From my experience from this resort, here’s what I’ve gathered:

The cons: Personally, I’d to begin with what I believe to be negative about my experience. The main issue that I am concerned with, is the state of the accommodations. From what I hear (but I cannot confirm if this is true or not), the rooms are timeshares (different rooms can belong to different people). However, it appears me and my family had gotten the short end of the stick with our original room. The inside of the room (at the least), was unpleasant. The bathroom nearest to my room appeared fine (other than a few cracks), however the bathroom nearest the room of my relatives had a cigarette burn on the bathtub, smears of an unknown substance on the kitchen sink, and the washer and dryer were in the same room (without a door to separate them from the main bathroom)! In the living room, it was worse. It overall just had a old look to it and there was what appeared to be a dried up blood stain on the armchair! Not to mention the hole in the wall covered up by a not-so-easily-convinent painting and the non-functioning door to the balcony. The kitchen area was just pitiful. The room as a whole was obviously not meant for a tall person. I myself sometimes wondered if I could fit into a certain part of the room, and God forbid a person above six feet from staying here. My bedroom was quaint and also did not escape the onslaught of the many cracks and crevices of the room. One looked as though it if it were just ready to invite a cockroach into a spacious new home! The bed was about as comfortable as sleeping atop Snoopy’s doghouse and I awoke with a stiff neck. The day after arriving, we were promptly moved to a new room by the staff (who fortunately, are not as bad as the room was). The new room was much better than the first one, though because it had the same layout as the first one, it was still a bit short and there was an unknown and what appeared to be sticky grime covering the top of my bathroom. It reminded me of a certain bodily fluid and it repulses me when I think about it.

The pros: Now of course, not all was bad during my experience here. The staff here are extremely friendly and are willing to help you out in anyway they can. I give a heartfelt thanks to the persons at the front desk, who helped us move to another room. This is one reason why I believe the cons of my experience to not be not mainly attributed to their actions, but to whomever is running these timeshares. They were even nice enough to give us free breakfast. Which leads me to another thing. Breakfast (and just the food in general) is delicious. Coming from the first night, I expected a similar quality of that experience reflected onto the food. However, that was not the case, and the food ended up being better than what I’ve had at most brand hotels. The Friday Fish Fry was also delectable. You’ll end up paying around $10, but it is very much worth it. They will give you a meal consisting of fried flounder, french fries, hush puppies, and coleslaw. If that enough does not satisfy you, they’ll give you unlimited fried flounder on top of it! Not to mention the overall quality of the food could rival some restaurants. I’d like to give appreciation to Mr. Van and Mr. Courtney for (respectively) cooking breakfast and the fish fry. The location at the beach is also a bonus and the number of pools (whirlpools included), is impressive.

Overall, I’d say this resort will get the job done for a simple vacation. The staff seem to have a notion of what they’re doing and the location has a fair amount of amenities. However, I do have some suggestions. For the rooms, (for the future) I’d recommend setting some sort of standard before the room is rented out to just anybody. Perhaps a standard where a good majority of people wouldn’t have many drawbacks to letting their families stay in there (like having a properly cleaned room with few to no holes/major cracks). Also, perhaps it may be just me, but I feel as though the rooms could be a bit more tall-friendly. Thank you...

