I only put one star because I have to in order to write. I would have liked to give it zero stars. My experience was in one word poopy, but like literally (see picture). I was on a holiday with my gf and it was her birthday and I wanted to find us a nice place so the pictures online looked amazing and price was what I was looking for, but when we actually got there, we were very disappointed. First, there is no reception: we got in at 10.30am and were forced to walk around the city with our bags until 2pm when it was check in time. When we finally checked in, the room was not what we had anticipated. The view was very nice, but everything else was extremely average. We also noticed dust in the cabinets and got a sense the room hadn't been cleaned properly in a while (we have a video that I am unable to upload onto here). I then went to take a shower before we hit the sites. The shower flooded the entire bathroom, so we called the manager. She came, removed the drainage, and with her hand, removed a large amount of hair (not ours), telling us the housekeeper must have forgotten. While I was showering my gf laid down for a nap. When it was time for us to leave to make our reservations, my gf got up, and noticed poop on the inside of the blanket she was using. This is a dog friendly hotel, and it became clear to us there was literally poop (we smelled it) on the linens, which too had obviously not been cleaned properly. All of this was pretty negative, but we had to meet our reservation, and left for the day. While out we decided we did not feel comfortable staying at this hotel, as it failed to meet a basic level of hygiene, and was certainly not worth what we were paying. We texted the manager and asked for a refund so we could begin looking for a new hotel. She directed us to the owner of the hotel. He never apologized when we explained the situation, and his only concern was getting us to leave the hotel as soon as possible to get it back on the market (I have saved the messages). He did offer us a full refund, but then bombarded us with texts and messages telling us if we did not return to take our things immediately he would not be able to give us the full refund. The manager than began sending us messages as well (those are saved too), telling us we can't have it both ways, we either had to vacate immediately or pay for the nights stay. As tourists we had paid for a specific time slot at the Van Gogh museum and were forced to cut this excursion in half in order to rush back to the hotel and collect our things to ensure we wouldn't have to pay. It was a horrible experience over all. Even though we could have understood that things maybe happen, the biggest issue we had was that the team was not even one bit apologetic or understanding about how inconvenienced we were by the situation and by having to look for another hotel on the spot. It seemed like their only concern was the money they were losing.

Contrary to what the website says, this is not a "boutique hotel". There is no reception, no breakfast. Only rooms are made every day. This is more like a Rbnb. - it's not a studio either: it's just a room with one chair, a sink, a coffee machine and a bathroom. - The Amstel house needs a good renovation. It's not as nice and clean that it looks on the pictures. There are electric cable laying around, stains on the walls, the furniture is damaged, there are holes in the ceiling hidden by piece of plastic, some lights are missing... - There is no ventilation in the bathroom and the fake marble is in plastic: the result is that after one shower, everything is wet. In addition, the temperature of the shower isn't stable. - The lock of our room was difficult to open. So we took 1min each time to open it, by making lot of noise with keys. - The owner asked not to turn off the ventilation. It's an issue because the ventilation box is dusty and make lot of noise, just above the bed.. - there are almost any seals around windows, so the sound insulation is very bad and you hear noise from the street. In conclusion, don't be fooled by the high price and the beautiful pictures. You can find far better in Amsterdam center, especially for 340 euros per night, which is huge. Only a partial refund will make me edit my review.

