Apparently there are two classes of rooms at this location and they are DRASTICALLY different, but both priced at luxury prices. We were unfortunate enough to end up in one the old, dirty rooms for the whopping price of around $500 a night. I am attaching photos for reference. When we arrived, we were directed to a separate building with two steep, narrow sets of stairs to walk up to reach our room. We had a lot of luggage and no bellman was offered. This was a large struggle for my aging family members who we assisted. The stairs were carpeted with gross stained carpet— first red flags. My room was super old and poorly maintained — dust everywhere, hair, rust, and peeling paint. The bathroom had suspicious brown drippings in the shower so I didn’t shower. The walls were PAPER thin so I didn’t sleep all night as I could hear every word and sneeze my neighbors made. I slept 4 hours. Breakfast was similarly subpar— frozen almost soggy muffins and toast/ hard boiled eggs/ chobani in a mini fridge. I tried to visit the front desk in the first instance and no one was there. I then returned for check out and complained when the apparent manager was there and expressed my concerns. Instead of apologizing for the state of the room (I showed her pictures) she criticized me for coming to her to complain so late. I told her I would have complained earlier if anyone had been at the desk. She said I booked through expedia so there was nothing that could be done to help me, and I left.

The deadbolt on the door was broken off. Lights in the room flickered on and off. On top of that, we could hear the next door neighbors all day and night. The gap in the door connector was easily 3-4 inches (they would be able to see me if they looked under). The shower has no lights making it extremely hard to shower. We felt so uncomfortable being here for one night we left in the morning at 8am. I would not recommended staying here at all for the price. Additionally, they texted me 5+ times the week of check in asking what time I would be there and that I had to sign a waiver??? For amenities they told me nothing about during check in.

Free bikes are nice 2. Roof access is pretty cool 3. Rooms are bigger than expected. 4. Location is awesome and the little town is nice

We stayed in the main building, which is not worth anywhere near $600 a night (with taxes and fees). Dirty room, peeling paint on the balcony railings and furniture, tiny bathroom which was not clean, lumps and wirnkles in carpet, marks and stains on wall and furniture. Front desk agent was nice, but knows nothing about the area and is not helpful at all. We checked out early due to our bad experience, and all she could say was "you still have to pay for tonight." Geez. Please read on....

Breakfast was appalling. The hard boiled eggs were days, if not weeks, old. They were so rotten that they smelled horrible and were squishy and falling apart. I brought this to the attention of the front desk agent, who seemed to be the only person responsible for setting up breakfast. The only other breakfast options were all carbs -- one type of bagel, one type of muffin, and one type of cereal. There was no protein available, nor any drinks other than orange juice and coffee. Ice water would have been a welcome option. Also, breakfast is supposed to be from 8:00 am to 10:00 am, but we went down at 8:15 am, and noticed several other guests still waiting for the breakfast area to be set up. There was no seating for people to eat either, since the dining area was blocked off. People had to sit at the bar to eat. This was by far the absolute worst continental breakfast I have ever seen in 40+ years of traveling, and was shocking at a hotel that charges as much as this one does. They should not even offer breakfast.

Also, our guest room was, for lack of a better word, sad and in need of some TLC. It appeared reasonably clean in some spots and dirty in others, but the carpet had several lumpy spots in desperate need of stretching or replacement, the walls were full of marks from years of things being bumped into them, the furniture was knicked up, the bathroom was very tiny and not very clean. The balcony, which was a big selling point for us, seemed more like the landing of a fire escape in Brooklyn. It was cramped and dirty, with years of peeling paint on the railings, two old and uncomfortable small wicker chairs, and a small, heavy, awkward table with badly peeling paint. The balcony was directly over top of the restaurant/bar roof, so it lacked any sort of charm or ambiance, and was not enjoyable due to all the noise coming up from the bar and restaurant (this was a Monday night).

The front desk agent, while nice, was not at all helpful. She could not recommend any restaurants in town or activities for us to do. She was hardly ever at the desk, it seems that they are understaffed and she has too many jobs to do. We checked out a day early and lost money, but stayed that night at a Courtyard that was head and shoulders above this place for only $150 a night.

THE GOOD POINTS - we had lunch from the restaurant and it was delicious. And the macarons we ordered to have waiting in our room were outstanding. The valets are helpful and parking is easy. ...

First off, great location and had a spacious, clean and comfortable room in the main building. This is a restaurant that rents some rooms on the 2nd floor and a couple in another building. There is a resort fee of $25 a day that is for internet, parking, bike rental (seasonal), kayak rental (seasonal) and "morning breakfast bites." I paid $25 a day for a parking space since I didn't need wifi, bikes and kayaks were not in season yet, and skipped breakfast bites since you get a better breakfast at a Holiday Inn. Got there about 1pm and just sat in line in the parking lot. Valet came about 5 minutes later and told him we were hotel guests and given a parking space. Again, restaurant first since most cars were for the restaurant. Walk in the front door and right there is the hostess station. Not the hotel reception, that was on the right side out of the way. On their website they indicate they only have a person at the check in desk from 8am-4pm. Any issues you're told to call their "sister" property. Don't forget your cell phone since there isn't a phone in the room. Need a key card to access the elevator and the rooms on the 2nd floor. Don't understand the need to use a key card to get off the roof deck though. Since this is a restaurant first, the front door was still locked at 1030am. Used my key card, people in the restaurant getting ready, hotel clerk at her station, but the door was locked? Really taking care of the guests. We try to attend the Memorial Day parade yearly and I will not return to this "resort location." Didn't do our normal activities since parking was that much of a hassle. If you plan on staying a couple days and sightseeing, stay somewhere else where you're not an afterthought to a restaurant and want better value for your hard earned dollars. For the kind of prices they charge, they can do better than providing onsite service from 8-4 and a grocery store breakfast. It also appears that the hotel ratings have changed. Doesn't appear to be by level of service anymore. In Bar Harbor we've been staying in a 3 star rated inn for 10 plus years that has far more amenities and a higher level of service. Sadly this facility has gone way down over the last few years. My husband booked a weekend away, unfortunately when a snow/ice storm was coming through. Due to this the host offered us to stay an extended day til Monday at a discounted rate or leave a day early (Saturday) and a credit would be given for next time. They stated they were disregarding policy to ensure the safety of their guests. Saturday at 12:15 we decided to leave at 5pm that day. My husband went down to the desk and told the host we would be heading out but needed the room until 5pm. We did not care about a credit. She said it was ok and we would know about the credit via email. Again, we were leaving regardless of a credit. 5 minutes later host and some guy came to our room and pounded on the door telling us we had to leave and could not stay. The knock was aggressive as if we were people that were refusing to leave. Mind you this weekend was paid for months ago so no we did not need to leave. They proceeded to tell my husband the policy is check out at 11am, (but it was 12:15 went we went down to the desk) well we never checked out nor did the host tell us we had to check out when he said we were going to leave at 5pm. Then they told us they rented our room and we had to leave now. Talk about furious, we were on fire over this. This was Valentine’s weekend. We said we were not leaving since we paid for the room through Sunday. They made it clear they were “ignoring the policy” this weekend due to weather. They said they had to call a manager in a rude manor. The said manager called us and told us we had to leave because they rented our room. We had had enough of this BS and said we’re not leaving the room that we paid for, end of story and that we were calling corporate over this matter. I said a review would be written over this horrific treatment. Then shockingly manager said we could stay until 5pm-no problem and they would have to find another room for the people they rented our room to. We were appalled at how everything unfolded, we were repeat guests for years .. never again. There are other places to stay that would never do this. Do yourself a favor and keep on driving if you see this place. Thumbs down...
