Their tactic is to manipulate you during viewings by claiming all bills are included and insisting the flat will be gone within minutes, pressuring you to pay the holding deposit immediately. Once youâve paid, they bombard you with emails from various individuals, all providing conflicting information. The person who gave you the initial details at the viewing will then ignore your calls and respond only via text, completely denying what they saidâessentially making you feel like you imagined the entire conversation.
This shady behavior was carried out by their agent, Rish, whose communication skills were subpar, to say the least. After that, theyâll disappear entirely. If you attempt to withdraw and reclaim your holding deposit so you can move on, theyâll send a smug and condescending individual to call you, introducing new, previously undisclosed terms. This individual will argue incessantly, trying to unnerve you, behaving as though the deposit is their personal entitlement.
I am considering further action but honestly, the amount involved is too trivial to waste my energy on. Regardless, avoid this company at all costs. You can hide my reviews all you want, but Iâll continue to share my experience if it can save others from going through the same thing.
Whatâs worse is how they handled the deposit. Instead of working with transparency, they weaponized information tenants wouldnât have known beforehand to intimidate and hold on to the deposit unfairly. Even after we pointed out the misleading listing over a week ago, it still hasnât been corrected. Since then, Iâve noticed similar ads being posted at much lower prices than their supposed ârealâ asking price. Itâs hard to tell whether this is intentional to generate leads of frustrated prospective customers or just more incompetence.
When we explained the property was outside our budget, we were told to submit an offer online anyway, despite it being below the asking price. This led to confusing and misleading follow-ups, where initial communications made it seem like there was progress. To make matters worse, he scheduled multiple viewings at the same time, expecting us to waste our time going between properties. This was not communicated to us in the email beforehand, and we felt pressured and frustrated by the lack of planning.
When I expressed my unhappiness with the situation, Sulaman told me that we could leave if we were not happy with the arrangement. This was not only dismissive but also rude and unhelpful.
To add insult to injury, Sulaman wanted to show us an unfinished building, which is not something we are interested in.
I expect a higher level of service from your agency, and I am extremely disappointed that Sulaman's behavior fell so short of what we expect. I hope that you will take my complaint seriously and take action to address the issues.
