I just love this pool area. The pool area is extremely nice. Front desk is nice and accommodating. Timeshare townhouses are in the back so it is a distance from the pool area and a distance from check in. Maybe a 9 minute walk depending. And timeshare units are ready around 4:30. Don't expect to be able to check in early or right at 4. These units seem to be rented back to back. Popular. Bar/restaurant staff are nice and accommodating. Pizza was great. Drinks are tasty. Pool is not 24 hours. I think they close it down at 11. Kids loved the slide that dropped them in to the pool. There was a lot of seating in the pool area so plenty of room. The townhouse is slightly outdated but not enough to give it a 4. So I gave it a 5 for the "room". Very comfy and homey. Visited a couple of days after the hurricane and the place looked like a hurricane never hit. Staff is on it. Publix is right down the road practically walking distance and Wal-Mart is close by too. Overall I gotta give this place 5 stars. Too much good stuff going on.

Do yourself a favor... just don't. There should be rules or requirements you have to meet in order to call yourself a "resort". This is townhouse neighborhood with old cars under car covers and work trucks filling the place because it's a neighborhood of residence, not a resort. It just happens to be next door to a building with a lobby, pool, and restaurant that calls itself a resort. You can't even reasonably walk to the pool or restaurant from your place. We arrive and for most of the evening one residence was watching TV on his phone at full volume in the front yard, 20' from our door. Dirty, very old carpet upstairs, musty smelling. A bucket truck was cutting limbs from beside the master bedroom at 8am the next day. We had already paid for 7 nights, and we're walking away after the first night to find somewhere else to stay.

Do yourself a favor... just don't. There should be rules or requirements you have to meet in order to call yourself a "resort". This is townhouse neighborhood with old cars under car covers and work trucks filling the place because it's a neighborhood of residence, not a resort. We rented a townhouse here for over a month while waiting for our home to be ready. The owner was wonderful and didn’t mind us having our 3 amazing dogs! However, there are a lot of negatives about the house and the resort itself. The house was decorated basic but nice, but it was definitely “original” and nothing special. Carpets were very old & dirty…it looked like they tried to clean them but there were a lot of stains. They felt “damp” when you walked on them, so I always worse socks around the house! It grossed me out TBH. Personally if I owned a rental I would never have carpet anywhere. The appliances were very out old and didn’t work great. The refrigerator kept freezing our food & when I went to open the freezer, the ice maker never stopped making ice and it was everywhere! Ans it leaked water from time to time. We Had to manually turn it off and on to use it. The air conditioner broke down and “supposedly” a repair guy came but a day later it broke down again(but it was the day we were leaving so I just the owner know). The beds were AWFUL to sleep on! Like sleeping in the box springs! The bed comforters & sheets looked like they had been used for decades! Had many tears in them and stains!! Plus, No matching sheets for any of the beds to “change” mid stay. I ended up having to clean out the linen closet to find anything and only found more stained sheets and nothing to match or use! So I just washed them and put them back in the beds. There was Only 1 kitchen hand towel to use, which I would hand wash and dry several times! Only decent thing we’re down of the white bath towels, which looked newer. The master bedroom has “cable, but the remotes never worked and we couldn’t even use it! The other rooms had “roku” tvs, which would have been great in the master bedroom to have especially! However, none of them worked in any room except 1 bedroom! We Could not find any tv remotes to try and fix the issues, the remotes weren’t even programmed to use the cable!…-and then our last week, the living room cable stopped working as well! We tried changing the batteries in the remotes, bit nothing worked. We gave up in the end and used our phones to watch TV when we wanted to. Also, I don’t think the “cleaners” used anything on the floors to clean them, because on day one, I spilt water on the kitchen tile…when I went to wipe it up, the floors were filthy. So I bought a mop and bleach to clean them. Overall VERY basic place and not well taken care of. Which is sad because it could be beautiful! The Resort itself was nothing to be excited about, the “google” pics and website pics must be from when it was first built, because it’s very run down! We had to pay “resort fees when we arrived” and ONLY used them 2 times! It was boring and DEFINITELY not enough staff there to run it or take care of the guests! and for all their advertisements about community fun, it was terrible! Never saw anything be a success! The Only thing we thought was decent was the Pub food there, not bad but not “omg” either.! I’ve seen reviews like ours before and it seems that the owner(s) of the resort nor the home owners must not take care to read them. Because it needs an overhaul! They care more about the grass and how you park your car, and having a silly wrist band, then they do about actually giving you what’s promised in advertising! Before we moved out, we cleaned the entire house, bleached all the floors and did all the laundry for the house! Which was good because the cleaning ladies who came, didn’t even have ANY laundry detergent! How would they have cleaned the towels for the next guests checking in?! At the end of the day, We stayed there because we needed a home for a while, and were very grateful to the owner for having us! She was very kind and helpful, As she could be, but she was out of the country. She definitely needs to update and fix a lot of things there not only because it needs it, but cleanliness should be number one for ANY rental, especially nowadays! Regal Palm Resort & Spa Townhouse #223 Palermo Street hosted on VRBO/Airbnb by Porchia. Booked town house early last year but contacted host to change booking to this year due to Covid restrictions. We did not have contact (or need contact) from the host again until a couple of week before our vacation, confirming things. This is an honest review.The townhouse sits on a gated residential community. The Regal Palms Resort & Spa a five minute walk from the townhouse so if you're expecting to be pool side think again.

