
Where do i even begin.. Family of 8 , 3bdrm Condo, 7th floor when requested like every year for 3rd or 4th floor and after card was swiped.. we were informed that no more 3bdrms on 3 & 4th floor Because they are No longer in the program which heights are an issue and wasn't able to enjoy balcony, First night - 2 burners & oven didn't work & maintenance man came about 8:45pm the next night because they made it seem that i was lieing which i wasn't. .. Requested to lower Thermostat was told No even though they've done it every year for years. Construction and Painting which resulted to A LOT IF BANGING, JACK HAMMERS,CARS BEING COVERED, NO PARKING OR PULLING TO MAIN DOOR FOR DROP OFF, PAINTING FUMES, YELLING THROUGH STAIRWELL & HALLWAY NEXT TO OUR ROOM STARTED AT 730am. |MANAGER WAS NASTY, DISREGARDED & DISMISSED US AS THOUGH WE WERE NOTHING !|Day 3 - Water Shut off 11 -3|Ordered From Resort Restaurant which they gave a $75 Credit which we were using there but No one told us the System was down even though I went there earlier to ask of it could be used there, but because it was down Husband was told Cash or Card Only so had no other choice with feeding family. Was Credited on Husband's card next day. |Day 4 - Decided to use Dishwasher.. Well Doesn't Work and has Nasty Dirty Standing Water in it. Spoke to Manager said someone will contact us in morning and Main Manager Barbra will call us.. again today NOTHING from Barbra !|Day 5 - Painters arrive at 730 am and Continue their job of Painting , Yelling and talking extra loud to other workers in hallway and in Stairwell next to our room which woke up little ones. Went to Front desk.. asked for Manager Barbra Again... but the 2 Ladies working front desk Again dismissed us, wouldn't even look at us AND COMMUNICATE LIKE WE WERE PEOPLE. just said she wasn't there and didn't know when she'd be back and then said she went on vacation which we were told she was going to be there this morning.. So just ANOTHER LIE ! They called about noon about Dishwasher but we were with grandkids trying to enjoy the time with them so we opted not to interrupt that time by sitting in room with maintenance, so|6:15 THEY CALLED ROOM to send up Maintenance to look at Dishwasher.. at this point.. WHY ?... WE'RE LEAVING DAY AFTER TOMORROW.. We've had already had enough at this point !|WE'VE SPOKEN TO Several management and we even asked who was higher than them and they said Barbra was the Main Manager and this is FAMILY OWNED.. No Corporate NoOne Else to talk to !|We tried several times.. Left Several messages for this BARBRA MANAGER and still to this day NOTHING ( don't know if she actually exists lol)|I will say.. while here we meet SEVERAL people on vacation talking and complaining about similar experiences and also said they won't come back although like us.. we've come every year for years.. Some people we met have been coming before the 2nd building was even built and now they have no interest in coming back. This place WAS so Beautiful, Nice, Friendly, Well Kept, They Appreciated EVERYONE who visited, There were alot of staff walking around and checking on everyone.. they made sure their stay was a Great one. The buildings were Very Well Maintained, Clean, and THE FRONT DESK AND MANAGEMENT WERE RESPECTFUL, KIND, UNDERSTANDING, COMPASSIONATE and YOU COULD ALWAYS TALK TO THEM WITH ANY CONCERN and THEY WOULD DO WHATEVER THEY NEEDED TO MAKE SURE YOU WERE HAPPY AND ENJOYING YOUR STAY !|They've lost what's important.. THE PEOPLE who chose this place as their away from home Vacation Spot where there's Peace of Mind, Comfortability, Respect, Friendliness and |APPRECIATION for ALL THE PEOPLE WHO WORK HARD FOR THESE ONCE A YEAR GET-A-WAYS WITH THEIR FAMILY !|We've got the rest of tonight, tomorrow and leave Sunday morning... Read moreTrip dates: 9/7-9/14. We booked through VRBO and that process is super easy. The owner of this condo (#1223) is very responsive and easy to interact with, and seems very attentive. The room is a 2 br condo listed as oceanfront. The building is but the unit itself is not. The only view you get of the ocean is really from the master bedroom or if you’re out in the balcony. The balcony wraps around and is like 4 balconies in one, just more narrow on half of it. You see the road side and the other building to the resort on one part of the balcony, and on the other is where you can see the ocean. This was a little disappointing as the room was listed on VRBO as oceanfront, so I assumed the unit would be, not just the building. However, true to Dunes, the room is impressively clean. It has plenty of room for my husband and our daughter. The vents in the bedroom don’t work incredibly well and there’s no ceiling fans to circulate air in either of the bedrooms. It did get stuffy but it is manageable for this time of year. The main issue I have with this trip concerns use of the balcony, and I do realize it’s an issue that’s out of control of the owner, but it still has become an issue this stay.
