My partner and I have been living here for a little over a year. While management loves to write their surgically catered AI generated responses (the previous once have been put through a AI tester so this isn’t even speculation), what they actually enjoy is sending out emails with ridiculous pricing guidelines for their amenities under the guise of ensuring “tenant safety”. I previously blindly accepted this however in spite of recent events it’s been super revealing to see that management only cares about their bottom line and turning a profit, in this recent case, at the actual expense of the safety of their tenants.
Recently, multiple units have been rented out as Airbnb, speculation is that its management doing this, whether or not this is the case it’s still absolutely unacceptable. One unit in particular was completely broken into and trashed where the person refuses to leave completely. This creates an unsafe environment for everyone here and is absolutely ridiculous.
On my floor, the Airbnb inhabitants have the entire floor smelling like weed which mind you, if any tenant even lit up w cigarette in their apartment they’d be met with a passive aggressive email as well as the threats of punishment.
Because of these emails, most people won’t leave a review because they fear retaliation. I personally don’t care for their business practice of ridiculous lock out fees and absurdly priced pool guest fees, it’s something tolerable and understandable from a building advertised as luxury. Hot water at one point wasn't consistent. It's been fixed. The building handles their issues quickly and efficiently.
The parking garage is $355/mo for residents and is now OPEN 24/7 as of Sept 9th (previously, closed from 11pm-7am). Another great job by the mgmt team to update and improve on building facilities. This parking garage is directly under the building and has elevators leading up to your floor. Very convenient.
Many parts of the building were still under construction but as of Jan 2025 many of those items are complete. 98% of the building common areas are finished, so they're almost done with the final touches.
Package room is only open from 11am-7pm. The front desk only has someone there at those hours. You must pick up all your mail from them during those hours, so if you're working then it's going to be a bit of an issue. The staff is super nice and helpful.
The pool and associated amenities like spa/sauna/steam room on the 4th floor is available as of Jan 2025. The pool, since it's outdoors, I'm assuming will be open by Memorial Day 2025. The price is $400 per year per person. In additional, if you want to use the gym, bbq area, terrace, pool room, movie room, etc is $50 per month.
The management staff are all wonderful. They can be reached by online portal, email, or phone.
Locker rooms are available for $75/month. Very convenient again and located in the basement.

If you don’t mind horrible management, then by all means, move in. The views are nice, doorman Star is nice, amenities are and landscape are pretty so I'll give them that. The property manager, Mendel is unresponsive, dismissive, and avoids accountability at all costs. You’ll spend MONTHS chasing him down for issues that are never actually resolved.
Tenants here face ongoing problems that management calls “normal”: no hot water, brown water, broken ventilation that causes mold. There’s also green algae and worms in the pool.
Electric bills are insanely high $400–$800/month for a 1–2 bedroom, they run their own system via QuadLogic instead of Con Edison. I paid nearly $400 when I was gone for 2 weeks out of the month with everything unplugged except appliances (ie fridge). I’ve lived in FiDi 2BR where my bill never exceeded $250 with everything running 24/7. This is robbery disguised as “market rate.” Things became more interesting when some tenants received 50% discounts on their electric bills — but only after refusing to pay. When I asked why I wasn’t offered the same “courtesy,” management went silent and stopped replying altogether.
When occupancy was low (still is for a reason), management listed vacant units on Airbnb, where one of those guests tried to break in and vandalize which caused NYPD to come.
This building’s biggest problem is the toxic, negligent management team. If you value your sanity, money, and health, look somewhere...
