This is my honest review from my experience! I started to browse and look at places in NJ. I called and connected with a few properties, but it didn’t feel right. I searched and found Edge. I called, and instantly an agent picked up (no endless ringing or AI robot). Carmen was extremely helpful and answered my 100 questions. I was hesitant about applying and getting turned down, but after that phone call, I immediately felt more relaxed. I called the next day and spoke with Kayla, and explained how this move was very important to me—moving into a new state. She answered my 100 questions and even broke down the apartments. I researched the property, and the whole team is amazing and well-connected on social media. I immediately applied, and the next time I was on the phone with Carmen, we discussed which apartment best fit my needs. I never felt judged or uncomfortable when I explained to Carmen and Kayla my needs, housing goals, and budget. They invited me to an open house to view my apartment. When I got there, I instantly knew I made the perfect decision. I was greeted by Jamillah, who was so attentive and informative. Her energy was amazing—she greeted other residents by name, and you could clearly see the care and love she has for her work. This whole team is incredible! I hope these ladies continue to be successful and shine. Unfortunately, getting this level of service and care is becoming rare. I am blessed to soon live around great and positive people who helped me pick my dream apartment. I am lucky!

I moved in with my family the end of August and I must say we’ve been enjoying every minute since. The leasing experience was great and Ann and Zachary went above and beyond to make it a smooth transition for us. Maintenance (Andrew and team) are responsive and act quickly. The apartments (looked at 2 and 3 bedrooms) are great, spacious and with good finishes for a rental property. Love the double door fridge with water dispenser and ice cube maker!!! The location is superb having the HudsonBergen LightRail within 5 minutes walking distance for a good commute to Jersey City and NYC. Children’s playground and a small park are just around the corner which is great for kids (and dogs). Daycare, Costco, Lidl, ShopRite and other stores/restaurants are a 3-5 minute drive away. The amenities are nice with a large Gym, business center, play room, kids room, clubhouse, several terraces. Soon, the grill and fire pit will be “sanctioned” by the city of Bayonne and we’re good to go for some nice winter BBQs. Noise-wise, we can’t complain and our toddler enjoys his right of “quiet enjoyment” so far. But, we also don’t have no direct neighbors, yet. (This is me hoping not to be forced to deduct a couple of stars once the apartment next door has been leased). But overall, the walls seem to be decent and floor/ceilings providing sufficient insulation using Gypcrete.

Poor communication from management. Upon further research I discovered over 10% of the reviews are 1 star. READ THOSE. Looking into the recent increase of 5 star reviews, most of them are about the tour process itself and nothing to do with being a resident. Others are the ONLY review left by that profile. Hmmmmmmmmmmm In a nut shell seems like an unsafe place to live where you are over charged for rent and parking, amenities that have no upkeep, and staff that couldn’t care less about you or your well-being. Ask the pregnant mom whose car kept getting broken into and couldn’t get staff to turn the heat on for her. YIKES. 10/10 Would recommend to do your research.

