Patio Sisters — Hotel in Fredericksburg

The pictures do not paint the whole picture. We just stayed there March 2-5 in Brooklyn, and while it wasn't the worst it was NOT what we expected. The grounds were not welcoming & clean. Piles of leaves were at the front door & all around the hot tub. While I know it wouldn't be leaf free, there was not an attempt to tidy up before guests arrived. The hot tub was not ready to use upon arrival. When I called the management company, they said it has it has been drained & refilled because what was in there couldn't have been taken care of with just chemicals. Despite paying to use the hot tub once we arrived we did have to wait 24 hours to use it. Going in we knew this was just a simple room, but the hot tub & coffee bar were huge draws for us...perfect way to start the day with a cup of coffee & end with a nice soak. However, the first morning when we went to use the Keurig the descaling light was on. I called the management company again, and they brought out another machine which was also flashing descaling. Then there is the TV. The screen had a blue hue overcast, & because formatting I am guessing there were grey lines on each side of the screen. You can't stream on it either....how is that possible in this day & time? We requested a partial refund that was denied. Fredericksburg is a great town, but I would not suggest this place. Their grounds & amenities are neglected. The attached pictures of the coffee machine are of the 2nd machine that was brought to the room. AND that is not coffee in the picture that is plain l, clean water I ran through it to just see how dirty. A simple room was completely fine with us, but when your amenities don't cut it it is NIT...

Horrible experience-made a reservation and ended up being the weekend after the snow/ice storm. I checked with them to confirm that EVERYTHING was working-power/heater/water/internet, all were said to be working! Upon arrival at 4pm, inside temp was 42degrees-no heat was left on and considering it was below freezing, this was ridiculous. Unit was said to have a refrigerator and all it had was a broken down wine fridg that didn't go below 50 so we had to keep food outside to try and keep it from spoiling. Beds had 2 long dark hairs on the sheets and eyelashes all over the pillows ( pretty sure they aren't changed between guests), then went out to heat up the spa only to find the control unit/face broken, wouldn't turn on or heat, then went inside to open some Champagne and watch a movie to try and make the most out of this horrible night, only to find the internet was OUT. Took them 2 hours to respond, they confirmed the internet was out, OOPS, guess you forgot this. They promised us a FULL refund and we left at 8am the next day, have been fighting for the money every since. They won't respond to phone calls, emails, airbnb is in touch, but I am not hopeful. Wasted $778 for a cottage completely falsely advertised. Do yourself a favor and do not rent from Tammys place/patio sisters! TOTAL NIGHTMARE! Also see that most reviews of this place say the spa doesn't work and it is literally the only reason we stayed here or paid their ridiculous prices, karma people, be ready for it to come back...

I will start off with saying the room was beautiful and was a great location in town. We arrived Thursday evening and were pleasantly surprised by how amazing the room and patio were. Friday I noticed the hot tub was running low on water, so I filled it up and went on my day. Saturday I noticed it was low but much lower than day prior, so I called the number listed. Maintenance texted and showed up 5 hours later He said just need to add water and this does it all the time. Okay then...fills up with water and an hour later I texted him because well hot tub doesnt work. He informs me to unplug it and plug it back in.. The hot tub turned on and we leave. Come back 5 hours later and the hot tub light is blinking and water is ice cold. At this point it is too late to call or fix it. Frustrating to not have the hot tub work and have to fix it myself and of course pay more because it was spring break. Apparently the owners know about this because this is not the first time this has happened and oh wait, out neighbors in the next room had their hot tub completely break. Dont want to give them 2 stars because it was clean, pretty, and maintenance did their best. Tim was great and very helpful, but the problem needs...
