Normally I’m not the type to leave reviews, but this experience was so disturbing that I feel compelled to warn others. I was genuinely excited to stay at this hotel. It has a charming history, and our room was cute at first glance. We went out to the bar (which, incidentally, is owned by the same people as the hotel), and returned around 11:30 PM... only to find COCKROACHES in our room. Not just one at least SIX scurrying away as soon as we walked in. I was horrified. I spent the rest of the night anxiously going through all my clothes, trying to make sure we weren’t bringing anything home with us. Instead of enjoying our vacation, we were scrambling at 12 AM to find another hotel nearby. We were offered another room and I practically laughed in their face considering all of the rooms are on top of each other. The owner refunded us immediately, but blamed the issue on the cleaning lady which is absolutely unacceptable. This clearly isn’t a one time slip. It’s an infestation. And if this is what’s visible to guests, I truly worry about what’s going on behind closed doors in ALL of the businesses they operate. The location is NOT worth the risk. We moved to the Hampton Inn 5 minutes away. It cost about $40 more, but it was clean, safe, and totally worth the peace of mind. I’ve included a photo below. We stayed in room 2. Please, do yourself a favor and stay far away from this place.

I love B&B's. And having stayed in about 25 of them I'd never had a bad experience -- until now. This place is a disaster. Where to begin. With there being zero hot water when I tried - twice - to take a shower? The dank smell in the stairway? The bar with the super-loud band downstairs? The tattered furnishings, carpets, and paintwork? This place would be more appropriately named the Leesburg Non-Colonial Roadhouse. The ground floor is given over to a dive bar paired with a messy diner open to the public -- which is where the second 'B' of the B&B is put forth each morning. Forget the charming breakfast experience where you get to mingle with other B&B guests. Here it's you, some eggs, and Cholula. Bon appetit. There is some renovation of guest rooms going on and our companions and we peeked into a renovated room during housekeeping one morning. Better. But -- do not stay in rooms #8 or #10 until they've been fixed. They are disgusting. The location is great, right in the heart of the town. But for the conditions and the money, I'll sadly say we'd rather have booked the Day's Inn nearby.

If you’re looking for hyatt or a best western experience and accommodation, this is not for you. I love the location (old historic Leesburg). Lots to see (historic buildings) and interesting shops to browse through. There was an active night life (we were there on a Friday). Breakfast is included during your stay. I recommend staying here for the history and the old town feel.

Please be warned - We made a reservation online thru Priceline for two rooms to stay in after a bike ride. When we checked in I told lady at the front desk we had reservations thru Priceline and she found them. We were told to pay for each room on our charge cards. I said Priceline had charged my card already and she told me that Priceline would reverse the charge and we had to pay the hotel. I would see the reversal in approximately 3 days time. So we gave our credit cards and were charged by Colonial Inn.|Also we were told breakfast was included. The next day we had breakfast and when given the bill we were told it was included and the waitress was tipped on the total.|When I received my credit card bill I saw a charge from Priceline for total amount of our two rooms and also charges for my room from Colonial Inn. Also charged on my card was a charge of $52.00 for both of our breakfasts which was supposed to be included in the B&B hotel rate according to our check in and our waitress that morning.||Problem:|- Priceline did not reverse charges as stated by lady at Colonial Inn |-Charged again by Colonial Inn for two rooms|-Breakfast was put on my credit card after being told it was included (not sure how this was done since I did not sign a check?). Will be informing credit card company of this and asking how a charge was put thru||I called and spoke to the lady at the front desk today and she said she could not help me as she did not know anything about how the charges were made and she would have the owner call this evening.|I just got off the phone with the owner (who did not call me as promised, I had to call back again) who told me that it was my problem to resolve with Priceline and that breakfast was not in fact included even though we were told it was by two different employees, one at the front desk and the actual waitress that waited on us for breakfast.|This is a very shady and shoddy way to do business and I am very disappointed in this experience and will be contacting my credit card company to report this and the BBBB. |Warning to anyone making future reservations at this...

Went in to book a room before grabbing something to eat. After eating across the street at Side Bar (excellent btw). I went up to check out the room before bringing my bags in, sat on the edge of the bed and as the mattress springs creaked, i sunk in as if it was broken. Looking around I was not surprised, the room looked horrible (stains on the wall and ceiling, funky smell). It's not the fact that its old/historic which is what i was looking for. It was like a room in your grandmothers basement, that no one has been in because she hasn't been able to get down the stairs in 10 years.

Went back down stairs to simply ask for my money back. The owner was called out from the back and I explained that I checked out the bed and it was just too soft. He said he had other rooms with better beds (after having time to process the condition of the place it didn't matter) but i politely declined. He insisted that I check out the other rooms so I obliged. After showing me every other room (confirming any suspicion I had - each one no better or worse than the next) I said thanks but i think I'll just head on my way.

Then he refused to give me my money back and said since I've been in every room that he would have to clean them all. What!? I tried to reason with him to no avail. While walking out in complete disbelief and disgust, two police officers happen to be walking down the street and said "how are you doing". I gave them a quick run down of what was going on and they offered to go in a reason with this curmudgeon. They officers got him to agree to give half my money back (i was charged $105) which i was grateful but its more the principal of the whole matter. I would have given them the money if they would have taken it.

Quaint little place with old hotel/ boarding house vibes. Excellent location, staff friendly and helpful, but no desk to check in at really. We just had to check in at the restaurant. We weren’t sure we had rooms before we arrived as we didn’t really receive any confirmation or email that we had reserved. But fortunately that wasn’t a problem when we checked in. This was a trip that we had planned to visit many of the local wineries and were looking for a bed and breakfast to stay for a night. There were 5 in our party and we all stayed here. Room I stayed in with my buddy was serviceable. Bed fairly comfortable and room cleaned as well as could be expected for a quaint old place. AC worked very well. We had some sort of a mechanical white noise that we heard all night, wasn’t sure where it was from, but maybe AC unit. Only thing we didn’t like was the noise levels from outside the room. Of course this could be expected because of being above the bar, but was still annoying to hear the loud bass guitar downstairs until 1 or 2 in the morning. We amused ourselves by trying to guess what songs were playing, but had trouble going to sleep. One other in the party had the same experience, and 2 others had a better experience with noise level as they were at the other end of the hotel. Free Breakfast was included with the room in the restaurant and was delicious and hot. Can’t speak to other meals as we ate out in town. We didn’t do much with the bar, but as far as we could tell they seemed nice and helpful. Would suggest staying here for location and good hot breakfast, but be aware of noise from late night...