To enter the resort & pool area you will need to pay $20 a day & $10 for a wristband per person; you are required to give wristbands back when you leave. If you don't wear your wristband at all times whilst using the dirty pool you will be asked to leave. The drinks poolside are very expensive & you are not allowed to take your own. The photos of the pool look amazing but in reality it is very small and there is limited seating next to pool to watch your children play in the water. The sunbeds are in bad shape & are dangerous for small children, our daughter got her foot caught in the sunbed straps.There are not enough sunshades.

In the listing it states 'private patio and BBQ' which was one of the main reasons for choosing this accommodation. This was so important to us as we grill all the time & have small children, the grill, patio and privacy were so important. There is no grill or private patio. Actually there is no privacy at all!

There are several dangerous safety maintenance issues; the carpet thresholds to the rooms upstairs are coming through, we caught our feet on the nail strips (our 7 year old daughters included) it's super painful plus the nails are rusty. The door strip to the 'private patio' outside is missing which is a huge trip hazard as I found out!

OUR ISSUES: Non private patio.No grill Dirty cutlery tray, sofa cushions, dish drainer, dirty walls Sock under sofa cushions - not-ours Chick Fil A cup under bed - not ours Dog bone left under chest of draws - not ours Earrings left under sofa - not ours Unsafe entrance threshold - patio doors to outside Dangerous threshold in bed rooms where we have cut our feet on carpet grip nails Three mattresses with springs right under the surface, uncomfortable and unusable. Our baby had to sleep on all the spare comforters to make it remotely comfortable. Broken door trims/skirting Baby gate fixings coming of the wall upstairs - unusable not safe Baby gate fixings on the wall the wrong way round downstairs & fixings coming off wall - baby gate unusable-not safe Stairs handrail coming away from wall Both fire extinguishers 6 years out of date - not safe! Shabby decor We were concerned because the aircon clearly states that it should not be turned down below 72 degrees as it freezes the system and you will be charged a fee for repairs, yet upon checking, it some how turns it's self down to 67 degrees on many occasions! We are concerned that this was done remotely..Scam?

A week before we left for vacation we were charged an extra 25% of our booking for a 'reservation change +1 night'. This is outrageous, we were completely paid up last year! How can an extra night cost that much? Totally unfair & unauthorized by us!

The photos are truly amazing but are several years out of date & do not in any way represent the current condition of this rental. We were expecting what was depicted in the photos & description, this does not measure up at all.

We trusted because Porchia was a 'super host' the photos were awesome we were going to be staying somewhere wonderful & private. This Airbnb was so disappointing & not as described. So disappointed that we went & spent two nights elsewhere & left our vacation a day early to go home.Host does not acknowledge issues & is aggressive.

After complaining wheel nuts on one wheel of my car were dangerously loosened whilst parked on the driveway of the property, it took several days for us to realize what...

DO NOT WASTE YOUR MONEY!!! We rented a 3/3 townhouse based on the pictures and price. Unfortunately you get what you pay for. It started with guest services at Check in. Customer service is NON EXISTENT! They were rude and talked you like you are dumb. Also be prepared to pay an additional amenities fee (which they don’t tell you when you book) for use of the pool and even the gate to access the place you rent. Also you will be charged an additional 75.00 insurance fee which is also not included in the rental. I left Check in angry and hoping the townhouse would be a better experience. I WAS WRONG! When we arrived there was water all over the floor from the kitchen to the downstairs bedroom carpet. Apparently the refrigerator had been leaking for God knows how long. 3 of my kids slipped in it and fell a few times. WE had to clean it with a towel and my husband turned off the freezer to keep it from leaking. We called management who did not seem concerned that my small children had fallen due to their issues in the unit. Maintenance arrived with in the hour and he took care of the problem quickly and was nice about it. And because we used 2 of the towels to dry the water from their refrigerator the maintenance man had to get approval to provide additional towels for us. Next, the townhouse we rented was not exactly like the pictures. The carpet was dirty and looked like it could use a good wash or replacement. There was only 1 TV in the whole place. When I called the office I was basically told it was not their problem and to call the management company that owned the townhome. I called and was told they do not have to provide a TV in every room. No problem.. Next was the flies! I mean we spent the entire 4 nights swatting flies in the house. It was absolutely disgusting!! We figured out they were probably coming from the garbage can that was kept in the back by the patio that had flies and maggots in it! The coffee maker didn’t work. I had to hold the pot up to the top while it brewed down. Also, Be prepared to be provided with one roll of toilet paper per bathroom. And NO extra blankets. Also you are charged a cleaning fee but I’m not sure for what.. when you get a booklet upon arrival that states that you need to wash the linens and towels prior to checking out and take out all garbage. We had to buy our own garbage bags because the cheap dollar store bags that they provided ripped as soon as you threw a paper cup in them. I literally spent an hour cleaning the place before we left because God only knows what additional fees they would try to charge. Also expect to pay for anything and everything additional you may need. I needed to print tickets to the park for our kids and I was advised that the first page was free but each additional page after was 25 cents each. And you will need arm bands to enter the pool area and God forbid your 5 year old loses his in the pool because you will be charged an additional $5.00 to replace each one you lose. I have never wanted to go home from vacation faster than this stay. I absolutely hated every minute of it and if I could give zero stars I would’ve but since I have to give at least one I will give it to the maintenance man and the gate security who are probably the only people in the entire place that have any kind of customer service skills. Also the pool was nice but other than that my family will not be returning here and I will not be recommending this place to anyone unless you like flies and being super uncomfortable while your on “vacation”. We stayed at unit 936 Calabria. Hopefully if you do stay here you have better luck...