Die Kommunikation seitens der Unterkunft war von Anfang an mangelhaft. In der Buchungsbestätigung und den E-Mails gab es keinerlei Hinweise darauf, wie und wann wir unsere Schlüssel erhalten würden. Erst nachdem wir selbst per E-Mail nachgefragt haben, bekamen wir eine Antwort – allerdings in einem unfreundlichen und unangemessenen Ton. Uns wurde behauptet, dass der Ablauf bereits mehrfach erklärt worden sei, obwohl wir nachweislich keinerlei Informationen dazu erhalten hatten. Nach unserer Ankunft in Amsterdam wollten wir den Schlüssel abholen und hatten zuvor per E-Mail erfahren, dass wir unsere Sachen um 11:15 Uhr ablegen könnten. Vor Ort war jedoch niemand anzutreffen, und wir mussten im Regen fast 30 Minuten warten, ohne dass jemand erreichbar war. Der eigentliche Check-in um 14:00 Uhr lief dann ohne weitere Verzögerungen, doch die Zustände im Zimmer waren enttäuschend. Direkt nach dem Bezug des Zimmers fiel auf, dass die bereitgestellten Handtücher nicht frisch waren. Sie hatten Flecken, und in den gefalteten Handtüchern fanden sich noch Haare vom vorherigen Gast. Generell war das Zimmer nicht sauber, und weitere Mängel wurden sichtbar: Das mittlere Fenster war kaputt und ließ kalte Luft sowie den gesamten Straßenlärm ungehindert ins Zimmer. Dieser Defekt war offenbar schon seit Monaten bekannt, da ich vor der Buchung davon gelesen hatte. Dennoch wurde dies nicht bei der Buchung oder im Vorfeld kommuniziert. Auch der Eingangsbereich ließ zu wünschen übrig. Direkt vor der Haustür lagen ein benutztes Tampon und anderer Müll, der offensichtlich hätte weggeräumt werden können, aber dennoch einfach dagelassen wurde – ein sehr unangenehmer erster Eindruck, der sich im Verlauf des Aufenthalts fortsetzte. Zusätzlich enttäuschend war der Umgang mit der Versorgung: Bei unserer Ankunft wurden uns lediglich drei kleine 0,2-Liter-Flaschen Wasser bereitgestellt – für drei Personen. Über die restlichen vier Tage gab es keinerlei Nachschub, was den Aufenthalt in dieser Hinsicht ebenfalls unkomfortabel machte. Während unseres Aufenthalts zeigte sich außerdem, dass der Reinigungsservice kaum seinen Aufgaben nachkam. Bei der vermeintlichen Reinigung wurde der Müll im Zimmer nicht mitgenommen, und gebrauchte Handtücher blieben einfach liegen. Zwar wurden neue Handtücher bereitgestellt, aber die alten, sichtbaren schmutzigen Handtücher blieben im Zimmer zurück. Insgesamt war die Sauberkeit völlig unzureichend und weit entfernt von akzeptablen Standards. Fazit: Der Aufenthalt war in jeglicher Hinsicht enttäuschend. Besonders die mangelnde Sauberkeit, die unprofessionelle Kommunikation und die Nichtbehebung bekannter Mängel wie des kaputten Fensters hinterlassen einen schlechten Eindruck. Dass offensichtlicher Müll, sowohl im Zimmer als auch im Eingangsbereich, nicht entsorgt wurde, zeugt von einer generellen Nachlässigkeit. Zudem war die Versorgung mit grundlegenden Dingen wie Wasser völlig unzureichend. Für den Preis, den wir bezahlt haben, war die Leistung absolut unzureichend. Ich kann diese Unterkunft keinesfalls weiterempfehlen und rate dringend dazu, sich eine alternative Unterkunft zu suchen.

Centrally-located for easy strolling to all the major attractions, Amstel House promised much. However, in a few small ways it failed to deliver. Check-in was tricky, there was a phone number on the door to call upon arrival - but that didnt work. Perplexed we waited and tried again and then called a different number from our booking details. That worked. We were asked to call the number on the door... After a while a cleaner was heard behind the door so we tapped and he kindly let us in after first calling a number for approval. The room was large and airy and at first glance quite stylish. But the smell of the bathroom drains was grim - like the water in the traps was missing so the smells from the sewers came back up. We fixed this by running all taps and shower for 5-10 minutes. A fix that had to be repeated every time we returned to our room. Bits of trim were falling off in the kitchenette, i cut my finger on one bit of sharp metal, and one of the windows was broken with an old sign telling us not to touch it. It must have been broken for some considerable time. The smoke alarm was missing and the fixing plate very discoloured. We mentioned all of this when the lady arrived the next day to formally check us in. She apologised and said a new smoke alarm was on order... We doubted her as ther are available from any hardware store or online retailer. The overall feel was one of neglect. Not good. The positives were also a mixed bag. The view from our first floor winodws was superb. We could lie on the bed and look out across the canals and enjoy some passing life. At night however it all got a bit noisy and stayed so until 3-4am. My wife emailed the person who she had dealt with for the booking to share our feedback and she received no response. The owners pictures were likely taken years ago, on the day they finished the suites. Other than the bathroom, the overall feel of) this place is shabby from the moment you approach the front door. ||We stayed for 3 nights. For two of those we had to climb over full laundry bags at the bottom of the very tight, very steep stairs. Then reaching the top, which has a landing of about 2 square feet, there was a vacumm cleaner stored there every day. The condition of the place is run down and in need of maintenance. The coffee machine worked sometimes and the AC stopped working on our last day. But by far the worst part of this place is the noise from the bar below and the busy street below. There are people yelling, screaming, singing, talking loudly ALL HOURS of the night. The windows don't seal properly so it sounds like the windows are open (lack of maintenance). There were 2 safes in the room. The one bolted down didn't work. On top of it was another one, but it too didn't work. When we texted about this we were told that only the unbolted one should be used and then only with a key. This demonstrates that while they know about problems they don't fix them. When the coffee machine didn't work, rather than address the problem, they suggested we weren't using it properly (we have 2 of them!). ||The stairs will be a challenge for the elderly and unfit.
