeshare presentation that was actually disguised as a “free breakfast”. We didn’t mind the idea at first, but after partying all night we were not able to make it to the “breakfast” the next morning.
Over the course of our stay, I began to notice every day that the front desk would call and persuade me to attend this “breakfast” over and over again until we finally agreed to go. Turns out my suspicions were confirmed and even though we did receive the free meal, it was all basically a meeting where we were forced to attain information about Fiesta’s other properties and asked to become a sort of member of theirs. Bottom line, they tried to get more money out of us by attempting to set up a future vacation with them and pay it off monthly. We were already worried about the expenses of our CURRENT vacation! What made them think we were able to book another trip for the future that hasn’t even been thought about or planned yet?? I felt as though the whole thing was rude and uncalled for. Other than that, our stay was absolutely amazing and I would recommend Fiesta to my family and friends!
It is very close to all clubs, bars, restaurants and shopping areas, clean rooms with daily housekeeping, and the view from our balcony was STUNNING. I even gushed about the small details like our toilet paper being scented 😅 I brought a roll home just for the memory (I’m a slight memory hoarder lol!) Only other con was that the tv channels didn’t offer much of a selection, but who’s staying in to watch tv on vacation anyway? Almost every night we could hear the live entertainment happening downstairs in the lobby and although my gf and I never attended, it always sounded so lit! They know how to party and make sure you’re happy — so we were definitely happy. It felt like a home away from home ❤️ I’d love to return someday, but I feel like there’s too much to explore in Cancún and I’ll be looking for another place that’s hopefully half as lovely as Fiesta for my future...
Read moreThis hotel has pros and cons. The pros: It's well located right on the beach and has a big pool outdoor area with lots of seating around the pool and beach. We rented a one-bedroom suite and the square footage was excellent. Quite a spacious room, large kitchen area/living room area and big bathroom. There are also lots of friendly and helpful staff. The cons: It doesn't really have a "natural" beach, more like concrete steps into the ocean. I didn't explore a lot, so I'm sure you could have walked down the beach a bit to access from a different area. It ended up being fine, I'd personally just rather a natural beach without steps into the water. The rooms are also outdated and sorely in need of maintenance. I can look past the older-looking design and amenities in the rooms, but the mold on the caulking was a bit gross. I did notice several maintenance people on site, but this sort of beach-front hotel needs a major renovation, in my opinion. The air conditioner was a timer, which I suppose is good environmentally but a bit annoying if it turns off on you during the night and you wake up hot (you have to turn it off and then back on before you go to sleep to avoid this). The bigger issue was there was no hot water. We arrived during a cold front, it was rainy and windy and we couldn't go outside let alone swim. But the water was just luke warm. I wouldn't mind if it was a less expensive hotel, but it is supposedly a four-star hotel and we paid $300 Canadian a night. I expect hot water in the shower. The boiler appeared unable to actually get the water hot (we tried multiple times, in the evening/morning middle of the day). Our toilet also clogged -- I'm sure this was our kids' fault, but does suggest some older, delicate plumbing. Also, be aware of the hard sales pitch the moment you walk in the door. Decline the offer to discuss promotions/activities over your first breakfast. Just say no (unless you want to spend money on booking activities through the hotel of course). We ended up getting up very early (not on purpose, time change) and left the hotel the first morning altogether (again was raining, so no need to stay near beach). It's sort of a double-edged sword: There's a lot of staff on hand to help you, but it gets overwhelming. At one point we got off the elevator and were asked by maybe 5 different people if we needed help. Practice being polite but firm or just ignore people. It's my vacation and I want to relax, not be bombarded by offers for help etc. Food was fine but expensive, as is to be expected in this sort of place. Drinks also pricey, but you can buy cheap beer at the OXXO and drink on the beach (not by the pool). Finally, I personally couldn't stand the loud music they blasted for 6 to 8 hours a day on the pool deck. But I was travelling with my family, not a 19-year-old on spring break, if that's who they're catering to. Also, good luck trying to take a nap or even just listen to your own music/podcast with headphones. Altogether, I'm giving them three stars. Two stars felt a little unfair, wish I could do two and a half. This place is just OK.
