We are a family of 3; my husband, myself and our 12 year old daughter. I booked this property with my BA points & then came on here and read the reviews. I was scared to say the least. ||||We drove from Albufeira to Lisbon last Friday early afternoon and I told my husband that we would just leave and find alternate accommodation if the apartment was as bad as what the reviews posted here stated. It was a giant relief when we stepped into the apartment; it was beautiful and spacious.||||I think a lot of the issues with this property stem from the 3rd party booking sites that the owner uses to advertise the property and an inability to contact the guest. Even though we used BA points, the information/booking that Ilda received for our stay was from Expedia... there must be an affiliation between the two. ||||She went on to tell me several horror stories of guests that booked through other sites and the incorrect contact information that she received from these sites. When I looked at the information that BA (Expedia) had provided to her for our stay, there wasn't even an email address or mobile number, just my home phone number; not much good when we're not home!||||My advice to anyone looking to book this wonderful apartment is to contact the owner directly and avoid the 3rd party sites. If you have booked through a 3rd party site, make an effort to contact the owner in advance of your arrival to provide her with your contact information when you are in Portugal.||||Ilda needs to meet you at the apartment to give you the keys, it is not a hotel so she is not on site, but in an office a few blocks away.||||On to the apartment... Fully equipped including a washing machine and great wifi. Exceptionally clean and spacious. No air conditioning, but new windows that allow the breeze to come through the apartment, with blackout blinds to prevent overheating from the sun. We never found the apartment hot at all; it was comfortable and cool even though it was 30 degrees & sunny outside. The decor is bright and artistic; I loved the custom touches throughout. Thoughtfully blended antiques with vibrant fabrics and art. The apartment really reflects the owners personality and it is fantastic.||||The apartment has access to a large, private, ground floor outdoor terrace. Large teak table with benches and an umbrella. Lush plantings and a few visiting neighborhood cats. The outdoor space is shared by 2(?) apartments, but no one else used it while we were there.||||Ilda took a great deal of time to explain the highlights of Lisbon, the amenities in the neighborhood, areas to avoid in Lisbon at night, places to eat, as well as "must see" areas. Her advice was spot on. She used one of the free hop-on/hop-off bus maps to outline everything, which was perfect. Ilda also gave us a lovely little book to keep which details Lisbon through the works of Fernando Passeo. ||||The only down-side to this apartment are the extra charges payable in cash upon arrival. I read all of my documentation, so I knew this was the case, but it is off-putting when you have booked accommodation on points (or paid in advance through a 3rd party site) and end up paying almost as much when you show up as you did originally. ||For our 3 night stay we paid an additional 183 euros, on top of what was paid by BA.||Don't get me wrong, this apartment is absolutely worth 130-150 euros/night, but it would be better for everyone if the full cost was advertised/charged up front to avoid confusion or feeling like the owner is trying to pull a fast one.||||I would absolutely stay here again. I have encountered a severe case of injustice and mental abuse while being a guest at the property at Tv. Da Amoreira 1.
I have been renting a T1 apartment from 16th of February until 16th of April.
On the day of the viewing I have told the son of Mrs Braz da Silva, that the toilet is not in a good condition. My comment was disregarded, perhaps because the son did not speak English, perhaps he knew about the malfunction and was told by the managers not to mention it.
On the day of the arrival, I have come across several malfunctions of a serious sort. Curtains were missing, the shower head was broken and not functional, but the worst was the condition of the toilet seat, which was not holding properly and it was not possible to use the toilet. I saw drops on the water bucket, but didn’t pay attention to it, because I was sure that the plumbing in the apartment is checked and taken care of constantly, as it should be in a rental.
On the 19th of February, while flushing the toilet, I have come across wet patches on the floor. After a secondary flush I have understood that the water bucket was leaking, precisely from the side of the toilet, where the toilet seat was broken. The friction and movement of the toilet seat with time moved the water bucket in way, that it became unstable and started letting water through.
This is shown in videos and photos with diagrams. I have collected and reported the findings to the owner of the flat on the day of the encounter. I did not see how it was fixed. Neither anyone addressed me on the matter of financial costs at the day of the plumbing works.
Second episode occurred due to an unstable picture frame, that was hanging above a per socket, on which a multiplier was plugged in, because I used the table in the bedroom as my home office and needed multiple energy outputs for my laptop and phone.
On 14th of April at 23:10 the painting fell down and pulled out the multiplier with a force, that broke off the energy output of the socket. It is clearly shown by the pattern of the broken plastic and on the back side of the picture frame, where a nail mark can be seen, from where it was not properly hanging or fixed to the wall. You can see the marks on the wall from a friction that was caused by a falling painting.
This has led to my personal belongings being damaged. My computer charger was broken.
After both cases Vanda Braz de Silva has accused me of being the reason why these incidents happened. She falsely fabricated cases against me and withheld my deposit.
This is unacceptable and can be considered a nationalistic hostile approach to international tourists. I have seen the comments from other international clients and can definitely state that this particular model of fraud has been done before. THEY SIMPLY TAKEN MY SAFETY MONEY AND DID NOT RETURN IT WHEN I LEFT THE ROOM !!!||||My entry into the Feeling Lisbon Rat unit room took place in May 2020, when the deposit was deposited by me, which was confirmed by email by Feeling Lisbon on May 22 of the same year. Initially, the contract term was 3 months, renewable. I stayed in the room for 10 months, during which time there was no failure to pay the rent.||||The notice of departure was formalized by me on February 14, 2021, informing the forecast of departure for March 15, 2021, thus fulfilling the notice period stipulated in the contract (30 days).||||The "de facto" departure from the room took place on March 13, 2021, when the owner was previously requested to check out, Mrs. Vanda Freire Braz da Silva, who confirmed the schedule. On that day, however, she did not appear or give a reason for her absenteeism. When I contacted her, the owner informed me that her presence would not be required at checkout. Seeing no other alternative, I then provided proof of the condition of the room by sending photos before check-out, indicating that it was left in the same condition as the check-in and properly cleaned.||||Upon seeing the photos, Mrs. Vanda, promised to return the deposit after the end of the lockdown (I have proof of this), a condition accepted by me with the good faith and reputation of the company.||||On April 7, 2021, after the decree of the end of the lockdown, I made the first attempt to recover the deposit, by sending an e-mail, to which Mrs. Vanda replied that she was carrying out the account settlements to give continuation of the return.||||After that, 3 more attempts were made to contact the owner and her employee (08, 09 and 14 April), with no response from them!||||SO, THEY ARE NOT TRUSTFUL.
