Pros of living at Amli Arts Center: The view and design of the building is beautiful. It is located in an area where there's a lot to do and a lot of different places to go (restaurants, events, etc). I love that the pool deck is available to grill/cook food items while hanging out with friends and family. There are concrete floors so that you can't hear the residents above you. Also, the parking garage is in a covered area so you won't have to worry about you or your car getting wet when it's raining.
Cons of living at Amli Arts Center: When walking into the elevator, there's a high chance that you will see or step on urine or feces from other residents who have pets. There are only 4 elevators in the entire complex, so it takes about 3-5 minutes for you to get on one. Also, the pool closes at 10 PM at night. If there's ever a situation where you're out by the pool either grilling or talking with friends even 1 minute after 10 PM, you're not able to leave the pool area and have to call down to the front desk to ask them to come get you. One day this happened to me and one of my guests was at the front desk trying to get to my apartment. The concierge did not know that I knew the guest and she was laughing at the fact that we got locked out by the pool and said we will have to wait until she decides to get up and unlock the door for us to come out, because we should not have been late coming from down there. At 10:01 PM, your key fob stops working and you're unable to unlock the doors to let yourself out. Furthermore, pets are terrible at this apartment. There have been many situations where pets have urinated on hallway floors by your door and in the elevator. Feces has been seen on balconies and in the trash chute area where residents have to put trash and it leaves an awful aroma. Guests have allowed their pets to poop and urinate out by the pool and grilling area where people are eating. Most luxury high rises in Atlanta have pet DNA and Amli Arts is too cheap to invest in it. You do not get your money's worth at Amli Arts Center, given that complex cleanliness is not maintained as it should. Housekeepers are good at cleaning the bottom floors, however they neglect floors on the upper levels of the building. Security is not as protective as they should be. There are about 2-3 break ins a week and there have been 4 robberies. As I headed to my car one day, I saw someone's back window shattered, with glass at the bottom of their car door. There has also been a VERY VERY VERY serious issue with gnats. Because the complex does not keep up with sanitation, this allows insects such as gnats to accumulate within the building. I've spoken to other individuals in the building and they've said that they've had gnat issues as well. They tend to accumulate in the refrigerator and get into food. It is very sad to have to throw away food, especially when you're very hungry. They've been flying around in bedrooms and bathrooms as well, and swarming the front entrance of the building where concierge is located. I've had visitors complain about the amount of gnats they have witnessed by the concierge desk. Speaking to the Amli team doesn't really help, because they make it seem as if it is not a very important concern. There have been numerous occasions where guests come to visit and have to wait for a while to get let up into the building, because concierge is not at the desk. When guests finally get let up, they go through troubles to successfully get to their destination. The only thing they haven't asked my visitors for is their DNA, however they can't seem to stop all of the robberies and vandalism at the apartment. When I talk to management about all of the issues they make excuses about what they're not responsible for. In fact, I have writing in my email. Read moreThe Luxury Label is Not Accurate. I've had many issues ignored by management. I'm a chill resident that just want to come home after a long day and relax, but management is constantly dismissive and condescending to African American residents' complaints.
DIRTY HALLWAYS. The floors where residents park are very dirty in the hallways given the light carpet. AMLI does not take any heighten duty of care to keep the high traffic hallway areas anywhere near clean. Also, on the bottom level, there are hanging exit signs that have been that way for months. The amenities' hours are too restrictive. I requested, like several other residents, that AMLI would merely consider having the sky lounge open later than 10pm, but the manager, Angie, basically laughed at me and informed me that this would never happen. This is odd considering every building within my view has more liberal hours with the amenities (e.g. The Atlantic House, Icon, Skyhouse, Modera and Post Midtown). Nonetheless, the manager, Angie, dismissed my query.
3.. There is a hotel being built, and residents wake up every morning eye-level with several construction men on a daily basis. AMLI has not taken any initiative to inform the residents of the duration of the construction nor the height of the adjacent building so people who paid premium rent for better views will now have an obstruction.
Management. The management here has a nice veil of professionalism and politeness UNTIL YOU SIGN THE LEASE. The African American residents in this building are treated poorly. Even more unfortunate, it is clear management ignores tenants or ignore/dismiss any of our complaints. It is sad in 2019 that I even have to pen such a complaint, but this is the raw and unfortunate truth.
Water. The water heats up slow, and per the usual, management/maintenance just says that is how the pipes run or the cold water pipes keeps them in compliance with their LEAD certification.