EDGE AVENUE G IS AN ABSOLUTE NIGHTMARE THE WORST APARTMENT COMPLEX YOU COULD POSSIBLY LIVE IN. THIS BUILDING HAS NOT HAD HEAT ALL WINTER AND ITS UNSAFE BECAUSE FOBS ARE NOT REQUIRED TO GET IN THE BUILDING AND MY CAR IN THE GARAGE I PAY FOR HAS MULTIPLE ATTEMPTED BREAK INS. I literally have absolutely nothing good to say about living here for the past 4 months. THEY HAVE NEVER HAD HEAT IN THE BUILDING AND NICOLE THE MANAGER SAID THEY ARE NOT REQUIRED TO HAVE HEAT THROUGHOUT THE BUILDING, OUR AMMENITIES AND COMMON AREAS THEY CHARGE US FOR. THE LEASING OFFICES HAVE MULTIPLE SPACE HEATERS FOR THEM WHICH IS A SAFETY HAZARD. Our mail at Avenue G constantly gets sent to Avenue F and you have to wait a long time to get it or walk in the cold to the next building to retrieve your mail. As a Buzzuto property resident at Edge I unfortunately have seen that they do not take any consideration for residents or creating even a comfortable or safe living space for us. No matter how much I asked for heat since the beginning of the winter they did not turn it on and have made it difficult for my son and I to maintain a safe and healthy living environment. IT IS NOT A SAFE BUILDING.. Exterior Broken doors, Fobs are not needed to get into the building. The broken door in the garage SINCE SEPTEMBER pose a significant safety risk, compromising the security of the premises and its residents. I PAY FOR A GARAGE SPACE AND HAVE HAD PEOPLE TRY TO BREAK INTO MY CAR TWICE DAMAGING MY CAR AND I HAD TO MAKE A POLICE REPORT. When I told Andy the maintenance my concerns as a mother for me and my sons safety he was very rude and dismissive and told me there’s nothing they can do about it and just told me to lock my apartment door. I am pregnant and have a son and I worry every day for the safety of my family and I. There’s a concierge desk but never have had a concierge at all. I certainly didn't think l'd be paying such an expensive rent with several expensive fees to live in a building that doesn't even have decent temperature in the hallways or amenities that we pay a lot of money for. I'd also like to add how I think it's unfair that when I was shown these apartments to consider moving into, there was a small complimentary coffee machine in the lobby and that has since been removed for months now because they switched complimentary coffee with a big machine to make residents pay for a simple cup of coffee or hot water. WHICH THAT MACHINE AS WELL NEVER WORKED ONLY THE LEASING OFFICE HAS ACCESS TO IT WITH A CARD. NICOLE THE MANAGER TOLD ME THEY ARENT REQUIRED TO HAVE ANY COMPLIMENTARY ANYTHING for residents which is obvious but it was very distasteful the way they did that and don’t care to make residents days better even with all the issues and daily inconveniences we deal with in the building. They love to say “ we take pride in building a sanctuary for our residents” WHICH IS HILARIOUSSSS BECAUSE ITS AN ABSOLUTE LIE! They just say whatever sounds good but these people absolutely DO NOT CARE HOW YOUR LIVING CONDITION IS AT ALL HERE! BARELY ANYONE LIVES IN AVENUE G AND I CAN SEE WHY! DONT MAKE THE MISTAKE I DID BY MOVING HERE! And lastly, as a mother I'm truly disappointed in this building smelling like marijuana during the times that l've taken my son to the Clubroom which we had to quickly leave because it was so cold in there my sons hands were freezing and we needed jackets. People also smoke on their balcony’s all the time here. Living in this building since September has not been fair or comfortable AT ALL and has only gotten more and more uncomfortable and unsafe which unfortunately has me having to move out for the safety of my children and I at SEVEN MONTHS PREGNANT. Having to break my lease because of all these unfair living conditions has also been beyond an absolute nightmare and the worst experience of my life. Nicole the manager has not been helpful at all or considerate, Edge Apartments literally only cares about getting the most money they can out of you with zero respect or fairness on...

Thinking about moving to Edge? We understand the stress of moving as we’ve done it our selves many of times, so here is a in depth review of this building for any prospective residents. My husband and I lived at the Edge for over 2 years, renewing our lease once in between. We moved in shortly after the building opened and witnessed the good, the bad, and some things to be aware of during our time here. We are hoping to share some of those experiences with anyone thinking about viewing this building.

The Good:
This is a beautiful building and the quality of the construction and finishes are the best in the area. We’ve viewed almost every new “luxury” building in Bayonne, and this has to be one the best in terms of finishes. The appliances are all full sized and have some great features that show they didn’t cheap out on the small things. Amenities are well kept, and despite some ongoing issues with things being out of order since we got there, for the most part everything is kept nicely and fixed rather promptly barring no outside issues.

