This review may seem a little harsh, but I just wanted to provide my honest feedback with the goal of helping the owners improve, as well as helping future guests decide... as we felt a lot of these reviews don't accurately reflect reality. We expected much better for a place with a 4.9 rating.
We were honestly quite disappointed with our stay. First issue was with checking in. Unfortunately, our flight was delayed, so we didn't arrive until 7:30pm. However, in previous stays at B&Bs, there was always someone around to greet us and get us checked in. From our experience, that's standard. However, with Sedona Views, we were greeted with a text message, and then a locked office door with instructions on how to find our room and where the key would be located left in an envelope next to the door. This was rather surprising, as it wasn't a very welcoming way to begin our stay. In our confirmation email, the owners state that each reservation is special to them and that is why the stay is non-refundable 15 days prior to arrival... well, all I can say is that it was not a very welcoming start to the stay.
The room... our initial impression was less than stellar. It just looked very outdated, especially the bathroom. In fact, our shower door didn't even close properly. Everything was clean, but it just looked like it hadn't been updated in decades. At almost $500/night, this was rather shocking. Our next issue was with the temperature in the room. It was so unbearably hot that we had trouble sleeping. We tried to adjust the thermostat, but the control to it didn't do anything, so we had to open the sliding glass door, and leave it open. After that, we slept very comfortably. Now for the hot tub. Yes, it's very nice to have your own hot tub... but with all the issues we had with the room it just sort of felt like a gimmick in order to charge more per night... others may not feel that way, but I certainly did. I'd have preferred a working shower door, the ability to control the temperature in the room, etc.
The breakfast... it was fine, but nothing special... rather forgettable to be honest. But the biggest issue we had with it was the strict service at 8:30. Again, in every other B&B that we stayed in, there was more flexibility on the time for breakfast. Because of the strict time, we did not have breakfast on our second day because we had to leave earlier than 8:30. Also... the host for breakfast... she was very nice, but a couple comments she made to us were rather off-putting, particularly when she asked us where we were from and our profession... it wasn't the most professional response, not out right rude, but just off-putting.
Don't get me wrong, there are plenty of positives. It is in a beautiful area. The bed was very comfortable and the room was very clean. But there's a lot that needs improvement. Sedona in general is extremely expensive (overly so in my opinion), but this place seemed at the higher end.
We would have brought a lot of these issues up during our stay... but there wasn't an obvious person to do so with. As far as we could tell, there wasn't a "front desk" but we could have missed it... again, we had to check in via text and envelope. It just didn't have a very personal touch, which is what we've come to expect with B&Bs.
All things considered, we would not stay here again, nor could we recommend it until some major fixes occurred. The breakfast host mentioned the owners had some grand plans for the property near the river... but I think they need to fix things with the rooms first. $500/night was excessive... this felt more like a $200/night...

Ann, our hostess, was great at communicating. She made sure we arrived safely, settled in and ensured we knew that she was only a text away if we needed anything.
Breakfast is a lovely event. There is one seating at 8:30 am for a great reason - your gourmet breakfast is expertly and freshly prepared to be served at that time. They happily accommodate any dietary preferences and ensure you are happy and fortified to begin your day. If you are unable to attend (leaving early, plan to sleep later) they will prepare a bagged breakfast for you.
During these breakfasts, we met some of the nicest people. It's rare these days to have such an opportunity. If you would rather sit at a table by yourself, that is an option. A great thing about this B&B is that it is small and intimate.
It was our first time in Sedona and they custom designed itinerary suggestions, complete with a map and supplemental info.
The bed was extremely comfortable, which was very appreciated after a long day of hiking. The hot tub was used a couple of times - they supply HUGE towels just for this. We had a beautiful view and listened to the birds as they visited the nicely landscaped grounds and birdfeeders.
There is water, homemade cookies, ice and creamer in the fridge. A coffee pot with a delicious roast. A variety of snacks are supplied as well. The toiletries were lovely and having a drawer with things you sometimes forget was a nice touch (razor, toothbrush, etc.)
Housekeeping in on-point. The room was completely "reset" daily.
OH, there is a private creek access & beach across the street. When we visited, we were the only ones there, during April, one of the busiest times.
(Regarding any negative reviews posted - A person commented about the place "needing updates" and the furniture being dated and such like that... they are sorely missing the point, the beauty and charm of unique places like this. They might have been better off at a resort charging 2 or 3 times the Sedona Views rate to feel better. Go ahead, pay an extra $500/night for a nightstand or chair you may sit in once or twice. It may have been the same person who didn't see a "front desk." At a B&B. With 5 rooms....

Micheal and Racheal were friendly and have created wonderful environment. |I mean granted, the views help out a little 😎||The views... just stunning|The property is well done and not just the rooms themselves but the overall design inside and out.||The ground is set in two parts, either side of highway 89 heading downhill into Uptown Sedona (about a 1-2 min drive).|The main building being up the hill with mountain views and the second being the new creek villas, down the hill obviously by the creek itself.||This creek area was a surprise to us. Not because it was recently opened but we assumed that the creek area was for the villa guests only... we were wrong.|A private beach and a swimming creek... included for every guest...amazing.|You do have to be careful as you'll need to cross the highway by a bend to get to either side and then its a 5 minute walk at best.||I went down early in the morning before breakfast and again with my partner mid afternoon to cool down, take a drink and chill out.|Personally it saved us money on visiting other local creek areas that were paid for AND at capacity from early opening hours due to demand.||Breakfast was a group thing all at the same time and was a belly buster of multiple courses each day. Prepared and served by happy smiling staff who explained each item and also catered for my allergies as an individual.||We only have two negatives from our trip;|- Stargazing would be better if the ground lighting turned off at night. Maybe a motion sensor for late comers. Useful, nicely done and needed to approach the property in the dark though.||- We wished we had booked at least one more day!|Only just scratched the surface of this town and plenty more to see and do.||If we ever get chance to visit again, this will be our first choice of accommodation.|Thanks again Micheal and Racheal.|Wish you...
