Scam? We booked 'room 3,' a small gorgeous room with French doors leading out onto THE BALCONY for $148/night (tax and fees included). Without notice, we were moved to an unlisted room behind KC Management Services. The room was dark, had no view (except of an ALWAYS LIT) brick wall. We had to keep the blackout curtains always closed. The bed was loud and squeaky, and the sheets had a cigarette burn. The 'deal' was that the surprise room had a large kitchen, so we were told that it was worth more. But the kitchen had no coffee, no table, one office chair, no pots or pans, and a toilet paper holder for some reason. We could not use the kitchen even if we had plans for it. It was like booking a cute mini cooper, but getting a cargo truck instead. Oh, and the hot water cut-out intermittently. See the photos. There were harsh bare fluorescent lights, loose wires, a broken towel rack, and the floor had bottle caps from an incomplete cleaning. They advertise the Balcony Guest House as having only six rooms, but from what I could see, they have ten or more. The room we booked was listed as 'available' on their website during our stay. I called to complain, and they gave us a $50 credit. Thank you, Kit, for trying to make things right. But honestly, I still feel like we got fleeced.

We really enjoyed our stay here. It's in a perfect location just outside of the French quarter but not too sleepy here on Royal st. The rooms are all we need plus a little quirk. The balcony is definetly a bonus. If you need someone to talk to they are hard to find- you have to go next door and ask someone working the restaurant and hope they aren't busy. We did not have hot water during our stay which even in January is not the end of the world but we hope to be compensated. The food offered in the common space is great with gf, vegetarian and vegan options. Overall we got what we payed for and still would love to come back.

Almost everything went wrong here.||First of all, I was overcharged for my stay. Property management was not willing to work with me on this even given a months notice ahead and started to threaten cancelling my stay over $75 during Mardi Gras season stating that I was a red flag for trying to understand why I was charged for an additional person that was not a part of the reservation. I was told not to reach out to booking.com and am now out this amount. I’ve attached these to this review. Second, the area is not safe and we felt very uncomfortable each night. As mentioned in other reviews, roaches can be seen throughout the hotel/property and this was a major concern for cleanliness. At night we also heard little footsteps around which we thought may be mice.||I did not feel as though I could contact this property with any concerns I had because of the way that they handled our initial problem - definitely a toxic environment over such a small amount of money. The walls are very thin and so you can hear everything that other tenants are doing (sexual activity, discussions and also just showering). Everything is very out dated and even one of the windows was shattered. I didn’t even feel comfortable parking my car outside. No soap, shampoo or conditioner were provided. Honestly, if I wouldn’t have booked this 8 months ahead I would have done this whole thing completely different as they shamed me for trying to save money for booking in advance. I do not recommend this property for families or a group of friends (specifically women). I’ve never dealt with this level of unprofessionalism and I have traveled to all 50 states and 14 countries. Please save yourself the trouble and safety as New Orleans is already known for being potentially unsafe; this property...

I've spent a week and a half in Room 1 over the past year, first on a road trip and the second time when I returned with my wife. It's pretty incredible that this amazing place basically costs as much as a Motel 6 in certain parts of the country if you book on an off-night.

The balcony itself is absolutely beautiful. The Bywater (the neighborhood the Guest House is located in) is chock full of character and, after traveling the US fairly extensively, is pretty much my favorite neighborhood. It seems every house is brilliantly painted and has a lush garden, the street art is excellent, it's safe (one of the rare city districts where you'll regularly see young women walking/biking alone at night), it's quiet, atmospheric, and the food is amazing. A local bartender told me that "bars are like churches" in New Orleans, and it's true: you have three of them within view of the balcony, but they're so quiet! Even on busy nights they are hardly any disturbance.

Room 1 specifically appears to be the one to get as you have French doors directly to the balcony and a ton of natural sunlight. I can't speak to the other rooms, but every guest I've met has been happy.

The only word of caution I'd share is you can easily lock yourself out on the balcony with no way back in. There is no key to get inside or anything; your only option is to go through the shared balcony entrance, but twice in my time staying here someone has locked that from the inside and I've needed to call for help. Just make sure you check that entrance before you close your own doors and you'll be good.

Can't recommend this...

This place is cute and has a lot of potential but is in desperate need of good cleaning and updates. The paint is peeling, showing of drywall and stains, bubbling of paint due to water damage, very dirty ceiling fan in desperate need of a cleaning / dusting, blood or some sort of stains on drapes for balcony door, very large gaps in door frames leading to outdoor balcony and interior doors as well. We requested an early check-in and was told they will do their best and text us when its available, now mind you regular check in is 3pm, it was after 3:15 and still no text so we decided to physically go there and check and they were finished with our room, we entered it as they provided the keypad code via email early that morning - we stayed 2 nights and still have never received that "room ready " text. The Silk road restaurant was nice, cozy and good food but would only receive their special of a free drink (as a guest staying there) if you purchased a full meal, we prefer to try several appetizers and side salads so we get a good sampling of items (which all were good with the exception of truffle fries, they were French fries with a little salt and maybe a hint of garlic but no truffle oil or other seasoning - more or less bland fries) therefore they would not give a our free drink - not a big deal its just the point.... overall a safe place in a good location but not worth the $200 a night, not worth another visit from us and I would not recommend in its...
