We were treated extremely badly in this property. ||||My fiancée and I stayed for 2 nights recently and we used the Jacuzzi on the second night. The owners unfairly claimed that we made the Jacuzzi overflow, flooded the bathroom and caused water damage underneath and rudely asked us to leave early. ||||Here is the estimate how much we filled the Jacuzzi tub and the subsequent event: The initial water was filled about 80% of the depth of the tub, and after we both sat inside the tub, the water line was about the height of the overflow drain. We turned on the jets and while there was noticeable splatter of the water to the surrounding area (due to the jets), it was not enough to overflow the tub. We stayed in the tub for about 20 minutes. ||||The owners knocked on our door and demanded to check the bathroom because there was leaking water downstairs. We got dressed and let them in, and they complained there was “water everywhere”. The floor of the bathroom was still mostly dry, except for a small amount of water that dripped when we hastily got out of the tub while they were pounding on the door (see picture below). Although the owners will claim that we had already attempted to clean up the floor this is not the case; it was never more wet than shown in the picture. The area surrounding the tub was wet from splashed jetted tub, but not from overflowing. ||||They gave us 10 minutes to pack, and showed the downstair area, claiming that “there are gallons of water coming down from the Jacuzzi tub”. They were incredibly rude while kicking us out, screaming and complaining about the damage, as well as taunting and aggressively threatening “let’s see how your smart phone will handle water”. ||||While the water damage downstairs did appear to be significant, it was not clear to us it was caused by the splattered water coming from the jets. The tiles surrounding the jetted tub should have some ability to withstand some amount of water, and even if they don’t, there’s no possibility that “gallons of water” splattered out of the tub. If there were actually that much water coming down through the roof, then it was more likely from leaking plumbing. Regardless, they refused to listen to anything we said and were extremely rude and aggressive. Even if we were somehow responsible for the incident, it was still not acceptable or necessary to treat anyone in that way, especially without any proper investigation of the root cause of the problem. We were appalled by how immature and unprofessional they were. ||||Even before this incident, there were some ways in which the property did not meet our expectations. There was no clear communication regarding the breakfast. We were expecting a fresh hot breakfast, however after checking-in, it was then clear that breakfast had been left in the fridge and we were supposed to heat it ourselves in the morning. In the morning, the alarm clock in the room went off at 6AM and woke us up, and the alarm in the room adjacent to ours also went off at the same time (we didn’t have access to that room to turn it off). There were several other mishaps about communication but they were minor and not worth mentioning. While this event made this place unacceptable, I do want to mention that this place is clean and nicely decorated. ||||We had high expectations for this place because it is a member of Select Registry but we were severely disappointed. For background, we are seasoned travelers. We have stayed in many Select Registry properties over the past 5 years (at least 10 different properties). Our recent stay at the J Palen House is the only time that we have had a major issue with a Select Registry property. After our experience, we looked at other negative reviews and noticed that we were not the only ones who have been unfairly accused of damaging this property by the owners. For example, one other reviewer was accused of stealing an umbrella and another person was accused of smoking. ||||We fully expect the owners of the property will reply to this review and try to make it appear that we are at fault, probably even posting pictures of the water damage. This is a wonderful B&B, perfectly situated in Ohio City, mere minutes from downtown Cleveland. Located in a quiet, adorable neighborhood, with restaurants, coffee shops, and book stores/antique shops merely footsteps away, We even walked to Progressive Field for the Guardians game one night (Basically a 20 minute walk with great views of the city as you walk over the bridge).|My husband and I stayed for three nights in the Roost; it was charmingly appointed, clean (my biggest need/requirement anywhere I stay), and cozy. I want to mention two positives that make this B&B a standout from others where I've stayed: |1) The breakfast is placed in the refrigerator of your room to heat up for the next day and comes with a typed menu, as well as heating instructions for the oven or microwave. This gives guests the flexibility to eat breakfast at a time that works best for your schedule, rather than being locked into when breakfast is served at a typical B&B. |2) Diane, the owner, has literally thought of every detail to make your stay comfortable. For example, I said to myself on the first day, "Oh I need to be sure to fill the K-Cup dispenser with water, so it's ready for coffee in the AM. Oh wait, it's already done!" Next, "Hmm, It's kind of muggy/buggy outside, let me grab the bug spray from my suitcase-oh, wait, Diane left some bug spray on the counter for us!" And finally, "Ugh I have so many gadgets that need charging, where can I-Oh, there's a whole charging strip here under the TV." It is clear that Diane clearly cares about her guest's comfort and it's that proactive planning that makes this B&B...

My wife and I spent 3 wonderful nights at J Palen House. It was our 1st trip to Cleveland and the neighborhood was a perfect welcome to our 10 day trip to the Midwest. Quiet, calm area that had a small town charm even though it is right across the bridge from a major downtown area. As for the stay it could not have been more perfect. The hospitality was warming, the room/sleeping area was very comfortable. Had coffee on the patio every morning. Breakfast was the best part. Homemade every day and a different selection of fresh fruit, baked goods, and a main dish each day. For anyone looking to escape the noise and anxiety of daily life I would reccomend staying at the J Palen House to unplug and unwind. Thank you Diane and Doug. Also thank you Charen for the daily touch ups.

Make sure you bring CASH! They charge ten (10%) percent extra for using a credit card!! Cable didn't work and we got a lecture for not calling to fix it. We rebooted system (Spectrum) and it still didn't work. It rained on our check out day and we borrowed an umbrella. We got soaked returning it to Palen House but the owner accused us of stealing it. She claimed it was a "Tiger Woods Golf Umbrella" worth $29.95. We never saw that umbrella but returned the generic black one we borrowed by putting in front of house that we stayed in. We stayed in "The Retreat" which is a nice room.