The only reason this place is getting a 2nd star is because the employees were nice, and they offered outdoor amenities, (pools, hot tub, bar, hammocks, corn hole boards and easy access to the beach) small arcade, small restaurant and nice location. Everything else was a mess!!!!! Check-in was ok, depending if you were registered at the hotel or with a private owner. The parking is extremely frustrating!!! If you have a lage vehicle, bigger then a van, there is only room for your vehicle on the 1st level of the parking garage. If that's full then you have to park 2 blocks down and pay!! The 1st level and the ramps were only wide enough for 1 car to drive through at a time. They paid a parking attendant to sit at the entrance and direct traffic. If you are trying to enter and someone else is exiting, you have to backup to allow the other car out. This hotel has 22 floors in some parts but only have cross walks from 3 floors to the garage. 3, 4, & 5 are the only floors that have garage access. There are 2 sets of elevators. 1 set has access to floors 1-14 the other set of elevators only allowed access to floors 1, 3, 4, 5 & 12-22, a little weird!! Ice machines are located on 1, 5, 12. 1st floor Ice machine doesn't work. 5 did, unsure about 12. But, at most, 2 ice machines for the whole building is not acceptable and they aren't easy to find. Let's move on to the rooms. Yes we had 2 because the 1st one was disgusting!! I will include pictures of the 1st room. First there was a funky smell the moment the door was opened. While the floors and counter tops were updated the rest was a gross mismatch of furniture that looked like it came from a dumpster. I was opening doors when I came across the air conditioning unit in the closet. Something on the unit had a towel wrapped around it. We assume it was a condensation line, but not an acceptable way to repair it and allow people to use the room. Washer and dryer offered, nice bonus. Beds were fine but the sheets were so rough they felt like sandpaper. In our 1st room there were broken lamps, broken handles on the dressers in both rooms, unreal and horrible stains on every soft service (except bed)... bar stools, chairs around the dining table, couches, pillows on the couch, chairs in the bedroom. Very glad the floors were redone with laminate flooring!!! Additionally chairs around the dining table were broken along with a chair on the patio. At this point I contacted the front desk. I meet with the manager on duty who definitely understood my concerns but didn't have anything available till the next day. We called every ocean front hotel within a half mile, and every hotel was completely booked, we had friends staying at the property next to us so we didn't want to be too far away. We had no choice we had to stay, we had just drove 12 hours straight. My husband and I agreed to stay 1 night in that room. The next day I went to view the room before it was cleaned and decided to switch. While much cleaner, it was still rough. Still mismatch furniture, main bathroom was gross by the toilet, king bed was hard, sheets the same sandpaper, pieces of furniture missing, wobbly bar stools, ice maker in the freezer didn't work, and the sliding door was extremely difficult to open, but it was clean and no towels wrapped around the air conditioning unit. But the air conditioning didn't work well. The temperature in the room didn't feel lower then 80 at any given time. That is not comfortable or relaxing or easy to sleep in, at all. We had brought fans but this unit also had fans in each bedroom and we know why. Needless to say we spent as little time as possible in the room. We spent time in our friends property next door or at the beach or pool or out and about. The room was basically used to sleep, shower, and store our belongings. We wanted a relaxing vacation but we couldn't relax in that room at all and couldn't...

This is edited by me after the conclusion of the stay. We rented room 1008 from August 22 to August 29. Unbeknownst to me the room is an owner rented room. I’m sure that person is unaware of the horrible condition the unit is in. Or if they did know they should be embarrassed. Started when we were supposed to get two twin beds in the room instead it was a queen bed. At the desk they were no help saying nothing else is available. Deceptive advertising. Then the filth began we had to wash the top of the fridge in order to put our food snacks up there. The cupboards were filthy, the air filter screen is almost clogged with dirt visible to the outside, the windows and door glass has never been cleaned of prints, sea smog and dirt. The furniture in the rooms is laden with dust. The pullout sofa only had a mattress cover that was soiled. The moldings, baseboards are ladened with crud. We had to stop looking for issues because for the week we couldn’t do anything about it. Finishing the week you had to pass through a throng of smokers standing at the exit doors and literally excuse yourself so they would move out of the way. They do have a sand barrel by the door for smokers, so congregation should be expected. Swallow their smoke as you walk through. They have spots out front designated as handicap parking but they allow anyone to park there and when I approached the desk on 2 separate occasions I was told it’s probably an owner and we can’t do anything about that. Well I explained how it is a law and it should not be tolerated all I got in response was crickets. We complained on at least 6 separate occasions about the status of the room and all we heard that it was a privately owned condo and that there was nothing they could do. It was supposed to accommodate 8 people and we had 6 people and at a time to eat there was not enough quality silverware to go around. 7 forks, 6 spoons, maybe 4 butter knives. To try and slice a tomato all they had was a broken serrated 6 inch knife. The bathroom ceilings and tub caulk had mold growing and the shower curtain was orange with mold. Anything that was a fixed object was crusted with dust and dirt. We had to scrub all of the pots and pans we used beforehand they were so grimy. On the door to the balcony they ask you to conserve energy yet when closed the door met the frame at the bottom and near the top was a 3/4 gap to the outside. Went downstairs to the restaurant for food and no cook. Went to the ice machine -broken Went to the ice cream shop- closed. But the view is fantastic. In closing I want to add that I did contact the gsm and sent him 30+ pictures so hopefully it may be cleaned up by now. He also said there was nothing he could do in the form of compensation as we had checked out already. He asked why nothing was brought to his attention and I explained that at least on 6-8 occasions we brought it to the front desk’s attention and they failed to react. Also I went on their own website and posted a similar review and oh guess what? They took it down, nowhere...

