Let me start off by saying that I found the appearance of The Mansion and our room, Royal #5, be completely charming and comfortable. This review is specifically on the suite Royal #5 and our four night stay.||The beds are relatively comfortable and there were Stephen King books left in our room, which excites me since he is one of my favorite authors. That being said, there were a hell of a lot of problems for me. ||First and foremost, the bathroom. I was already aware that the bathroom was not inside of our room, but it is a private bathroom nonetheless. I could live with that, especially since we got a fantastic deal on our room. However, this bathroom is the size of a closet in a single wide trailer. I felt like I was in a doll house. I’m a relatively small person, so if I felt like it was tiny that’s saying something. Another issue with the bathroom was that the shower curtain didn’t touch the floor so water would pool up everywhere. Not to mention the fact that I couldn’t shower without whacking my elbows on the walls two or three good times. ||The morning after we arrived, I expected there to be some sort of breakfast since Booking.com claimed there would be free breakfast. This is 100% incorrect. There is no breakfast and The Mansion website doesn’t mention it at all, so boo to you Booking.com for the false advertising. On top of this realization, we found that our coffee pot was dirty. It still had coffee grounds in it from the previous guest, the carafe was dirty, and all of the cups in our room were dirty. There’s also no bottled water available for guests so we ended up making our coffee with tap water - something we never do since I’m sensitive to water additives. ||Another thing to note is that literally everything in this room is plugged into TWO power strips. You read that right. Two. This includes one of the bedside lamps (which was broken and non-functional,) the clock, the small table lamp, the TV, and the fridge. The functioning bedside lamp wasn’t even plugged in nor was the window unit for heat/AC. We ended up having to use a portable heater that was left in our room because the window unit couldn’t even be plugged in since the plug didn’t match the outlet. The only way we could even use the heater was by plugging it into, you guessed it, a power strip. The same happened when we needed to use the coffee pot. It wasn’t plugged in at all, so in order to use it we had to plug it into the power strip by the bed. Not safe at all. ||After all of that, housekeeping was incredibly loud. It seems as though they aren’t used to people staying for more than one night because we were woken up by them yelling, slamming doors, and their phones ringing every single day. We also had a problem with the noise ordinance not being enforced. There was a group of people in the hot tub until well after midnight making a ridiculous amount of noise. FYI, the hot tub is just below the windows of Royal #5. Be prepared to hear everything that happens in the neighboring rooms because the walls are super thin.||I don’t want to say that I’ll never stay here again, but I’ll definitely never stay in...

Positives- It was spacious (we booked a family sized room for only 2 of us). -It was easy to find. -The a/c worked and the room was cool and comfortable when we arrived. Room was clean, plenty of towels, pillows, blankets- something often lacking in other places we have stayed. -The gorgeous 4 poster bed was huge and comfortable. -The refrigerator wasn’t full sized, but it wasn’t tiny either so we were fine with it. The porch was exactly what you picture if asked for a “southern porch.” My only “disappointment” is dumb, but I wish the porch ceiling was blue. -Checking in and out were both simple and accommodations were made to store our luggage without charge. A lot of places charge for these little things and this location did not. -Very little interactions with the staff, but they were always polite and cheerful -When we contacted the manager, the responses were quick. -We had incidents that needed maintenance attention and they were resolved relatively quickly. -We only had a rental car for a day and parking was easy, but I could see how busy it could get. Things to think of: -It’s an old house, not a hotel. Remember that if you book it. -There’s no one to answer questions in front of you; you have to message the manager. -Hot water takes time to travel to the shower and the pressure was so-so. -We heard every guest come in and go out every time they did so. We listened to every guest traipse up or down the stairs (we chose the room near the front entry though) -The chandelier in the entryway shines through the window above the door directly onto the bed -There are minor cosmetic things that could be done to “spruce up” the room, but nothing serious enough to take away the charm. -NOLA streets are long so think it through, especially at the end of the night. Read moreFound the place on Airbnb and was ready to book the entire mansion for my family visiting for our wedding. However, I asked the host one question about the hot water situation (after reading countless bad reviews about the lack of hot water) and instead of ever addressing my question, they said we were too early to book for March of 2026. Then, a day later they said the rates were up-to-date and I could now book, except they had raised the total price of the stay by $15,000!!! When I asked them if that was a mistake they coldly said no and wished me luck in finding elsewhere to stay. The thing is, they clearly did not track their pricing well, because had I not reached out with my question and inadvertently brought the pricing to their attention, I could have instantly booked the place at the original price.
All of the reviews mentioning bad and rude management seem to be correct! And since I asked them twice about the hot water and they refused to acknowledge my question, I would assume it's still an ongoing problem. Don't give these people money. They unnecessarily prey on tourists and will try to rip you off.
I am sure they will comment on this and say that a $15,000 increase is somehow reflective of their pricing and that I was trying to rip them off. But they shouldn’t have their pricing listed at an affordable rate if they don’t actually intend to charge people those rates and change them the minute someone asks them a question. Also, plenty of other full-size homes in the area for more than ten thousand dollars cheaper. Just go elsewhere.

I WAS able to book it at a reasonable price and sure wish I would have but instead while I was waiting for them to answer my question, they raised the rates. Just do not believe...