The neighborhood is relatively quiet and convenient. You are somewhat away from the hustle of Broadway. The streets are quiet at night and feel safe.

There are some real gems on staff when we moved out. Skylar is one of the leasing agents there and is a true resident experience focused employee. She had always gone above and beyond to treat us and others with respect and lend a helping hand to address anything we brought to her. Nancy, one of the concierge staff members, is just outright amazing. Her demeanor is always so welcoming and she is a true asset to that building.

The bad: Rent is expensive for the space that you get. Apartments are rather small compared to the other buildings in the area, so where you make up in quality you loose in square footage. You are also going to be paying one of the most expensive parking fees out of all the buildings in the area. $175 for parking (less for “Compact” cars). Additionally, this operators Bozzuto, will leave you with a sense of being nickled and dimed. They find ways to charge residents in ways that feel out of touch. Your rent will increase, despite self promoted “market conditions” from leasing staff. We were paying $2,460 for their smallest one bedroom. At the time of our 2nd renewal the same lay out was going for $2,225 (+/-). When inquiring why our renewal rate was moving to $2,575 when the same layout was being rented for much less, they explained “There’s no way we can reduce your rent”. So if moving here, expect an increase every renewal. This is even if you are way above the ever fluctuating “market rate”. This was disheartening to hear that management is just there to promote their own bottom line and not create a long term home for current residents. We would have gladly stayed, but financially it didn’t make sense paying such a substantial amount over what our space was worth.

On the contrary with the great staff members, there are some real questionable personal on staff. Ashley, the property manager, can be cold and dismissive at times. While helpful, professional, and knowledgeable, those one off times left us feeling upset. The other concierge staff member, Katrice, is too glued to her phone, that a simple hello is never exchanged through the year we’ve lived there while she is working. Andrew, the maintenance manager, can be quite the stickler and come off very ill-mannered. While Andrew’s help with any maintenance issues was top notch, the overall demeanor in other situations that required our interaction was very off putting.

Overall, the value of living at the Edge is really just a matter of convenience and how much you value the amenities and finishes. The cost and other outlying issues could leave a bad taste in certain resident’s mouth. It might also be the reason the amount of churn the building witnesses, as move outs/in are...

I had the pleasure of staying at Edge Apartments in Bayonne, and I must say, it was an outstanding experience from beginning to end.

First, the apartments themselves are truly top-notch. The moment I walked into my unit, I was impressed by the spacious, modern design and high-end finishes. The layout is perfect, offering both comfort and functionality. Large windows bring in an abundance of natural light, making the entire apartment feel open and airy. The kitchen is equipped with state-of-the-art appliances, and the bathroom has luxurious fixtures. Every detail in the apartment shows the commitment to quality and comfort.

What truly sets Edge Apartments apart, however, is the exceptional staff and management team. From the moment I first contacted them for more information, I was impressed by their responsiveness, professionalism, and helpfulness. The staff at Edge Apartments is warm, friendly, and always eager to assist. Whether it was answering questions, arranging for maintenance, or offering local recommendations, the team consistently exceeded my expectations.

The management team at Edge Apartments is top-tier as well. They are incredibly organized, efficient, and transparent, ensuring that all aspects of my stay were seamless. They genuinely care about the residents and it shows in everything they do. It’s clear that they prioritize creating a positive and comfortable living environment for everyone.

In addition to the amazing apartment units, the building offers fantastic amenities, including a well-equipped fitness center, a beautiful outdoor space, and an ideal location that’s close to shops, restaurants, and public transportation. Whether you're looking for a long-term residence or a short-term stay, Edge Apartments in Bayonne has it all.

Overall, I highly recommend Edge Apartments. The combination of stunning accommodations, top-tier amenities, and a truly outstanding team of staff and management make it an easy choice for anyone looking for a premium living experience. I look forward to returning to Edge Apartments...