We hadn’t stayed here for a few years now and after a brief tour while vacationing elsewhere in April , we realized why we’d not returned. Not as clean as when we stayed and pool furniture seemed very old. I disagree in many respects now with my original review…. Below: I’d give it a 95 out of 100. As a regular reviewer/reader and contributor, I was a bit concerned about some of the negative reviews. But we actually spent about an hour here last May to check it out. After seeing a representative King Ocean Executive One Bedroom, we went ahead and booked. From the reservation team that patiently answered my questions in the beginning to Tamara, who checked us out EARLY Friday morning, 9/30/22, to virtually every one else we came in contact with, including the very professional and affable GM, we were so impressed. So friendly, so polite, so helpful with smiles to exchange in good cheer. The entrance, grounds, lobby, and hallways are all kept up and well maintained. The pools also were kept sparkling clean. All that is super important, but the room is too, right ? Upon checking in on Sunday afternoon, 25 Sept, we knew right away that I’d chosen the right place. Yes, ours was an updated and renovated unit and we loved it. It was spotlessly clean as well. We did notice the maintenance/cleaning staff regularly mopping, sweeping, and vacuuming the hallways. Elevators too. Very nice appearance inside and out. Excellent landscaping. Wonderful beach access. This general, more residential area has been our preference in over a decade of vacationing in Myrtle Beach. After 5 years in another nearby resort, we wanted ‘better‘ and have tried several others. Some we’d have considered trying again…. Until this stay. We are already planning our annual spring vacation here and next falls as well. Truly one of the best Myrtle Beach stays we’ve had…. Even with Thursday’s threatening’ weather, we had a nice walk on the beach. But we opted to leave super early Friday to run away from the wind, instead of enjoying one last morning. We’ll be back. Special mention to the ever cheerful Chris, night clerk - Ian, Barry, and Keni at the desk and all the smiling faces we encountered.

In our 1st room there were broken lamps, broken handles on the dressers in both rooms, unreal and horrible stains on every soft service (except bed)... bar stools, chairs around the dining table, couches, pillows on the couch, chairs in the bedroom. Very glad the floors were redone with laminate flooring!!! Additionally chairs around the dining table were broken along with a chair on the patio. At this point I contacted the front desk. I meet with the manager on duty who definitely understood my concerns but didn't have anything available till the next day. We called every ocean front hotel within a half mile, and every hotel was completely booked, we had friends staying at the property next to us so we didn't want to be too far away. We had no choice we had to stay, we had just drove 12 hours straight. My husband and I agreed to stay 1 night in that room. The next day I went to view the room before it was cleaned and decided to switch. While much cleaner, it was still rough. Still mismatch furniture, main bathroom was gross by the toilet, king bed was hard, sheets the same sandpaper, pieces of furniture missing, wobbly bar stools, ice maker in the freezer didn't work, and the sliding door was extremely difficult to open, but it was clean and no towels wrapped around the air conditioning unit. But the air conditioning didn't work well. The temperature in the room didn't feel lower then 80 at any given time. That is not comfortable or relaxing or easy to sleep in, at all. We had brought fans but this unit also had fans in each bedroom and we know why. Needless to say we spent as little time as possible in the room. We spent time in our friends property next door or at the beach or pool or out and about. The room was basically used to sleep, shower, and store our belongings. We wanted a relaxing vacation but we couldn't relax in that room at all and couldn't wait to leave.