We have only been able to use the balcony late in the evening/night, when you can’t even see the ocean because there have been workers using this balcony every single day, up until between 6-7 each evening. They are painting or something, but they have been on our balcony and the one above and below every single day since we got here on Sunday 9/7, and it seems they have accomplished nothing. It’s 8:55 am as I write this and they woke us up again at 7:30 banging on the outside. They are in a scaffolding unit but they are very loud and several things have hit the windows. We can’t see what it is because we have had to keep our curtains closed this entire time. This is the 5th day and over half our trip now, as we leave Sunday. One of the most relaxing things my family loves doing is enjoying sitting on the balcony and watching the ocean when we aren’t on the beach. I don’t understand why they have to stay on the same balcony for 5 days straight. If it weren’t for the issues with those workers , I’d rate this unit a 4, still not a 5 because the view isn’t the best and it was a little deceptive in how VRBO listed it.
Do I feel it’s a great place for people to stay? Absolutely. Next year I’ll make sure to ask if any building maintenance will be scheduled the week we plan on coming before I book. This is not our first time here at Dunes, and it’s usually a 5 ⭐️ experience for us, but I have to say, paying nearly $1800 for a week and expecting to be able to use the balcony that entire week and then not being able to, and on top of that, being forced to keep the curtains pulled shut so men aren’t staring in while we’re in the room, it makes for a disappointing experience. Overall, I would ordinarily rate this place a 4, but because of the constant presence of the workers on the balcony, I rate the overall experience this stay a 3.
It’s now Friday at 8:31 when I came back to update and they are out there again, and have been since right before 7:30 again. If I thought we could get a refund we would leave today. I am writing to express my deep disappointment regarding my recent stay at your resort. While my children enjoyed the amenities, the overall condition of our room upon arrival was unacceptable and significantly impacted our experience.
Immediately upon entering the suite, I noticed that the room had not been thoroughly cleaned. There was visible hair in the bathtub and dirt at the base of the toilet, which made it clear that the space had not been properly sanitized. Although I routinely clean any room I stay in for peace of mind, I was genuinely disturbed by the lack of attention to basic hygiene standards.
Additionally, the remote in the bedroom did not work, and several stovetop burners were broken, limiting our ability to prepare meals—something that should not be an issue in a resort setting. The towels and washcloths also appeared dingy and unclean. I took the liberty of washing them myself, and not to my surprise, they came out white—demonstrating that they had not been freshly laundered before our arrival. To make the contrast obvious, I neatly folded the ones I did not use and placed them on the towel rack, hoping someone would see the difference between clean and neglected linens.
Due to conflicting address information, we arrived later than expected, and at that point, I didn’t have the energy to confront what I feared might be rude or unprofessional responses. Far too often, when guests raise concerns, they are made to feel like they are the problem rather than being listened to. I didn’t want to risk adding more stress to what was supposed to be a celebration for my daughter’s birthday.
Unfortunately, our experience was further marred by an inappropriate interaction with one of your employees. He repeatedly told me that I looked familiar—even after my fiancé politely told him, not once but twice, that such familiarity was not possible, as I am his fiancée. Despite that, the employee made the same comment two or three more times. This was extremely disrespectful and upsetting, particularly as we are planning our wedding this September and had considered your resort for future stays.
To make matters worse, I nearly fell from an unstable bench in the designated smoking area late at night. The bench is dangerously loose and wobbly. The next morning, I had to stop another guest from falling face-first while attempting to sit in the same spot. This is a safety hazard that needs to be addressed immediately.
Given the amount we paid for our stay from Friday through Sunday morning, the condition of the accommodations and the conduct of certain staff members did not reflect the quality or care one would expect. I recorded a video of the room’s condition upon our arrival as well as the state in which we left it—significantly cleaner than how we found it. I regret not speaking up at the time, but I didn’t want to ruin my daughter’s birthday.
I sincerely hope this feedback is taken seriously and that steps are taken to prevent similar experiences for future guests. No one should have to choose between addressing valid concerns and preserving the joy of a...
