Avoid Resido Apartments unless you’re desperate.
We’ve had an extremely disappointing experience here and I wouldn’t recommend it to anyone.
Despite Resido claiming their pricing is fair, the rent is far above market rate for what you get plus rent increases 5% annually. You’re locked into a lease with no early exit option, as Resido has deliberately removed break clauses from their agreements.
The internet situation is a joke – fiber isn’t installed, and tenants are expected to pay for it themselves if they wish to have it. This makes working from home nearly impossible due to constant dropouts.
The surrounding area is unsafe, with the apartments located directly across from Kāinga Ora housing. There is a regular armed police presence, noise disturbances, cars being vandalised and dog mess left in and around the complex. Parking is a costly extra – $69 per car per week for a Resido space, or $45 for an open-air park that's often full and not secure with thefts and vandalisms being too common.
We also had a major issue with the bond not being legally lodged. It was only lodged 55 working days after we moved in, despite the legal requirement being 23 working days. Resido claims to have some form of exemption but cannot or will not give details regarding this. When issues are reported to staff, nothing is documented, and later they deny ever being told.
The apartments themselves are cold, poorly insulated, and definitely not worth the premium price. We also found senior staff to be dismissive and unhelpful when raising concerns.
Overall, the property feels unsafe, overpriced, and poorly managed. Strongly recommend doing your research and looking elsewhere.