This is edited by me after the conclusion of the stay. We rented room 1008 from August 22 to August 29. Unbeknownst to me the room is an owner rented room. I’m sure that person is unaware of the horrible condition the unit is in. Or if they did know they should be embarrassed. Started when we were supposed to get two twin beds in the room instead it was a queen bed. At the desk they were no help saying nothing else is available. Deceptive advertising. Then the filth began we had to wash the top of the fridge in order to put our food snacks up there. The cupboards were filthy, the air filter screen is almost clogged with dirt visible to the outside, the windows and door glass has never been cleaned of prints, sea smog and dirt. The furniture in the rooms is laden with dust. The pullout sofa only had a mattress cover that was soiled. The moldings, baseboards are ladened with crud. We had to stop looking for issues because for the week we couldn’t do anything about it. Finishing the week you had to pass through a throng of smokers standing at the exit doors and literally excuse yourself so they would move out of the way. They do have a sand barrel by the door for smokers, so congregation should be expected. Swallow their smoke as you walk through. They have spots out front designated as handicap parking but they allow anyone to park there and when I approached the desk on 2 separate occasions I was told it’s probably an owner and we can’t do anything about that. Well I explained how it is a law and it should not be tolerated all I got in response was crickets. We complained on at least 6 separate occasions about the status of the room and all we heard that it was a privately owned condo and that there was nothing they could do. It was supposed to accommodate 8 people and we had 6 people and at a time to eat there was not enough quality silverware to go around. 7 forks, 6 spoons, maybe 4 butter knives. To try and slice a tomato all they had was a broken serrated 6 inch knife. The bathroom ceilings and tub caulk had mold growing and the shower curtain was orange with mold. Anything that was a fixed object was crusted with dust and dirt. We had to scrub all of the pots and pans we used beforehand they were so grimy. On the door to the balcony they ask you to conserve energy yet when closed the door met the frame at the bottom and near the top was a 3/4 gap to the outside. Went downstairs to the restaurant for food and no cook. Went to the ice machine -broken Went to the ice cream shop- closed. But the view is fantastic. In closing I want to add that I did contact the gsm and sent him 30+ pictures so hopefully it may be cleaned up by now. He also said there was nothing he could do in the form of compensation as we had checked out already. He asked why nothing was brought to his attention and I explained that at least on 6-8 occasions we brought it to the front desk’s attention and they failed to react. Also I went on their own website and posted a similar review and oh guess what? They took it down, nowhere to be found.

We hadn’t stayed here for a few years now and after a brief tour while vacationing elsewhere in April , we realized why we’d not returned. Not as clean as when we stayed and pool furniture seemed very old. I disagree in many respects now with my original review…. Below: I’d give it a 95 out of 100. As a regular reviewer/reader and contributor, I was a bit concerned about some of the negative reviews. But we actually spent about an hour here last May to check it out. After seeing a representative King Ocean Executive One Bedroom, we went ahead and booked. From the reservation team that patiently answered my questions in the beginning to Tamara, who checked us out EARLY Friday morning, 9/30/22, to virtually every one else we came in contact with, including the very professional and affable GM, we were so impressed. So friendly, so polite, so helpful with smiles to exchange in good cheer. The entrance, grounds, lobby, and hallways are all kept up and well maintained. The pools also were kept sparkling clean. All that is super important, but the room is too, right ? Upon checking in on Sunday afternoon, 25 Sept, we knew right away that I’d chosen the right place. Yes, ours was an updated and renovated unit and we loved it. It was spotlessly clean as well. We did notice the maintenance/cleaning staff regularly mopping, sweeping, and vacuuming the hallways. Elevators too. Very nice appearance inside and out. Excellent landscaping. Wonderful beach access. This general, more residential area has been our preference in over a decade of vacationing in Myrtle Beach. After 5 years in another nearby resort, we wanted ‘better‘ and have tried several others. Some we’d have considered trying again…. Until this stay. We are already planning our annual spring vacation here and next falls as well. Truly one of the best Myrtle Beach stays we’ve had…. Even with Thursday’s threatening’ weather, we had a nice walk on the beach. But we opted to leave super early Friday to run away from the wind, instead of enjoying one last morning. We’ll be back. Special mention to the ever cheerful Chris, night clerk - Ian, Barry, and Keni at the desk and all the smiling faces we encountered.
