*** BEWARE BEFORE BOOKING *** Booked this hotel based on the reviews but failed to realize the good reviews were 4-5 years ago (before COVID). The motel website and Facebook last update was in 2019. This motel used to be owned by a couple and they ran it like a typical motels in NZ. During COVID, it was sold and turned into a transitional housing facility. There is no reception and they make you go to another property a mile away to pick up your key. The room does not have AC and was very stuffy. Mattress was sagging pretty bad. Walked in and walked right out. There were so many red flags I missed and hope you don't make the same mistake I did. Had to look for accommodation at the last minute since the room was not acceptable. By the way, Rotorua city has passed it's prime. After COVID, seems like a bunch of homeless, drunks, 51/50 moved to the city. You can check many motels have bad reviews because many were turned into transitional housing. Fenton St, the main street is not safe at night. You can Google and read about Rotorua homeless problems.

This place is not as advertised. We initially thought we were going to have to sleep on the sofa bed. When we pulled it out, the mattress cover was very dirty. We called the manager, who told us he had "upgraded" us to a one bedroom apt, but didn't tell us at check in and we initially thought the door to the bedroom, which was very hard to push open, was to an adjoining room. Per the website and FB site, it was supposed to have a heated swimming pool and a private mineral bath, but it did not. The pool was dirty and cold, and the thermal mineral bath was locked and boarded. The kitchenette was not stocked well,.e.g., no spatula or tongs, or lid for the skillet. Check in was at a different location, 2 km distance. The office is not in use and has signs posted that it is not up to earthquake standard code. We were not able to access the guest laundry. The room was clean and in a good location. We would have chosen another place to stay, but were tired from driving all day.