Parking. Although residents can park behind a gate, the vast majority of the spots have the reserved sticker despite the fact that most residents do not pay for reserved spots. Therefore, residents are forced to drive past empty parking spots with the reserved signs because AMLI wants you to fork over even more money.
The Views. The views are nice when you can see out of the windows. My windows have been extremely dirty (more than the environmental debris norm) but the manager, Angie, informed me that she would let me know in 30 days when she would decided to rectify the situation. Seriously, she looked at me with as smug demeanor and told me with a smirk on her face that she would let me know when she would plan to do something in 30 days. Even worse, the management team marked this service request as "complete" when I could not even get any answers from management. This appears to be a blatant misrepresentation or an attempt to make it appear as if the service orders are timely when in truth they are not. I've emailed management since January to no avail.
The business center is always out of paper and ink. Also, the printer in the business center malfunctions and only prints partial pages. However, again, management dismisses residents' complaints so the simple luxuries that they sell you on your tour in reality are not anywhere as nice as it seem.
To be honest, most of my simple maintenance issues have had to be escalated to the regional office for resolution because the local office manager will email you back and let you know how they are NOT doing anything to address any concerns. I would not be surprised if management makes a disingenuous response to this post but I am just giving potential residents the truth.

Read moreIt's disappointing on so many levels to witness a brand new "luxury" highrise apartment community become the latest victim of deplorable tenants.
Issue #1: Foot Traffic -There is so much foot traffic in this building! Visitors easily out number residents 3:1. The visitor parking is full every single night! It gets so full that residents use their key fob to allow guests access to resident parking! That is so unsafe and a security issue that should not be taken lightly. Especially considering in late May 2018, the integrity of the building was compromised due to a major security breech where a resident gave an unknown person access to the building. Who ultimate vandalized the building causing significant water damager to the entire building.
Issue #2: Floor Access - Everyone has access to every floor. If I reside on the 15th floor, I should not have access to the 20th floor. The only time a resident should have access to a floor he/she does not reside on is if that floor also provides access to a common area and/or amenity. Just about every highrise in Atlanta restricts access to floors you do not reside on. Waiting on AMLI Arts Center to follow suit.
Issue #3: Elevators -There are four elevators in the building and on average you wait about a 2 to 5 minute for an elevator response. And that wait time is almost tripled on the weekend when all the foot traffic arrives.
Issue #4: The pool - The pool situation is a hot mess. Every weekend their are shenanigans going on that requires the closure of the pool and common area for days. Management even issued communication regarding the abuse and destructive behavior. The behavior continues to be so destructive that it required the Property to hire additional security. Now if that doesn't give you pause... Which brings us to my fifth issue...
Issue #5: Idle threats - Management continues to issue meaningless threats such as revocation of pool privileges. OK? And? Where are the threats of potential major fines and/or ultimate eviction? Oh thats right. They don't exist. There have been threats of towing for parking in unauthorized parking but residents continue to do it. Residents, prob ones that are not registered as residents, park in the visitor parking. Management has made empty threats about it but have done nothing about it. People without Disabled parking decals park illegally and nothing is done about it.
Issue #6: Luxer One - So AMLI utilizes Luxer One to manage its resident package deliveries. Unlike competing luxury properties in Atlanta, AMLI Arts Center refuses to invest in the actual lockers. So with a single code, a resident is given access to a closet that houses every single residents' packages. So in other words, their package retrieval system is basically run on the honor system.
Issue #7: Pets - If anyone knows me they know that I am an absolute animal lover. The pet weight limit here is 75 lbs! That is rather forgiving for a "luxury community". And I'm not entirely sure that policy is being enforced. I recently saw a Great Dane in the elevator. That breed ranges from 99 - 200 lbs easily! I've also seen aggressive breeds in the building. And don't don't be surprised if you find pet urine in the elevator or feces in the hallway or property grounds. Many pet owners are not responsible and have no respect for the building. But then again there is no enforcement from Management. They just sit in their pretty offices. I rarely see them about the property.
Issue #8: Price - You will not get your money's worth here. You would think by paying a premium rate that you'd experience a higher caliber of neighbors/residents. Not here! The same people are always loitering the building at night and after the leasing office has closed.
Issue #9 Neighbors - They don't care about you or your living experience. One of my pet peeves is that Residents will not put their trash in the trash chute.
